AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND -THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC79-107 determining that a change or changes
in the zone or zones hereina ter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions'precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
Parcel 13, in the City of Anaheim, as shown on a map
filed in book 18, page 30 of Parcel Maps, in the Office
of the County Recorder of said Orange County,
now is "CL" COMMERCIAL, LIMITED ZONW, and that it be changed to and
incorporated in "RM -3000" MULTIPLE -FAMILY ZONE, subject to the
following conditions:
1. That sidewalks shall be installed along Vancouver Drive
as required by the City Engineer and in accordance with standard
plans and specifications on file in the office of the City
Engineer.
2. That trash storage areas shall be provided in accorlance
wit'z approved plans on file with the oEfi_ce of the Director of
Public Works.

3. That the existing trash enclosure on subject property and
used by the shopping center to the south shall be relocated on the
property to the south in a manner satisfactory to the staff of the
Streets and Sanitation Division prior to the issuance of a building
permit for the condominums.
4. That fire 'hydrants :a'ta.11 be installed and charged, as
required and determined to be necessary by the Chief of the Fire
Department, prior to commencement of structural framing.
5. That subject property shall be served by underground
utilities.
6. That a six-foot high masonry wall shall be constructed
along the west, soutzl and east property lines.
7. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
8. That the owner(s) of subject property shall pay to the
City of Anaheim the appropriate park and recreation in -lieu fees
as determined to be appropriate by the City Council, said fees to
'-)e ;,paid at the time the building permit is issued.
9. That a modified cul-de-sac shall be constructed at the
terminus of Mystic Lane :subject to the approval of the City
Engineer.
10. That the owner(s) of subject property shall pay the
traffic signal asses_3•nent .Ee (01-1inance No. 3896) , in an amount as
determined by the City Council, for each new dwelling unit prior to
the issuance of a building permit.
11. That Condition Nos. 1, 2, 5, 6, 7 and 9, above mentioned,
shall be complied with prior to final building and zoning inspec-
tions.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is ;hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adoptee.
SECTION 3.
The City Clerk shall certify to the passage off' this
Ordinance and shall cause the same to be orinted once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in 'Full force.

that the foregoing Ordinance No. 4143 was introduced at a regular meeting
of the City Council of the City of Anaheim, held on the 24th day of June,
1980, and that the same was duly passed and adopted at a regular meeting of
said City Council held on the 1st day of July, 1980, by the following vote
of the members thereof:
AYES: COUNCIL MEMBERS: Overholt, Kaywood, Bay, Roth and Seymour
NOES: COUNCIL MEMBERS: None
ABSENT: COUNCIL MEMBERS: None
AND I FURTHER CERTIFY that the Mayor of the City of Anaheim signed said
Ordinance No. 4143 on the 1st day of July, 1980.
