A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No, 66 67 29 to consider an amendment to Title 18
of the Anaheim Municipal Code relating to zoning, and to
sider a change in the boundaries of the zone or zones hereinafter
mentioned and described, and at said hearing did receive evidence
and reports from persons interested therein and from its staff;
and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a summary of the evi-
dence presented at said hearing, and a recommendation that a
certain zone or zones be changed as more particularly set forth
in said resolution; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings, and recommendation of the City
Planning Commission, the City Council did fix the 22nd day
of November 19 66 as the time and the City Council
Chambers in the City Hall of the City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said prop-
erty, hereinafter described, from the zone or zones in which it
is now situated, and the incorporation thereof in the zone or
zones set forth in said proposed amendment; and did give notice
thereof in the manner and form as provided in said Title 18 of
the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hear-
ing, and did give all persons interested therein an opportunity
to be heard, and did receive evidence and reports, and did
thereupon consider the summary of evidence presented at said
public hearing before the Planning Commission, its report of
findings, and recommendation; and
WHEREAS, the City Council does find and determine
that the amendment to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth.
NOW THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit.

PORTION 1:
Parcel 1:
The northwest quarter of the northwest quarter of the
northeast quarter of section 23, Township 4 South, Range
11 West, in the Rancho Los Coyotes, as per map recorded
in Book 51, page 11 of Miscellaneous Maps, in the office
of the County Recorder of said Orange County. EXCEPT
the North 396.00 feet thereof. ALSO EXCEPT the East
247.50 feet thereof. ALSO EXCEPT the East 50.00 feet of
the West 380.00 feet of the North 484.00 feet thereof.
ALSO EXCEPT the lest 330.00 feet thereof.
Parcel 2:
The West 330 feet of the northwest quarter of the north-
west quarter of the northeast quarter of Section 23,
Township 4 South, Range 11 West, as shown on a map re-
corded in Book 51, page 11 of Miscellaneous Maps, records
of Orange County. EXCEPTING therefrom the North 572.00
feet. ALSO excepting the West 180 feet.
Parcel 3:
The South 83 feet of the North 572 feet of the West 330
feet of the northwest quarter of the southwest quarter of
the northeast quarter of Section 23, in Township 4 South,
_ange 11 West, in tie Rancho Los Coyotes, as per map re-
corded in Book 51, page 11, liscellaneous Maps, in the
office of the County Recorder of said Orange County.
Parcel 4:
The West 180 feet of the northwest quarter of the north--
west quarter of the northeast quarter of Section 23,
Township 4 South, Range 11 West, in the Rancho Los Coyotes,
as shown on a map recorded in Book 51, page 11 of liscel-
laneous =daps, in the office of the County Recorder of
said Orange County. EXCEPTING the North 572.00 feet
thereof.
PORTION 2:
Parcel 1:
The East 82.5 feet of the East 165 feet of the northwest
quarter of the northwest quarter of the northeast quarter
of Section 23, in Township 4 South, Range 11 West, in the
Rancho Los Coyotes, as said section is shown on a map re-
corded in Book 51, page 11, of Miscellaneous Maps, in the
office of the County Recorder of said Orange County.
EXCEPT the North 396 feet thereof.
Parcel 2:
The East 165 feet of the northwest quarter of the north-
west quarter of the northeast quarter of Section 23, in
Township 4 South, Range 11 West, in the Rancho Los Coyotes,
as said Section is shown on a map recorded in Book 51,
page 11 of Miscellaneous Maps, in the office of the County
Recorder of said Orange County. EXCEPT the North 396 feet
thereof. ALSO EXCEPT the East 82.5 feet thereof.
PORTION 3:
The East 96.00 feet of the West 426.00 feet of the North
396.00 feet of the northwest quarter of the northwest quarter
of the northeast quarter of Section 23, Township 4 South,
Range 11 West, of the San Bernardino Base and Meridian.
be changed from R -A, AGRICULTURAL ZONE to the following zones,
upon the conditions hereinafter set forth.
That Portions 1 and 2 hereinabove described
shall be changed from R -A, AGRICULTURAL ZONE to
R -2, IULTIPLE- FAMILY RESIDENTIAL ZONE; and
That Portion 3 hereinabove described shall be
changed to R -3, MULTIPLE- FAMILY RESIDENTIAL
ZONE.
That Portion 1 hereinabove described shall be changed
to R -2, Multiple- Family Residential Zone upon the following
conditions:
1. That the owners of subject property shall deed to the
City of Anaheim a strip of land 45 feet in width, from
the center line of the street, along Western Avenue,
for street widening purposes.
2. (a) That all engineering requirements of the City of
Anaheim along Western Avenue, including preparation
of improvement plans and installation of all improve-
ments, such as curbs and gutters, sidewalks, street
grading and paving, drainage facilities, or other
appurtenant work shall be complied with as required
by the City Engineer and in accordance with standard
plans and specifications on file in the Office of the
City Engineer; and (b) that a bond in an amount and
form satisfactory to the City of Anaheim shall be
posted with the City to guarantee the installation of
said engineering requirements.
3. That the owners of subject property shall pay to the
City of Anaheim the sum of $2.00 per front foot, along
Western Avenue and Lanerose Drive.
4. That the owners of subject property shall pay to the
City of Anaheim the sum of 15 per front foot along
the northerly 88 feet, more or less, of Western Ave-
nue and along Lanerose Drive, for tree planting
purposes.
5. That all air conditioning facilities shall be properly
shielded from view, and the sound buffered from adjacent
residential domes, prior to final building and zoning
inspections.
6. That the owners of subject property shall pay to the
City of Anaheim the sure of $25.00 per dwelling unit,
to be used for park and recreation purposes, said amount
to be paid at the time the :wilding permit is issued.
7. That Conditions Nos. 1, 2(b), 3 and 4 abovenentioned
shall be complied with within a period of 180 days from
date hereof, or such further time as the City Council
may grant.
That Portion 2 hereinabove described shall be changed
to R-2, Multiple- Family Residential Zone upon the following
conditions:
1. That the owners of subject property shall pay to
the City of Anaheim the sum of $2.00 per front foot,
along Lanerose Drive for street lighting purposes.
2. That the owners of subject property shall pay to the
City of Anaheim the sum of 15 per front foot along
Lanerose Drive for tree planting purposes.
3. That all air conditioning facilities shall be properly
shielded from view, and the sound buffered from
adjacent residential homes, prior to final building
and zoning inspections.
4. That the owners of subject property shall pay to the
City of Anaheim the sum of $25.00 per dwelling unit,
to be used for park and recreation purposes, said
amount to be paid at the time the building permit is
issued.
5. That Conditions Nos. 1 and 2 abovementioned shall be
complied with within a period of 180 days from date
hereof, or such further time as the City Council may
grant.

BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by me
