AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC82-46 determining that a change or changes in the zone or
zones hereinafter mentioned and described should be made as here-
inafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating to
Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting a
sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
That portion of Vineyard Lot "E-6", as shown on a map
of anaheim recorded in book 4, pages 629 and 630 of
deeds, records of Los Angeles County, California, to-
gether with portions of the enterprise tract recorded
in book 4, page 89 of miscellaneous maps, records of
Orange County, California, more particularly described
as follows:
Beginning at the intersection of the southerly line of
Lincoln Avenue (formerly Center Street) contained with-
in that certain 9.75 foot strip of land condemned by
the City of Anaheim for street purposes under Case No.
26729, recorded as Instrument No. 16810, July 2, 1931
in book 492, page 163 of deeds, records of Orange
County, California, and the westerly line of the enter-
prise tract, as shown on a map thereof recorded in book
4, page 89, of miscellaneous maps, records of said
Orange County; thence south 140 26' 25" east 192.06
feet to the terminus of the northerly line of Lot "B"
in block 1 of said enterprise tract; thence parallel to
Lincoln Avenue (formerly Center Street) north 750 27'
56" east, along the northerly line of said Lot "B" a
distance of 44.00 feet to the northerly prolongation of
the easterly line of Lot 14 in block 1 of said enter-
prise tract; thence south 141 26' 25" east, along said
easterly line, 179.57 feet to the intersection with the
centerline of Chestnut Street, as shown on said enter-
prise tract, the westerly 44.00 feet of said Chestnut
Street vacated by that certain Resolution No. 3848 of
the City Council for the City Anaheim a certified copy
of which was recorded May 10, 1957 in book 3904, page
421, official records of said Orange County; thence
continuing south 14° 26' 25" east along the easterly
line of Lot 14, block 2 of said enterprise tract 188.44
feet to the southeast corner of said lot; thence
parallel to Broadway Street, south 750 25' 29" west,
along the southerly line of said lot 44.00 feet to a
point which is 14.00 feet northerly and at right angles
to the point of beginning of that certain deed recorded
June 15, 1920, for alley purposes in book 363, page 52,
official records of said Orange County; thence con-
tinuing south 75° 25' 29" west 208.00 feet to an angle
point in the northerly line of said alley, said point
also being described in that certain deed recorded May
23, 1924 in book 524, page 297, official records of
said Orange County; thence south 641 09' 51" west
114.92 feet to an angle point in the northerly line of
said alley, said point also being described in that
certain deed recorded June 11, 1909 in book 174, page
289, official records of said Orange County; thence
south 75° 25' 29" west, along said northerly line,
200.00 feet to the westerly line of said Vineyard Lot;
thence north 141 26' 21" west, along said westerly
line, 402.91 feet to a point in the northerly line of
that certain deed recorded October 11, 190 in book 129,
page 78, official records of said Orange County, said
point being 200.00 feet southerly, measured along the
westerly line of said Vineyard Lot, from the northwest
corner of said Vineyard Lot "E-6"; thence along said
last mentioned northerly line, parallel to said Lincoln
Avenue, north 751 27' 56" east 251.00 feet to a point
in the westerly line of the easterly 60.00 feet of the
easterly 311.00 feet, measured from the northwest cor-
ner of said Vineyard Lot "E-6"; thence parallel to said
westerly line of Vineyard Lot "E-6", north 14" 26' 21"
west 180.00 feet to the point of intersection with the
southerly line of said Lincoln Avenue; thence north 751
27' 56" east 269.64 feet to the point of beginning.,
be changed to "RM -3000" RESIDENTIAL, MULTIPLE -FAMILY ZONE, subject to
the following conditions:
1. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the
Executive Director of Public Works.
2. That trash storage areas shall be provided in accordance

3. That subject property shall be served by underground
utilities.
4. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer.
5. That a modified cul-de-sac shall be provided at the
terminus of Chestnut Street subject to the approval of the
City Engineer.
6. That the traffic signals on Citron Street at Lincoln
Avenue and Broadway shall be reconstructed to the satis-
faction of the City Traffic Engineer.
7. That all private streets shall be developed in accordance
with the City of Anaheim's Standard Detail No. 122 for
private streets, including installation of street name
signs. Plans for the private street lighting, as required
by the standard detail, shall be submitted to the Building
Division for approval and inclusion with the building
plans prior to the issuance of building permits. (Private
steets are those which provide primary access and/or cir-
culation within the project.
8. That prior to the issuance of building permits, the
developer may, instead of paying park and recreation
in -lieu fees, provide park and recreational improvements
such as public rest rooms at local schools. That deter-
mination as to whether in -lieu fees shall be paid or
whether specified improvements shall be provided shall be
subject to negotiation with the Parks Division of the
Parks, Recreation and Community Services Department, and
shall be approved by said department.
9. Prior to issuance of building permits, the applicant shall
present evidence satisfactory to the Chief Building In-
spector that the proposed project is in conformance with
City Council Policy No. 542, Sound Attenuation in Resi-
dential Projects.
10. Prior to issuance of building permits, the applicant shall
present evidence satisfactory to the Chief Building In-
spector that the units will be in conformance with Noise
Insulation Standards specified in the California Adminis-
trative Code, Title 25.
11. That fire hydrants shall be installed and charged as re-
quired and determined to be necessary by the Chief of the
Fire Department prior to commencement of structural
framing.
12. "No parking for street sweeping signs shall be installed
prior to final street inspection as required by the Public
Works Executive Director in accordance with specifications
on file with the Street Maintenance Division.

13. That prior to final building and zoning inspections, the
developer shall pay an amount satisfactory to the City
Traffic Engineer for the restriping of Lincoln Avenue to
provide left -turn access to subject property.
14. That prior t final building and zoning inspections, all
dwelling units located on dead end driveways (driveways
without turnaround areas) at a distance of more than 150
feet from the main loop private driveway shall be sprink-
lered as required by the Chief of the Fire Department.
15. If permanent street name signs have not been installed,
temporary street name signs shall be installed prior to
any occupancy.
16. That subject property shall be developed substantially in
accordance with plans and specifications on file with the
City of Anaheim marked Exhibits No. 1 through 13.
17. That Condition No. 2, 3, 4, 5, 6, 7, 13, 14 and 16,
above-mentioned, shall be complied with prior to final
building and zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from the
zone in which it is now situated and incorporated in and made a part
of the zone or zones as above set forth, and said City Zoning Map, as
amended, is hereby adopted and the City Engineer is hereby directed
to prepare a sectional zoning map to be added to the City Zoning Map
showing the changes hereby approved and adopted.
SECTION 3. CERTIFICATION
The City Clerk shall certify to the passage of this ordin-
ance and shall cause the same to be printed once within fifteen (15)
days after its adoption in the Anaheim Bulletin, a newspaper of
general circulation, printed, published and circulated in said City,
and thirty (30) days from and after its final passage, it shall take
effect and be in full force.
