AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its
Resolution No. PC81-78 determining that a change or changes in the
zone or zones hereinafter mentioned and described should be made
as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating to
Zoning be, and the same is hereby, amended by changing the bound-
aries of the zones set forth in said Title 18 by adopting a sec-
tional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit.
PARCEL 1: That portion of Lot 27, Anaheim Extension as
shown on a map of survey made by William Hamel in 1868
and filed in the office of the County Recorder of Los
Angeles County, California, described as follows:
Beginning at a point in the center line of Vermont
Avenue, distant thereon 162.09 feet Northeasterly from
its intersection with the center line of Palm Street;
running thence Northeasterly along said center line of
Vermont Avenue, 300 feet; thence Southeasterly parallel
with the Easterly line of the parcel of land described
in Certificate of Title No. 7725, in the office of the
Registrar of Land Titles of Orange County, California,
and the extensions of said line, 257 feet; thence
Southwesterly parallel with the center line of Vermont
Avenue, 300 feet; thence Northwesterly parallel with
the Easterly line of the parcel of land described in
said Certificate of Title No. 7725, and the extensions
of said line, 257 feet to the point of beginning,
be changed to "CL" COMMERCIAL, LIMITED ZONE, subject to the follow-
ing conditions:

1. That sidewalks shall be installed along Vermont Avenue
as required by the City Engineer and in accordance with standard
plans and specifications on file in the Office of the City Engineer.
2. That the existing structure shall be brought up to the
minimum standards of the City of Anaheim, including the uniform
Building, Plumbing, Electrical, Mechanical and Fire Codes as
adopted by the City of Anaheim.
3. That the owner of subject property shall pay the traffic
signal assessment fee (Ordinance No. 3896) in an amount as
determined by the City Council, for commercial buildings prior to
the issuance of a building permit to convert this residence for
commercial use.
4. That the existing driveway shall be removed and replaced
with a standard curb, gutter and sidewalk.
5. That appropriate water assessment fees as determined by
the Office of Utilities General Manager shall be paid to the City
of Anaheim prior to the issuance of a building permit.
6. That subject property shall be developed substantially
in accordance with plans and specifications on file with the City
of Anaheim marked Exhibit Nos. 1 through 4 (Revision No. 1).
7. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Executive
Director of Public Works.
8. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
9. That Condition Nos.
shall be complied with prior to
inspections.
SECTION 2.
1, 2, 6 and 7, above-mentioned,
final building and zoning
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from the
zone in which it is now situated and incorporated in and made a
part of the zone or zones as above set forth, and said City Zoning
Map, as amended, is hereby adopted and the City Engineer is hereeby
directed to prepare a sectional zoning map to be added to the City
Zoning Map showing the changes hereby approved and adopted.

SECTION 3. CERTIFICATION
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within fif-
teen (15) days after its adoption in the Anaheim Bulletin, a
newspaper of general circulation, printed, published and circula-
ted in said City, and thirty (30) days from and after its final
passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 5th day of April, 1983
