AN ORDINANCE OF THE CITY OF ANAHFIti AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 76R-322 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
All that certain land situated in the State of
California, County of Orange, City of Anaheim,
described as follows:
That portion of the West half of the Northwest
quarter of the Northeast quarter of Section 21,
Township 4 South, Range 10 West, S. B. B. & ai.,
described as follows:
Beginning at a point in the North line of said
West half distant thereon North 890 33' 28"
East 344.06 feet from the Northwest corner
thereof, and running thence South 00 10' 59"
East, 195 feet; thence South 890 33' 28" West
8.57 feet; thence South 00 10' 59" East 55
feet; thence South 890 33' 28" West 125.59 feet;
thence North 0° 09' 34" West 69.85 feet to the
beginning of a tangent curve concave Easterly
and having a radius of 50 feet; thence Norther-
ly along said curve, through a central angle
of 36° 52' 12" a distance of 32.18 feet to a
reverse curve concave Westerly and having a
radius of 50 feet; thence Northerly, along said

curve through a central angle of 1260 52' 12"
a distance of 110.70 feet; thence North 90 09'
34" West 70 feet to the North line of said West
half; thence North 890 33' 28" East, 164.07
feet; more or less, to the point of beginning.
now is "RS -A-43,000" RESIDENTIAL/AGRICULTURUAL ZONE and -that it be
changed to and incorporated in the "RS -5000" RESIDENTIAL, SINGLE-
FAMILY ZONE subject to the following conditions:
1. That street lighting facilities along Ball Road and
Hampstead Street shall be installed as required by the Director of
Public Utilities and in accordance with standard plans and speci-
fications on file in the Office of the Director of Public Utilities
or that a bond in an amount and form satisfactory to the City of
Anaheim shall be posted with the City to guarantee the installation
of the above-mentioned requirements.
2. That the owner(s) of subject property shall pay to the
City of Anaheim the sum of sixty cents per front foot along Ball
Road and Hampstead Street for tree planting purposes.
3. That the vehicular access rights, except at approved ac-
cess points to Ball Road shall be dedicated to the City of Anaheim.
4. In the event that subject property is to be divided for
the purpose of sale, lease, or financing, a parcel map, to record
the approved division of subject property shall be submitted to
and approved by the City of Anaheim and then be recorded in the
office of the Orange County Recorder prior to the issuance of a
building permit.
5. That the owner of subject property shall pay to the
City of Anaheim the appropriate park and recreation in -lieu fees
as determined to be appropriate by the City Council, said fees
to be paid at the time the building permit is issued.
6. That appropriate water assessment fees as determined by
the Director of Public Utilities shall be paid to the City of
Anaheim prior to the issuance of a building permit.
7. That subject property shall be developed substantially
in accordance with plans and specifications on file with the City
of Anaheim marked Exhibit No. 1.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.

AND I FURTHER CERTIFY that the Mayor Pro Tem of the City of
