AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. 81- 55 determining that a change or changes
in the zone or zones hereinafter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
1,1HEREAS, certain conditions and requirements were made as
conditions -precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to

be changed to "ML" INDUSTRIAL, LIMITED ZONE, subject to the following
conditions:
I. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Executive Director
of Public Works.
2. That fire hydrants shall be installed and charged as re-
quired and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
3. That subject property shall be served by underground
utilities.
4. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer.
5. That the alignment and terminal point of storm drains
shown on Exhibit No. 1 shall not be considered final. These drains
shall be subject to precise design considerations and approval of
the City Engineer.
6. That the owner of subject property shall pay appropriate
drainage assessment fees to the City of Anaheim as determined by
the City Engineer prior to issuance of a building permit.
7. That the owner of subject property shall pay a traffic
signal assessment in an amount of $43,000 for his proportional share
of the traffic signal prior to issuance of a building permit. If
the cost increases, the owner may be required to pay an increased
proportional share.
8. That appropriate water assessment fees as determined by
the Office of Utilities General Manager shall be paid to the City
of Anaheim prior to the issuance of a building permit.
9. That fire sprinklers shall be installed in the basement
of the buildings as required by the Chief of the Fire Department.
10. That a six-foot (6') high masonry block wall shall be con-
structed along the south property lines.
11. That development of subject property shall be contingent
upon obtaining all necessary right-of-way clearances and signal modi-
fications from the State of California Department of Transportation
to insure adequate and proper access to and from said property,
and that all costs pertaining to subject modifications shall e
borne by the property owner.

12. That subject property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos. 1 through 7.
13. That Condition Nos. 1, 3, 4, 5, 9, 10 and 12, above-
mentioned, shall be complied with prior to final building and zoning
inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 18th day of May, 1982.
