4166ORDINANCE NO. 4166
AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC79-153 determining that a change or changes
in the zone or zones hereina ter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions -precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
The Easterly 185 feet of Parcel 1 in the City of
Anaheim, County of Orange, State of California as
shown on a map filed in book 34, page 5 of Parcel
Maps in the office of the County Recorder of said
Orange County,
now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it be
changed to and incorporated in "RM -3000" RESIDENTIAL, MULTIPLE -
FAMILY ZONE, subject to the following conditions:
1. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Director of
Public Works.
2. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of strucrtural framing.
3. That subject property shall be served by underground
utilities.

4. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
5. In the event that subject property is to be divided for
the purpose of sale, lease, or financing, a parcel map, to record
the approved division of subject property shall be submitted to
and approved by the City of Anaheim and then be recorded in the
office of the Orange County Recorder.
6. That the owner of subject property shall pay to the City
of Anaheim the appropriate park and recreation in -lieu fees as de-
termined to be appropriate by the City Council, said fees to be
paid at the time the building permit is issued.
7. That all private streets shall be developed in accordance
with the City of Anaheim's Standard Detail No. 122 for private
streets. Plans for the private street lighting, as required by the
standard detail, shall be submitted to and approved by the Electrical
Division. Approved private street lighting plans shall then be sub-
mitted to the Building Division for inclusion with the building plans
prior to issuance of building permits.
8. That an ordinance rezoning the subject property shall in
no event become effective except upon or following the recordation
of Final Tract Map No. 10794 within the time specified in Government
Code Section 66463.5 or such further time as the advisory agency or
City Council may grant.
9. That the owners of subject property shall pay the traffic
signal assessment fee (Ordinance No. 3896) in an amount as determined
by the City Council, for each new dwelling unit prior to the issu-
ance of a building permit.
10. That the owners of subject property shall submit to and
have approved by the Planning Commission revised plans for Conditional
Use Permit No. 1193 to reflect the modified land use proposed by this
reclassification.
11. That a six (6) foot high masonry block wall shall be con-
structed along the south property line.
12. That Condition Nos. 1, 3, 4, 10 and 11, above-mentioned,
shall be complied with prior to final building and zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.

SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 30th day of Septetnber, 1980.
