AN ORDINANCE OF THE CITY OF ANAL FIfi AMEND-
ING TITLE 18 OF THE ANAHEIM MU14ICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 76R-218 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the makinq of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
Tract Map 9213 as shown in book 390, pages 33-37 of
Miscellaneous Maps on file in the office of the
recorder of Orange County, California.
Tract Map 9214 as shown in book 390, pages 38-41 of
Miscellaneous Maps on file in the office of the
recorder of Orange County, California.

now is "RS -A-43,000" (SC) RESIDENTIAL/AGRICULTURAL ZONE,
(SCENIC CORRIDOR OVERLAY ZONE), and that it be changed to
and incorporated in "RS -5000" (SC) RESIDENTIAL, SINGLE-
FAMILY ZONE, (SCENIC CORRIDOR OVERLAY ZONE), subject to the
following conditions:
1. That trash storage areas shall be provided in
accordance with approved plans on file with the Office of
the Director of Public Works.
2. That fire hydrants shall be installed and
charged as required and determined to be necessary by the
Chief of the Fire Department prior to commencement of
structural framing.
3. That drainage of said property shall be disposed
of in a manner satisfactory to the City Engineer. If, in the
preparation of the site, sufficient grading is rea.uired to
necessitate a grading permit, no work on grading will be permitted
between October 15th and April 15th unless all required off-site
drainage facilities have been installed and are operative.
Positive assurance shall be provided the City that such drainage
facilities will be completed prior to October 15th. Necessary
right-of-way for off-site drainage facilities shall be dedicated
to the City, or the City Council shall have initiated condemna-
tion proceedings therefor (the costs of which shall be borne by
the developer) prior to commencement of grading operations. The
required drainage facilities shall be of a size and type suffi-
cient to carry runoff waters originating from higher properties
through said property to ultimate disposal as approved by the City
Engineer. Said drainage facilities shall be the first item of
construction and shall be completed and be functional throughout
the tract and from the downstream boundary of the property to the
ultimate point of disposal prior to the issuance of any final
building inspections or occupancy permits. Drainage district
reimbursement agreements may be made available to the developers
of said property upon their request.
4. That grading, excavation, and all other
construction activities shall be conducted in such a manner
so as to minimize the possibility of any silt originating
from this project being carried into the Santa Ana River by
storm water originating or flowing through this project.
5. That the owner of subject property shall pay
to the City of Anaheim the appropriate park and recreation
in -lieu fees as determined to be appropriate by the City
Council, said fees to be paid at the time the building permit
is issued.
6. That the roofs of all structures shall be
constructed of non-combustible material as approved by the
City of Anaheim Fire Department.
7. That Conditions Nos. 1, 2, 3, 4, 5 and 6,
above-mentioned, shall be complied with prior to final building
and zoning inspections.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin, a
newspaper of general circulation, printed, published and circu-
lated in said City, and thirty (30) days from and after its final
passage, it shall take effect and be in full force.
