AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. _ 0 determining that a change or changes
in the zone or zones hereinafter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
Parcel 4, Parcel Map 109/12 as shown on a map filed
in Book 109, at Page 12 of Parcel Maps, records of
Orange County,
be changed to "CO" COMMERCIAL, OFFICE AND PROFESSIONAL ZONE,
subject to the following conditions:
1. That a modified cul-de-sac shall be provided at the
terminus of Academy Avenue subject to the approval of the City
Engineer.
2. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Executive Director
of Public Works.
3. That fire hydrants shall be installed and charged as re-
quired and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
4. That subject property shall be served by underground
utilities.

5. That a six-foot high masonry wall shall be constructed
along the east, north and south property lines.
6. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
7. That the owner(s) of subject property shall pay the
traffic signal assessment fee (Ordinance No. 3896) in an amount
as determined by the City Council, .for commercial buildings prior
to the issuance of a building permit.
8. That appropriate water assessment fees as determined by
the Office of Utilities General Manager shall be paid to the City
of Anaheim prior to the issuance of a building permit.
9. That subject property shall be developed substantially
in accordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos. 1 through 4.
10. That any parking area lighting shall be down -lighting with
a maximum height of 12 feet, which lighting shall be directed away
from the east property line to protect the residential integrity of
the area.
11. That Condition Nos. 1, 2, 4, 5, 6, 9, and 10, above-
mentioned, shall be complied with prior to final building and zoning
inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from. and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 10 h day of November, 1931.
