AN ORDINANCE OF THE CITY OF ANAL rIll AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 75-76-6 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
That portion of the Northeast Ten (10) acres of the
Northwest quarter of the Southwest quarter of Section
17, Township 4 South, Range 10 West, S. 3. 3. & !,i. ,
described as follows:
Beginning at a point on the North line of said South-
west quarter, said point being South 89° 53' 31" West
240.50 feet from the Northeast corner of said ten acres;
thence continuing South 89° 53' 31" West 161.61 feet;
thence South 00 06' 29" East 310.06 feet; thence South
891 29' 49" Last 119 feet to a curve concave, South-
easterly, having a radius of 80 feet and a radial line
through said point bears North 890 29' 49" West; thence
Northeasterly along said curve through a central angle
of 610 32' 05" a distance of 85.92 feet; thence North
0° 06' 29" West 242.27 feet to the point of beginning.
now is "RS -A-43,000" RESIDENTI2UP /AGRICULTURAL ZONE and that it be
changed to and incorporated in "RS -7200" RESIDENTIAL, SINGLE-
FAINILY ZONE, subject to the following conditions:

1. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Director of
Public Works.
2. That subject property shall be served by underground
utilities.
3. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
4. In the event that the subject property is to be divided
for the purpose of sale, lease, or financing, a parcel reap to re-
cord the approved division of subject property shall be submitted
to and approved by the City of Anaheim and then be recorded in the
Office of the Orange County Recorder.
5. That the owner(s) of subject property shall pay to the
City of Anaheim the appropriate park and recreation in -lieu fees
as determined to be appropriate by the City Council, said fees to
be paid at the time the building permit is issued.
6. That appropriate water assessment fees, as determined by
the Director of Public Utilities, shall be paid to the City of
Anaheim prior to the issuance of a building permit.
SECTION 2.
The City Zoning 414ap shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Asap, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by
this 1st day of June , 1976.
