AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 73R-246 _ determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
All that certain real property, situated in the City
of Anaheim, County of Orange, State of California,
being a portion of that certain parcel of land con-
veyed to David H. Lypps and wife by deed recorded
May 1, 1963 as Instrument No. 534, in Book 6531 Page
184, Official Records, described as follows:
Beginning at a pipe marking the southwesterly corner
of that certain parcel of land conveyed to Albert J.
Miodek and wife by deed recorded December 11, 1947,
in Book 1613 Page 32, Official Records of said County:
thence northwesterly along the southwesterly line of
said parcel and its northerly extension to a point on
the southwesterly line of that certain 50.00 foot
strip of land as conveyed to Santa Ana Valley Irriga-
tion Company by deed recorded October 9, 1947, in
Book 1536 Page 487 of Official Records of said County
said point being the true point of beginning; thence
southerly and westerly following the easterly and
southerly line of said.50.00 foot strip to the south-
erly terminus of that certain course in said last
mentioned deed bearing N 70 51' 35" W; thence S 800
51' 35" E 207.57 feet to point in a line parallel
with and distant 24.30 feet measured at right angles

to said southwesterly line of said parcel of land des-
cribed in a deed recorded in Book 1613 Page 32 of
Official Records of said County; thence southeasterly
along said parallel line 28.01 feet; thence N 47° 08'
20" E to a point on said last mentioned southwesterly
line; northwesterly along said southwesterly line to
the true point of beginning.
ALSO
All that certain land situated in the State of Califor-
nia, County of Orange, described as follows:
That portion of the land allotted to Paula Peralta de
Dominques as described in the Final Decree of Partition
of the Rancho Santiago de Santa Ana, which was entered
September 12, 1868 in book "B", page 410 of Judgments of
the District Court of the 17th Judicial District in and
for Los Angeles County, California, described as follows:
Beginning at a point in the Southeasterly line of the
60.00 foot road known as Santa Ana Canyon Road, as des-
cribed in deed to the County of Orange recorded June 7,
1928 in book 171, page 144 of Official Records of Orange
County, California, said point being South 450 59' 30"
East 30.00 feet from a bolt marking the Easterly termi-
nus of a curve in the centerline of said road described
as being concave to the North having a radius of 450.00
feet and a central angle of 370 02' 45"; thence South-
westerly along said Southeasterly line, being a curve
concave Northwesterly having a radius of 480.00 feet,
through a central angle of 230 05' 24" an arc distance
of 193.44 feet; thence South 290 14' 15" East 448.09
feet to a line that bears South 490 21' 40" West from
the most Southerly corner of the land described in
deed to Louis Brody recorded July 22, 1947 in book
1526, page 361 of said Official Records; thence along
said line North 490 21' 40" East 344.32 feet to said
most Southerly corner; thence along the Southwesterly
line of said land North 420 59' 30" West 423.32 feet
to said Southeast line of Santa Ana Canyon Road; thence
along said Southeasterly line South 440 00' 30" West
47.56 feet to the point of beginning.

All that certain land situated in the Rancho Santiago
de Santa Ana, County of Orange, State of California,
described as follows:
Beginning at a point in the center line of the Santa
Ana Canyon Road (now State Highway), 49.13 feet north
440 00' 30" east from the end of a curve on said center
line, said curve being approximately 1388.00 feet south
440 00' 30" west from the intersection of said center
Zine by north line of Township 4 South, Range 9 West,
San Bernardino Base and Meridian, running from said
point of beginning south 420 59' 40" east, 453.34 feet;
thence north 470 08' 20" east 280.62 feet; thence

north 420 59' 40" west, 468.68 feet to a point in the
center line of Santa Ana Canyon Road; thence south 440
00' 30" west, 281.00 feet along said center line to
the point of beginning.
EXCEPT therefrom that portion of said land described as
follows:
Beginning at the most northerly corner of that certain
real property described in deed to Louis Brody, dated
June 26, 1947, and recorded in the office of the County
Recorder of said Orange County, which corner is distant
along the center line of Santa Ana Canyon Road as per
deed to said County, recorded in Book 171, Page 144,
Official Records, in the Office of the County Recorder
of said Orange County, north 440 07' 42" east, 330.13
feet from a bolt on said center line marking the south-
west terminus of that certain course described in said
last mentioned deed as having a bearing north 43° 51'
05" east and a length of 1488.82 feet; thence along
said center line south 44° 07' 42" west, 223.97 feet;
thence north 600 30' 02" east, 93.87 feet; thence north-
easterly and tangent to the last described course along
a curve, concave northwesterly, having a radius of 2110
feet, an arc distance of 135.19 feet to a point in the
northeasterly line of said property of Louis Brody, dis-
tant thereon south 42° 52' 28" east, 60.57 feet from
said point of beginning; thence north 42° 52' 28" west,
60.57 feet to the point of beginning which has been
granted to the State of California by deed recorded
February 25, 1948 in Book 1621 Page 447, Official Rec-
ords in the Office of the County Recorder of said
Orange County.
now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it be
changed to and incorporated in "CL" COMMERCIAL, LIMITED ZONE sub-
ject to the following conditions:
1. That all engineering requirements of the City of Ana-
heim such as curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other appurtenant work shall be
complied with as required by the City Engineer and in accord-
ance with standard plans and specifications on file in the office
of the City Engineer, at the time the property is developed.
2. That the owner(s) of subject property shall install
street lighting on all streets within the area as required by
the Director of Public Utilities at the time the property is
developed.
3. That electrical utilities shall be placed underground
and dedicated to the City of Anaheim in accordance with the re-
quirements of the Director of Public Utilities.
4. That drainage of said property shall be disposed of in
a manner satisfactory to the City Engineer. If, in the prepara-
tion of the site, sufficient grading is required to necessitate
a grading permit, no work on grading will be permitted between
October 15th and April 15th unless all required off-site drain-
age facilities have been installed and are operative. Positive

assurance shall be provided the City that such drainage facili-
ties will be completed prior to October 15th. Necessary right
of way for off-site drainage facilities shall be dedicated to
the City, or the City Council shall have initiated condemnation
proceedings therefor (the costs of which shall be borne by the
developer) prior to commencement of grading operations. The re-
quired drainage facilities shall be of a size and type suffi-
cient to carry runoff waters originating from higher properties
through said property to ultimate disposal as approved by the
City Engineer. Said drainage facilities shall be the first
item of construction and shall be completed and be functional
throughout the tract and from the downstream boundary of the
property to the ultimate point of disposal prior to the issuance
of any final building inspections or occupancy permits. Drain-
age district reimbursement agreements may be made available to
the developers of said property upon their request.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
