AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL -CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No.determining that..a change or
s
change1n the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
PARCEL 1: The East 1320'00 feet of the South half of
the Southwest quarter of the Southwest quarter of the
Southeast quarter of Section 14, Township 4 South,
Range 11 West, in the Rancho Los Coyotes, City of
Anaheim, as shown on a map thereof recorded -in book 51,
page 11, Miscellaneous Maps, records of said Orange
County.
PARCEL 2: All that .portion of the South half of the
Southwest quarter of the Southwest quarter of the South-
east quarter of Section 14, Township 4 South, Range 11
West, San Bernardino Base and Meridian, in the City of
Anaheim, lying East of the East line of the land des-
cribed in the deed from E. E. Miles and wife, to
Severiano J. Perez, recorded February 10, 1950, in
book.1966, page 548, Official Records.
EXCEPTING THEREFROM the'East 132 feet thereof.
now .is R -A, (RESIDENTIAL AGRICULTURAL) ZONE, and that it be
changed to and incorporated in R-3, (MULTIPLE -FAMILY) ZONE
subject to the following conditions:

1. That :trash storage areas -shall be provided in
accordance with approved plans on file with the office of the.
Director of Public Works. -
2. That fire hydrants -shall be installed and charged
as required and determined to be necessary by the Chief of the
Fire Department prior to commencement of structural framing.
3. That all air conditioning facilities shall be
properly shielded from view, and the sound buffered from adja-
cent -properties.
4. That subject property shall be served by under-
ground utilities. -
5. That drainage of subject property shall be
disposed of in a manner satisfactory to the City Engineer.
6. That the owner (s.) of subject property shall
pay to the City of Anaheim the appropriate park and recrea-
tion in -lieu fees as determined to be appropriate by the City
Council, said fees to be paid at the time the building permit
is issued.
7. That completion of these reclassification pro-
ceedings is contingent upon the granting of Variance No. 2568.
S. That subject property shall be developed sub-
stantially in accordance with plans and specifications on file
with the City of Anaheim marked Exhibit No. 1, Revision No. 2;
and Revision No. 1 of Exhibit Nos. 2, 3 and 4; providing, how-
ever, that a 6 -foot high masonry wall shall be provided along
the north property line; and that said 6 -foot wall shall be
continued westerly of the -north propertyline of subject pro-
perty, to the'full width of that R-1 parcel which partially
abuts subject property at the northwest boundary, as stipulated
to by the petitioner.
9. That Conditions Nos. 1, 3, 4,, 5, 7 and 8, above
mentioned, shall be complied with prior to final building and
zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby
amended, and the property above described shall be excluded
from the zone in which it now situated, and incorporated in
and made a part of the zone or zones as above set .forth, and
said City'Zoning Map as amended is hereby adopted and the
City Engineer is herebydirected to prepare a sectional zoning
map to be added to the City Zoning Map showing the changes
hereby approved and adopted.
SECTION 3.
.--, The City Clerk shall certify to the passage of this
Ordinance and shall cause .the same .to. be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (34) days from and after
its final passage it -shall take effect and be in full force.
