3611ORDINANCE NO. _3A1 I � AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MU14ICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 76,R_249 determining that a change or changes in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: That portion of Blocks "F" and "K" of the Kraemer Tract, as shown on a Map recorded in book 12, pages 87 and 88 of Miscellaneous Maps Records of Los Angeles County, California, described as follows: Beginning at a bolt marking the intersection of the center line of Crowther Avenue as laid out by the County of Orange, with the center line of Orange- thorpe Avenue as established by the California State Highway Division; thence from said bolt North 87° 15' 40" West 942.70 feet along said center line of Crowther Avenue; thence South 2° 081 20" West 326.50 feet to a point in the said center line of Orangethorpe Avenue; thence North 730 341 20" East 944.39 feet to the point of beginning. EXCEPTING THEREFROM that portion included in Block "K." Also excepting therefrom the following: All that portion of said land lying Westerly of the following described line: -1- ATTY-28 75-76-29 Beginning at a point in the center line of Orange- thorpe Avenue, said point being distant South 73° 33' 22" West 510.53 feet from the center line intersection of Orangethorpe Avenue and Miller Street as shown on a Map recorded in book 16, page 36, Record of Surveys of said Orange County; thence North 2° 17' 21" East, 183.25 feet; thence North 170 48' 43" East 119.30 feet to a point on the center line of Placentia Yorba Boulevard (formerly Crowther Avenue), said point being distant South 87° 17' 28" East, 113.19 feet from the Northwesterly corner of the land described in said deed to the Anaheim Union Water Company, and shown on said map recorded in book 16, page 36, Record of Surveys of said Orange County. now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it be changed to and incorporated in "CL" COMMERCIAL, LIMITED ZONE subject to the following conditions: 1. That sidewalks shall be installed along Miller Street as required by the City Engineer and in accordance with standard plans and specifications on file in the Office of the City Engineer. 2. That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Director of Public Works. 3. That fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing. 4. That subject property shall be served by under- ground utilities. 5. That drainage of subject property shall be disposed of in a manner satisfactory to the City Engineer.. 6. That appropriate water assessment fees as determined by the Director of Public Utilities shall be paid to the City of Anaheim prior to the issuance of a building permit. 7. That Conditions Nos. 1, 2, 3, 4, 5 and 6, above-mentioned, shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. -2- SECTION 3. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
