AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC83-2 determining that a change or changes in the zone or
zones hereinafter mentioned and described should be made as
hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating to
Zoning be, and the same is hereby, amended by changing the bound-
aries of the zones set forth in said Title 18 by adopting a sec-
tional zoning map or maps showing such change or changes as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
PARCEL 1: THAT PORTION OF LOT 27 of "ANAHEIM
EXTENSION', AS SHOWN ON A MAP BY WILLIAM HAMEL IN 1868
AND FILED IN THE OFFICE OF THE COUNTY RECORDER OF LOS
ANGELES COUNTY, CALIFORNIA DESCRIBED AS FOLLOWS:
BEGINNING AT A POINT IN THE CENTER LINE OF VERMONT
AVENUE DISTANT THEREON 762.09 FEET NORTHEASTERLY FROM
ITS INTERSECTIONS WITH THE CENTER LINE OF PALM STREET,
AS SHOWN ON A MAP FILED IN BOOK 11 PAGE 44 OF RECORD OF
SURVEYS IN THE OFFICE OF THE COUNTY RECORD OF SURVEYS IN
THE OFFICE OF THE COUNTY RECORDER OF ORANGE COUNTY,
CALIFORNIA; THENCE SOUTH 14° 26' 00" EAST ALONG THE
EASTERLY LINE OF LAND DESCRIBED IN CERTIFICATE OF TITLE
NO. 7725 AND ITS NORTHERLY PROLONGATION A DISTANCE OF
157.00 FEET; THENCE SOUTH 75° 28' 00" WEST 40.00 FEET;
THENCE NORTH 140 26' 00" WEST 157.00 FEET ALONG THE
EASTERLY LINE OF LAND DESCRIBED IN CERTIFICATE OF TITLE
NO. 13,618 AND ITS SOUTHERLY PROLONGATION TO THE CENTER
LINE OF SAID VERMONT AVENUE; THENCE NORTHERLY 750 28'
00" EAST 40.00 FEET TO THE POINT OF BEGINNING,
be changed to "RM -1200" RESIDENTIAL, MULTIPLE -FAMILY ZONE, subject
to the following conditions:

1. That sidewalks shall be installed along Vermont Avenue
as required by the City Engineer and in accordance with standard
plans and specifications on file in the office of the City
Engineer.
2. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
3. That the owner of subject property shall pay to the
City of Anaheim the appropriate park and recreation in -lieu fees
as determined to be appropriate by the City Council, said fees to
be paid at the time the building permit is issued.
4. That trash storage areas shall be provided in
accordance with approved plans on file with the Office of the
Executive Director of Public Works.
5. That subject property shall be served by underground
utilities.
6. That the owner(s) of subject property shall pay the
traffic signal assessment fee (Ordinance No. 3896), in an amount
as determined by the City Council, for each new dwelling unit
prior to the issuance of a building permit.
7. That appropriate water assessment fees as determined by
the Office of Utilities General Manager shall be paid to the City
of Anaheim prior to the issuance of a building permit.
8. That subject property shall be developed substantially
in accordance with plans and specifications on file with the City
of Anaheim marked Revision No. 2 of Exhibit Nos. 1 through 2;
provided, however, that a six-foot high block wall shall be
constructed along the easterly property line from the south
property line northerly to a point located 20 feet from the north
property line (the landscaped area).
9. That Condition Nos. 1, 2, 4, 5 and 8, above-mentioned,
shall be complied with prior to final building and zoning
inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer is
hereeby directed to prepare a sectional zoning map to be added to
the City Zoning Map showing the changes hereby approved and
adopted.

SECTION 3. CERTIFICATION
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within fif-
teen (15) days after its adoption in the Anaheim Bulletin, a
newspaper of general circulation, printed, published and circula-
ted in said City, and thirty (30) days from and after its final
passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 15th day of March, 1983.
