All ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC81-75 determining that a change or changes
in the zone or zones herei.na ter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions'precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
That portion of the East 20 acres of the Northeast
quarter of Section 28, Township 4 South, Range 10
West, in the Rancho Las Bolsas, as shown on a map
recorded in Book 31, Page 10 of Miscellaneous Maps,
records of Orange County, California, described as
follows:
Commencing at a point on the Easterly line of Tract
No. 3240, as shown on a map recorded in Book 113,
Pages 1 to 3 inclusive of Miscellaneous Maps, rec-
ords of Orange County, California, distant North 0
degrees 55' 30" West 817.67 feet from the Southeast
corner of said Tract No. 3240, being a point on a
curve in the Easterly line of land described as Parcel
No. C3-904 in a Final Order of Condemnation, a certi-
fied copy of which was recorded May 8, 1959, in Book
4706, Page 575 of Official Records, concave Westerly
having a radius of 1225.00 feet, a radial line through
said point bears South 74 degrees 29' 55" East thence
Northerly along said curve through a central angle of

10 degrees 47' 04" a distance of 230.57 feet to the
true point of beginning; thence leaving said Easterly
line North 89 degrees 12' 43" East 617.41 feet to the
Easterly line of the Northwest quarter of said Section
- 28, thence North 0 degrees 55' 10" West along said
Easterly line a distance of 275.83 feet to the North-
east corner of said Northwest quarter; thence South 89
degrees 13' 30" West along the Northerly line of said
Northwest quarter, a distance of 611.50 feet to said
Easterly line of the land of the Orange County Flood
Control District; thence South 0 degrees 55' 30" East
along said Easterly line 155.53 feet to the beginning
of said tangent curve, having a radius of 1225.00 feet,
thence Southwesterly along said curve through a central
angle of 5 degrees 36' 31" an arc distance of 120.63
feet to the true point of beginning,
now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it be
changed to and incorporated in "RM -3000" RESIDENTIAL, MULTIPLE -
FAMILY ZONE, subject to the following conditions:
1. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Executive
Director of Public Works.
2. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
3. That subject property shall be served by underground
utilities.
4. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
5. That the owners of subject property shall pay to the City
of Anaheim the appropriate park and recreation in -lieu fees as
determined to be appropriate by the City Council, said fees to be
paid at the time the building permit is issued.
6. That all private streets shall be developed in accordance
with the City of Anaheim's Standard Detail No. 122 for private
streets, including installation of street name signs. Plans for
the private street lighting, as required by the standard detail,
shall be submitted to the Building Division for approval and inclu-
sion with the building plans prior to the issuance of building
permits. (Private streets are those which provide primary access
and/or circulation within the project.)
7. That an ordinance rezoning the subject property shall in
no event become effective except upon or .following the recordation
of Final Tract Map No. 11466 within the time specified in Government
Code Section 66463.5 or such further time as the advisory agency or
City Council may grant.

8. That the owners of subject property shall pay the traffic
signal assessment fee (Ordinance No. 3896) in an amount as determined
by the City Council, for each new dwelling unit prior to the issuance
of a building permit.
9. That appropriate water assessment fees as determined by
the Office of Utilities General Manager shall be paid to the City
of Anaheim prior to the issuance of a building permit.
10. That subject property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos. 1 through 5.
11. That Condition Tilos. 1, 3, 4, 6 and 10, above-mentioned,
shall be complied with prior to final building and zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 4th day of August, 1981.
