All ORDI14AITCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC82-153 determining that a change or changes
in the zone or zones hereinafter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
PARCEL 2 AS SHOWN ON A MAP FILED IN BOOK 110, PAGES 12 AND
13 OF PARCEL MAPS, IN THE OFFICE OF THE COUNTY RECORDER OF
SAID COUNTY,
be changed to "CL(SC)" COMMERCIAL, LIMITED (SCENIC CORRIDOR OVERLAY)
ZONE, subject to the following conditions:
1. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Executive
Director of Public Works; said trash area locations to be approved
by the Public Works and Planning Departments.

2. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
3. That subject property shall be served by underground
utilities.
4. That sidewalks shall be installed along Avenida Margarita
as required by the City Engineer and in accordance with standard
plans and specifications on file in the office of the City Engineer.
5. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer.
6. That reasonable landscaping, including irrigation
facilities shall be installed in the unimproved portion of the south
side of the Santa Ana Canyon Road right-of-way and in the median of
Santa Ana Canyon Road in accordance with the requirements of the
Superintendent of Parkway Maintenance. Following installation and
acceptance, the City of Anaheim shall assume the responsibility for
maintenance of said landscaping.
7. That the City Council reserves the right to delete or
amend the assumption of landscape maintenance in the event Council
policy changes.
8. That the owner of subject property shall pay the traffic
signal assessment fee (Ordinance No. 3896), in an amount as
determined by the City Council, for commercial buildings prior to
the issuance of a building permit.
9. That appropriate water assessment fees as determined by
the Office of Utilities General Manager shall be paid to the City of
Anaheim prior to the issuance of a building permit.
10. That the proposed structures shall be provided with fire
sprinklers as approved by the City of Anaheim Fire Department.
11. That the existing on-site sewer easement shall be
realigned to provide access for the Street Maintenance and
Sanitation Department through the proposed parking area.
12. That any proposed retaining walls shall be located a
minimum of four (4) feet from the outside edge of sewer manholes.
13. That the southerly driveway on Avenida Margarita shall be
limited to vehicular ingress only and shall be so designed to
prevent vehicles from exiting the site at this location.
14. That a continuous double left -turn lane and raised
pavement markers shall be installed by the developer on Avenida
Margarita in accordance with the recommendation of the City Traffic
Engineer.

15. That subject property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos. 1 through 6.
16. That Condition Nos. 1, 3, 4, 5, 6, 10, 11, 12, 13, 14 and
15, above-mentioned, shall be complied with prior to final building
and zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from the
zone in which it is now situated and incorporated in and made a part
of the zone or zones as above set forth, and said City Zoning Map,
as amended, is hereby adopted and the City Engineer is hereby
directed to prepare a sectional zoning map to be added to the City
Zoning Map showing the changes hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within fifteen
(15) days after its adoption in the Anaheim Bulletin, a newspaper of
general circulation, printed, published and circulated in said City,
and thirty (30) days from and after its final passage, it shall take
effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 9th day of November, 1982.
