AN ORDINANCE OF THE CITY OF ANAiiFI11 AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 75R-166 determining that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
South Street Tract, ,Lots 1, 2 and 3 as shown in Book
8, Page 89 of Miscellaneous Maps on file in the Office
of the Recorder of Orange County, California.
now is "MM -1200" RESIDENTIAL, MUL`1'IPLE-FAMILY ZONE and that it
be changed to and incorporated in "CL" COMMERCIAL, LIMITED ZONE
subject to the following conditions:
1. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
2. That subject property shall be served by underground
utilities.
3. That any parking area lighting shall be down -lighting
from a maximum height of twelve feet (121), which lighting shall
be directed away from the property lines to protect the residen-
tial integrity of the area,_as stipulated to by the developer.
4. That curbs shall be repaired along South Street as re-
quired by the City Engineer and in accordance with standard plans
and specifications on file in the office of the City Engineer.

5. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
6. That trash storage areas shall be provided in accord-
ance.with approved plans on file with the office of the Director
of Public Works.
7. That all air-conditioning, refrigeration and any other
mechanical equipment shall be properly shielded from view and the
sound buffered from adjacent properties to achieve a maximum of
60 dbA at the property line, as stipulated to by the developer.
8. That the property owner(s) shall submit a letter of
agreement to the City Attorney's Office for approval, said agree-
ment to insure that in the event the adjacent property to the
south is developed with a residential use, then a six-foot (61)
high masonry wall shall be constructed along the south property
line by the subject property owner(s) and said wall shall be re-
duced to thirty inches (30") within the setback area adjacent
to Anaheim Boulevard, and said agreement shall be filed and re-
corded in the office of the Orange County Recorder.
9. That subject property shall be developed precisely in
accordance with plans and specifications on file with the City
of Anaheim marked Exhibit Nos. 1, 2 and 3, as stipulated to by
the developer.
10. That deliveries to the subject property shall be re-
stricted to daylight hours between 8:00 a.m. and 5:00 p.m., as
stipulated to by the developer.
SECTIGN 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map, as amended, is hereby adopted and the City En-
gineer is hereby directed to prepare a sectional zoning map to
be added to the City Zoning Map showing the changes hereby ap-
proved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
