AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Council did adopt its Resolution
No. 73R-248 and 74R-209 determininq that a change or
changes in the zone or zones hereinafter mentioned and des-
cribed should be made as hereinafter set forth, after duly
noticed hearings and receipt of the report and recommendation
of the City Planning Commission; and
WHEREAS, certain conditions and requirements were
made as conditions precedent to the making of a change or
changes of said zone or zones, which conditions have been com-
plied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
A14AHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
Those portions of Section 6, Township 4 South, Range
8 West, in the San Bernardino Base and Meridian, des-
cribed as follows:
Non-exclusive easements for road purposes over the
following described parcels of land:
(a) Commencing at the most Easterly corner of that
certain 14.563 acre parcel of land shown on a Licensed
Surveyor's map filed in book 13, page 45 Record of
Surveys, in the office of the County Recorder of said
Orange County; and running thence South 550 12' West
along the Southeasterly line of said parcel of land,
57.08 feet to the most Easterly corner of the land
described in Parcel 1 of the deed to Albion W. Noyes
and wife, recorded November 21, 1952 in book 2414,
page 418 of Official Records of said Orange County;
thence North 321 19' West along the Northeasterly
boundary of said land of Noyes, 116.12 feet to the
true point of beginning of the boundary of the land
described herein; thence continuing North 321 19'
West along said Northeasterly boundary 28.62 feet to
an angle point therein; thence North 590 31' West
along said Northeasterly boundary, 100.46 feet to an

angle point therein, said point being the most East-
erly corner of the land described_ in Parcel 1 of the
deed to Stanley Hall Stone, Jr. and wife, recorded
June 13, 1961 in book 5751, page 725 of Official Rec-
ords, said corner also being designated herein as
Station "B"; thence South 670 51' 07" West along the
Southeasterly line of said land of Stone, 15.10 feet
to the most Northerly corner of the land described in
Parcel 1 of the deed to Robert J. Forrester and wife,
recorded February 7, 1964 in book 6916, page 49 of
Official Records; thence South 280 51' 52" East along
the Northeasterly line of said land of Forrester,
118.07 feet to the most Easterly corner of said land;
thence North 600 O1' 41" East 67.95 feet to the true
point of beginning.
now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it be
changed to and incorporated in "RS -HS -22,000" RESIDENTIAL, SINGLE-
FAMILY HILLSIDE ZONE subject to the following conditions:
1. That all engineering requirements of the City of
Anaheim such as curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other appurtenant work shall be
complied with as required by the City Engineer and in accordance
with standard plans and specifications on file in the office of
the City Engineer, at the time the property is developed.
2. That the owner(s) of subject property shall install
street lighting on all streets within the area as required by the
Director of Public Utilities at the time the property is developed.
3. That electrical utilities shall be placed underground
and dedicated to the City of Anaheim in accordance with the require-
ments of the Director of Public Utilities.
4. That drainage of said property shall be disposed
of in a manner satisfactory to the City Engineer. If, in the
preparation of the site, sufficient grading is required to neces-
sitate a grading permit, no work on grading will be permitted be-
tween October 15th and April 15th unless all required off-site
drain1ge facilities have been installed and are operative. Posi-
tive assurance shall be provided the City that such drainage fa-
cilities will be completed prior to October 15th. Necessary
right-of-way for off-site drainage facilities shall be dedicated
to the City, or the City Council shall have initiated condemnation
proceedings therefor (the cost of which shall be borne by the de-
veloper) prior to commencement of grading operations. The required
drainage facilities shall be of a size and type sufficient to carry
runoff waters originating from higher properties through said prop-
erty to ultimate disposal as approved by the City Engineer. Said
drainage facilities shall be the first item of construction and
shall be completed and be functional throughout the tract and from
the downstream boundary of the property to the ultimate point of
disposal prior to the issuance of any final building inspections
or occupancy permits. Drainage district reimbursement agreements
may be made available to the developers of said property upon their
request.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City Zon-
ing Map, as amended, is hereby adopted and the City Engineer is
hereby directed to prepare a sectional zoning map to be added to
the City Zoning Map showing the changes hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this Ordi-
nance and shall cause the same to be printed once within fifteen
(15) days after its adoption in the Anaheim Bulletin, a newspaper
of general circulation, printed, published and circulated in said
City, and thirty (30) days from and after its final passage, it
shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me this
