AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 71R-527 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
That certain real property situated in the City of
Anaheim, County of Orange, State of California,
described as Lots 9 and 10, Helen and Lynch addition.
now is "RS -A-43,000" RESID.EivTIAL/AGRICULTURAL ZONE and that it
be changed to and incorporated in "RS -5000" RESIDENTIAL, SINGLE-
FAMILY ZONE upon the following conditions:
1. That trash storage areas shall be provided in accordance
with approved plans on file with the office of the Director of
Public Works.
2. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire Department.
3. That a six-foot masonry wall shall be constructed along
the south property line east of the new street, the east property
line, and the north and east property lines adjacent to the
RS -A-43,000 parcel at the northeast corner of subject property.

4. That all air conditioning facilities shall be Properly
shielded from view, and the sound buffered from adjacent -residen-
tial Properties.
5. That subject Property shall be served by underground
utilities.
6. That the owner(s) of subject property shall pay to the
City of Anaheim the appropriate Park and recreation in -lieu fees
as determined to be appropriate by the City Council, said fees
to be paid at the time the building permit is issued.
7. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
8. That the interior walls of the Proposed carports shall
be stuccoed with exterior m -1-
.materials; that storage cabi-
nets shall be provided along the rear wall of each carport; and
that adequate bumper guards shall be Provided to protect the in-
terior walls of the proposed carportsfromdamage.
9. That Condition Nos. 1, 2,, 3, 4, 5, 7 and 8, above
mentioned, shall be COLIPlied with prior to final building and
zoning inspections.
10. That subject property shall be developed ill accordance
with Area Development- Plan No. 107.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-c.escribed shall be e.,;.cluded from
the zone in which it is now situated and incorporated in and r,iad[e
a part of the zone or zones as above set forth, and said. city
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning -Map showing the changes hereby approved anC
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
this 31st day of August 1976.
