4351ORDINANCE NO. 4151
AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC81-224 determining that a change or changes
in the zone or zones hereina ter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions -precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
That portion of the Northeast quarter of the Southwest
quarter of Section 12 in Township 4 South, Range 10
West, San Bernardino Base and Meridian, in the Rancho
San Juan Cajon de Santa Ana, in the City of Anaheim,
bounded and described as follows: Beginning at a point
in the Southerly line of the Northeast quarter of the
Southwest quarter of said Section 12 distant thereon
316 feet Easterly from the Southwest corner of the North-
east quarter of the Southwest quarter of said section,
and running thence Easterly along said Southerly line
345.08 feet, more or less, to the Southeast corner of the
Southwest quarter of the Northeast quarter of the South-
west quarter of said Section 12, said point being the
Southeast corner of the most Southerly tract of land
conveyed to Joseph P. Mayhew by deed dated November 9,
1907 and recorded in book 149, page 208, Deeds, .records
of said Orange County; thence Northerly along the East-
erly line of the land conveyed to Mayhew by said deed,
932.94 feet, more or less, to a bolt in the Anaheim -
Olive Road at the Northeast corner of said land conveyed
to Mayhew; thence Northwesterly, along the Northerly
line of the land described in said deed to Mayhew, 351.16

feet, more or less, to a nail set in the pavement, which
is distant 321.82 feet Southeasterly, measured along said
Northerly line, from the Northwest corner of said land
conveyed to Mayhew; thence Southerly 100.1.34, more or less,
to the point of beginning.
be changed to "RM -1200" RESIDENTIAL, MULTIPLE -FAMILY ZONE, subject
to the following conditions:
I. That sidewalks shall be installed along Lincoln Avenue
as required by the City Engineer and in accordance with standard
plans and specifications on file in the Office of the City Engineer.
2. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Executive Director
of Public Works.
3. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
4. That subject property shall be served by underground
utilities.
5. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer.
6. That the owner of subject property shall pay to the City of
Anaheim the appropriate park and recreation in -lieu fees as deter-
mined to be appropriate by the City Council, said fees to be paid at
the time the building permit is issued.
7. That a modified cul-de-sac shall be provided at the terminus
of Peregrine Street subject to the approval of the City Engineer.
8. That the owner(s) of subject property shall pay the traffic
signal assessment fee (Ordinance No. 3896) in an amount as determined
by the City Council, for each new dwelling unit prior to the issuance
of a building permit.
9. That the developer shall purchase the one foot lot at the
west of subject property prior to issuance of a building permit.
10. That appropriate water assessment fees as determined by
the Office of Utilities General Manager shall be paid to the City of
Anaheim prior to the issuance of a building permit.
11. That a 6 -foot high block wall (as measured from the highest
adjacent grade) shall be constructed adjacent to the south property
line and the southern half of the east property line.
12. Prior to issuance of building permits, the applicant shall
present evidence satisfactory to the Chief Building Inspector that
the proposed project is in conformance with Council Policy No. 542,
Sound Attenuation in Residential Projects.

13. That subject property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Revision No. 2 of Exhibit Nos. 1 through 3.
14. That Condition Nos. 1, 2, 4, 5, 7, 11 and 13, above-
mentioned, shall be complied with prior to final building and
zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by
the City Council of the City of Anaheim this 27th day of July,
1982.
