A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. 66 -67 -28 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning, and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the pro-
posed amendment be adopted by the City Council and that a
certain zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City
Planning Commission the City Council did fix the 25th day
of October 19 66 as the time, and the City Council
Chambers in the City kali of the City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said
property, hereinafter described, from the zone or zones in
which it is now situated and the incorporation thereof in the
zone or zones hereinafter set forth, and did give notice there-
of in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public
hearing and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consider the summary of evidence presented at
said public hearing before the Planning Commission, its report
of findings and recommendation; and
WHEREAS, the City Council does find and determine
that the amendment to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth.
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County
of Orange, State of California, to wit:
66 -67 -28
The South 50.00 feet of the East 253.00 feet of that
portion of the North 15 acres of the East half of the
Southeast quarter of the Southeast quarter of Section 12,
Township 4 South, Range 11 West, in the Rancho Los Coyotes,
as per map recorded in Book 51, page 11 of Miscellaneous
Maps, in the office of the County Recorder of said
County, described as follows:
Beginning at a point on the East line of said Section,
North 0 13' 47" West 328.29 feet from the Southeast
corner of said Section, said point being the Northeast
corner of the South 5 acres of said East half as shown
on a Map filed in Book 37, page 24 of Record of Surveys,
in the office of the County Recorder of said County;
thence South 89° 40' 43" West 512.54 feet along the
North line of said South 5 acres to the beginning of a
nontangent curve concave Southeasterly and having a radius
of 969.50 feet a radial line from said point bearing
South 57° 52' 33" East; thence Northeasterly 304.69 feet
along said curve to a line tangent; thence North 50° 07' 50"
East 336.40 feet along said tangent line to a line parallel
with and 53.00 feet Westerly from the East line of said
Section; thence North 0° 13' 47" West 39.61 feet along
said parallel line; thence North 50° 07' 50" East 68.82
feet to the East line of said Section; thence
South 0° 13' 47" East 525.06 feet to the point of beginning.
EXCEPT that portion thereof within Magnolia Avenue.
be excluded from R -A, AGRICULTURAL ZONE, and incorporated in
C -1, GENERAL COMMERCIAL ZONE, upon the following conditions:
1. (a) That all engineering requirements of the City of
Anaheim along Magnolia Avenue, including prepara-
tion of improvement plans and installation of
all improvements, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities, or
other appurtenant work shall be complied with as
required by the City Engineer and in accordance with
standard plans and specifications on file in the
Office of the City Engineer; and (b) that a bond in
an amount and form satisfactory to the City of Anaheim
shall be posted with the City to guarantee the instal-
lation of said engineering requirements.
2. That the owner of subject property shall pay to the
City of Anaheim the sum of $2.00 per front foot,
along Magnolia Avenue, for street lighting purposes.
3. That the owner of subject property shall pay to the
City of Anaheim the sum of 15 per front foot,
along Magnolia Avenue, for tree planting purposes.
4. That if parking is to be provided on a parcel of
real property other than the property described
herein, the owner of the property described herein
shall provide proof that a parcel of real property
in close proximity to the property described herein
has been reserved for parking. Any such provision
shall be evidenced by a written document, approved

as to form by the City Council, binding the owner,
his heirs, successors and assigns, and after
approval by the City Council, said document shall
be recorded in the Office of the County Recorder
of Orange County.
5. That all air conditioning facilities shall
be properly shielded from view from abutting
streets, prior to final building inspection.
6. That subject property shall be developed substan-
tially in accordance with plans and specifications
on file with the City of Anaheim, marked Exhibits
Nos. 1, 2 and 3.
That Conditions Nos. 1(b), 2, 3 and 4 above
mentioned shall be complied with within a period
of 180 days from date hereof, or such further time
as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
eby authorized' and directed to prepare and submit to
Council an ordinance amending Title 18 of the Anaheim
Code to accomplish the objects herein found and deter
be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by me
