4201ORDINANCE NO. 4201
AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC80-23 determining that a change or changes
in the zone or zones hereina ter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions -precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
PARCEL 1:
That portion of Lot 40 of Anaheim Extension, as shown
on a Map or Survey by William Hamel, December 1868,
filed in the office of the County Recorder of Los
Angeles County, California, a copy of which is shown
in book 3, page 163, and following, entitled "Los
Angeles County Maps", in the office of the County
Recorder of Orange County, California, described as
follows:
Beginning at the Southeast corner of the land described
in deed to the Anaheim School District of Orange County,
recorded January 24, 1950 in book 1957, page 518,
Official Records, being a point on the Southerly line
of the land described in deed to Erwin H. W. Kersten,
and wife, recorded June 4, 1948 in book 1647, page 173,
Official Records, South 74° 41` 40" West 355.09 feet
measured along said line and. its Easterly prolongation
from the monumented center line of Palm Avenue; thence
North 150 21' 00" West 215.20 feet parallel with the

center line of North Citron Street along the Easterly
line of said land described in deed to the Anaheim
School District of Orange County to the Northeast cor-
ner thereof and the true point of beginning; thence
South 82° 35' 40" West 100.00 feet along the Northerly
line thereof; thence North 15° 21' 00" t7est to the
center line of West La Palma Avenue, as shown on said
map of Anaheim Extension; thence North 89° 39' 51}" East
along said center line to the Northerly prolongation of
the said Easterly line; thence South 15° 21' 00" West
103.42 feet aloncy said prolongation and Easterly line
to the true point of beginning.
PARCEL 2:
That portion of Lot 40 of Anaheim Extension, as shown
on a Map of Survey by William Hamel, December 1368,
filed in the office of the Countv Recorder of Los Angeles
County, California, a copy of which is shown in book 3,
page 163 and following, entitled "Los Angeles County
Maps", in the office of the County Recorder of Ofange
County, California, described as follows:
Beginning at the Southeast corner of the land de-
scribed in deed to the Anaheim School District of
Orange County, recorded January 24, 1950, in book
1957, page 518 of Official Records, being a point
on the Southerly line of the land described in deed
to Erwin H. W. Kersten, and wife, recorded June 4,
1948 in book 1647, Dage 173 of Official Records,
South 74° 41' 40" West 355.09 feet measured along
said line and its Easterly prolongation from the
monumented center line of Palm Avenue; thence North
15° 21' 00" West 215.20 feet parallel. with the center
line of North Citron Street along the Easterly line
of said land described in deed to the Anaheim School

West to the center line of West La Palma Avenue as
shown on said map of Anaheim Extension; thence South.
89° 39' 50" West along said center line to the North-
erly prolongation of the Westerly line of said Anaheim
School District land; thence South 15° 2.1' 00" East
160.01 feet to the Northwest corner thereof; thence
North 820 35' 40" East 148.14 feet to the true point of
beginning.

on a ?'dap of Survey by William Hamel, December 1368,
filed in the office of the County Recorder of Los Angeles
County, California, a copy of which is shown in book 3,
page 163 and following, entitled "Los Anneles County Mans",
3n the office of the Cointy Recorder_ of Orange Countv,
described as follows:
Beginning at the Southeast corner of the land described
in deed to the Anaheim School District of Orange Coimty,
recorded January 24, 1950 in book 1957, page 518 of
Official Records of said Orange County, being a point in
the Southerlv line of the land described in deed to Erwin
N. W. Kersten., and wife, recorded June 4, 1948 in boot;
1647, page 173 of said. Official Records, distant South 74°
41' 40" West 355.09 feet measured along said line and its
Easterly prolongation from the monumented centerline of
Palm Avenue; thence North 1.5° 21' 00" West 215.20 feet,
parallel with the centerline of 'North Citron Street, along
the Easterly line of said land described in deed to the
Anaheim. School. District of) kange Countv to the Northeast
corner thereof; thence South. 82° 35' 40" West 100.00 feet
along the Northerly line of said last mentioned land to the
True Point of Beginning; thence continuing along said
Northerly line South 82° 35' 40" West 100.00 feet; thence
North 15° 2.1' 00" West to the centerline of West La Palma.
Avenue as shown on said. Map of Anaheim Extension; thence
North 89° 39' 50" Fast along said centerline to a line that
bears North 15° 21' 00" West from. the True Point of Begin-
ning; thence along said line to the True point of Beginning,
now is "CIN COMMERCIAL, LIMITED ZONE and that it be changed to
and incorporated in "RV -1200" RESIDPYTIAL, MULTIPLF-E VILY 7,ONYP
subject to the following conditions:
1. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Executive
Director of Public Works.
2. That subject property shall be served by underground
utilities.
3. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
. 4. That the owner of subject property shall pay to the City
of Anaheim the appropriate nark and recreation in -lieu fees as
determined to be appropriate by the City Council, said fees to be
paid at the time the building permit is issued.

5. That the owner of subject nronerty shall_ nay the traffic
signal assessment fee (Ordinance No. 3896) in an amount as deter-
mined by the City Council, for each new dwelling unit prior to the
issuance of a building permit.
6. That a six-foot high masonry wall shall be constructed
along the south and west property lines.
7. That subject Property shall be developed substantially
in accordance with plans and specifications on. file with the City
of. Anaheim. marked Exhibit Nos. 1 through 3,
8. That Condition Nos. 10 2, 3, 6 and 7, above-mentioned,
shall be complied with prior to final building; and zoning inspec-
tions.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in. which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning* Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning; map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed, once within
fifteen (15) days after its adoption in the Anaheim. Bulletin,
a newspaper of general circulation, printed, published) and cir-
culated in said City, and. thirty (30) days from and after its
final passage, it shall take effect and be in full force.
