AN ORDINANCE OF THE CITY OF ANAHEIM ADDING
NEW SUBSECTIONS .015, .016, AND .017 TO
SECTION 18.04.045 OF CHAPTER 18.04 AND AMEND-
ING SECTION 18.41.063 OF CHAPTER 18.41 OF
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS
FOLLOWS:
SECTION 1.
That new subsections .015, .016 and .017 be, and the
same are hereby, added to Section 18.04.045 of Chapter 18.04 of
Title 18 of the Anaheim Municipal Code to read as follows:
".015 Anaheim Boulevard from Pacifico Avenue
to Orangewood Avenue, a setback of fifty feet with not
less than ten feet thereof fully landscaped and paral-
lel with and adjacent to the front property line with
the remainder of the required setback area used for
parking and/or vehicular circulation; or, at the option
of the developer, a setback of thirty-five feet, fully
landscaped.
.016 Orangewood Avenue from the Santa Ana
Freeway to State College Boulevard, a setback of fifty
feet with not less than ten feet thereof fully land-
scaped and parallel with and adjacent to the front
property line with the remainder of the required set-
back area used for parking and/or vehicular circulation;
or, at the option of the developer, a setback of thirty-
five feet, fully landscaped.
.017 State College Boulevard from Pacifico
Avenue to Orangewood Avenue, a setback of fifty feet
with not less than ten feet thereof fully landscaped
and parallel with and adjacent to the front property
line with the remainder of the required setback area
used for parking and/or vehicular circulation; or, at
the option of the developer, a setback of thirty-five
feet, fully landscaped."
SECTION 2.
That Section 18.41.063 of
the Anaheim Municipal Code be, and
read as follows:

Chapter 18.41 of Title 18 of
the same is hereby, amended to
"18.41.063 STRUCTURAL SETBACK AND YARD REQUIREMENTS.
Every building hereafter erected in this
zone, or structurally altered to an extent exceeding
fifty percent of its present value, shall be provided
with open yards and setbacks extending across full width
of the property, excepting as otherwise required in
Section 18.04.045 "Required Setbacks in Special Areas"
or in such overlay zones as such site may be located in,
as provided herein:
.010 Abutting any arterial highway; a ground
floor setback area of not less than ten (10) .feet in
depth as measured from the planned highway right-of-way
line as designated on the Circulation Element of the
General Plan.
.020 Abutting any local street; a ground floor
setback of not less than five (5) feet as measured from
the planned right-of-way line as designed on Plan 1000,
"STANDARD DETAILS FOR STREET IMPROVEMENTS."
.030 Abutting any interior site boundary lines;
the setback shall be not less than ten (10) .feet except
as follows:
.031 For any building over three (3) stories in
height, the setback area shall be increased two (2) feet
in width for each story by which the building exceeds
three (3) stories in height; provided, however, that in
order to encourage a varied and interesting arrangement
of buildings and to provide for a more flexible and de-
sirable relationship between buildings, the yard provi-
sions for buildings over three (3) stories in height may
be reduced according to the angle of the building in rela-
tion to the interior lot line as follows:
.032 Abutting any alley a setback of not less
than ten (10) feet; provided, however, that one-half
(1/2) the width of said alley may be applied in measuring
the setback.

.040 Required Improvement of Setback Areas.
Except where otherwise provided, all setback areas shall
be landscaped with lawn, trees, shrubs or other plant
materials and shall be permanently maintained in a neat
and orderly manner as a condition of use. Required land-
scaping shall be subject to the approval of the
Development Review Committee."
SECTION 3.
The City Clerk shall certify to the passage of this or-
dinance and shall cause the same to be printed once within fifteen
(15) days after its adoption in the Anaheim Bulletin, a newspaper
of general circulation, printed, published and circulated in said
City, and thirty (30) days from and after its final passage, it
shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this .22ny an of December, 1981.
