A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE
BOUNDARIES OF CERTAIN ZCNES SHOULD BE CHANGEDQ
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceedings
No. 62 -63 -84 to consider an amendment to
Title o t e 'na eim 'un c'pal Code relating to zoning, and to
consider a change in the boundaries of the zone or zones hereinafter
mentioned and described, and at said hearing did receive evidence and
reports from persons interested therein and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that certain zone or
zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of evi-
dence, report of findings, and recommendation of the City Planning
Commission the City Council did fix the 9th day of April
19 63 as the time and the City Ccuncil Chambers in the City Hall
of tie City of Anaheim as the place for a public hearing upon said
proposed amendment to Title 18 of the Anaheim Municipal Code, and
the exclusion of said property, hereinafter described, from the zone
or zones in which it is now situated, and the incorporation thereof
in the zone or zones hereinafter set forth; and did give notice
thereof in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing,
and did give all persons interested therein an opportunity to be
heard, and did receive evidence and reports, and did thereupon
consider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings, and
recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should be
adopted and that the property hereinafter described should be
excluded from the zone or zones in which it is now situated and
incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:
PARCEL NO. 1:
The Southerly 200 feet, measured along the Easterly line,
of that portion of Lots 9 and 10 of the Miles Rancho, as
shown on a map thereof recorded in Book 4, page 7,
Miscellaneous Maps records of said Orange County,
bounded and described as follows:

Beginning at a point in the center line of the unnamed road
shown on said map adjoining said Lots 9 and 10 on the North
and known as Romneya Drive, distant thereon South 89 43'
20" West 328.98 feet from the intersection of said center
line with the Northerly prolongation of the Easterly line
of said Lot 10, said point of beginning being the intersec-
tion of said center line with the Easterly line or the
Northerly prolongation thereof, of the tract of land, des-
cribed in the deed dated July 10, 1942, executed by Bank of
America National Trust and Savings Association, in favor of
David Corderman and wife and recorded in Book 1156, page 18,
Official Records; thence South 0 24' 00" East along said
Easterly line of the Corderman tract of land, 438 feet;
thence South 89 43' 20" West parallel with said center line
of Romneya Drive, 363.28 feet to the center line of the un-
named road shown on said map adjoining said Lots 9 and 10 on
the West and known as West Street; thence North 0 29' 10"
West, along said center line of West Street, 438 feet to said
center line of Romneya Drive; thence North 89 43' 20" East
along said center line of Romneya Drive, 363.94 feet to the
point of beginning.
PARCEL NO. 2:
The Southerly 220 feet, measured along the Easterly line of
that portion of Lots 9 and 10 of the Miles Rancho, as shown
on a map thereof recorded in Book 4, page 7, Miscellaneous
Maps, records of said Orange County, bounded and described
as follows:
Beginning at a point in the center line of the unnamed road
shown on said map adjoining said Lots 9 and 10 on the North
and known as Romneya Drive, distant thereon South 89 43' 20"
West 328.98 feet from the intersection of said center line
with the Northerly prolongation of the Easterly line of said
Lot 10, said point of beginning being the intersection of
said center line with the Easterly line or the Northerly pro-
longation thereof, of the tract of land described in the deed
dated July 10, 1942, executed by Bank of America National
Trust and Savings Association in favor of David Corderman and
wife and recorded in Book 1156, page 18, Official Records;
thence South 0 24' 00" East along said Easterly line of the
Corderman tract of land, 658 feet; thence South 89 43' 20"

feet to the center line of the unnamed road shown on said map
adjoining said Lots 9 and 10 on the West and known as West
Street; thence North 0 29' 10" West along said center line
of West Street, 658 feet to said center line of Romneya Drive;
thence North 89 43' 20" East along said center line of
Romneya Drive, 363.94 feet to the point of beginning.
PARCEL NO. 3:
The Northerly 420 feet of the following described property:
Beginning at a point in the Northerly line of Lot 9 of the
Miles Rancho, as shown on a map recorded in Book 4, page 7,
Miscellaneous Maps, Records of Orange County, distant Westerly
328.98 feet from the Northeast corner of Lot 10 of said Miles
Rancho; thence Easterly along the Northerly line of said
Lots 9 and 10, 174.66 feet; thence Southerly in a direct line
1319.20 feet more or less, to a point in the Southerly line
of said Lot 10, distant Westerly 156.32 feet from the South-
east corner of said Lot 10, thence Westerly along the South-
erly line of said Lot 10, 174.66 feet to a point distant
Westerly 330.98 feet from the Southeast corner of said Lot 10,
thence Northerly in a direct line 1319.30 feet more or less,to

the point of beginning, containing 5.2877 acres of land;
EXCEPTING THEREFROM the following:
Beginning at a point in the North line of Lots 9 and 10
of the Miles Rancho, as shown on a map recorded in Book
4, page 7, Miscellaneous Maps, records of Orange County,
distant Westerly 154.32 feet from the Northeast corner
of Lot 10 of said Miles Rancho; thence West along said
North line 12 feet to a point; thence South 85 feet to
a point; thence East parallel with said Northerly line
12 feet to a point; thence North 85 feet to the point of
beginning.
be excluded from R -A, RESIDENTIAL AGRICULTURAL ZONE, and incorpora-
ted in R -3, MULTIPLE FAMILY RESIDENTIAL ZONE, upon the following
conditions:
1. That the owners of subject property shall deed to
the City of Anaheim a strip of land 32 feet in
width, from the center line of the street, along
West Street, for street widening purposes.
2. That the owners of subject property shall deed to
the City of Anaheim a strip of land 60 feet in
width for the extension of Lodge Avenue to West
Street, as indicated on plans marked "Exhibit No.1"
on file with the City of Anaheim.
3. (a) That all engineering requirements of the City
of Anaheim along West Street and Lodge Avenue, in-
cluding preparation of improvement plans and in-
stallation of all improvements, such as curbs and
gutters, sidewalks, street grading and paving,
drainage facilities, or other appurtenant work
shall be complied with as required by the City
Engineer and in accordance with standard plans and
specifications on file in the Office of the City
Engineer; and (b) that a bond in an amount and form
satisfactory to the City of Anaheim shall be posted
with the City to guarantee the installation of said
engineering requirements.
4. That the owners of subject property shall pay to
the City of Anaheim the sum of $2.00 per front foot
along West Street and Lodge Avenue for street light-
ing purposes.
5. That the owners of subject property shall pay to the
City of Anaheim the sum of $25.00 per dwelling unit,
to be used for park and recreation purposes, said
amount to be paid at the time the building permit is
issued.
6. That adequate areas for trash storage, accessible to
trash -truck pickup, shall be provided as determined
and required by the Street Maintenance and Sanita-
tion Division of the Public Works Department, which
areas shall be enclosed by a solid fence or wall
prior to final building inspection.
ATTEST:
7. That fire hydrants shall be installed as required
and determined necessary by the Chief of the Fire
Department, and that said fire hydrants shall be
installed prior to final building inspection.
8. That the owners of subject property shall deed to
the City of Anaheim a 3 -foot public utility over-
hang easement along the easterly boundary of
subject property.
9. That subject property shall be developed substan-
tially in accordance with plans marked "Exhibits
Nos. 1, 2, 3, 4, 5 and 6," on file with the City
of Anaheim.
10. That the rear and side walls of the proposed car-
ports shall be stuccoed; that enclosed storage
cabinets shall be provided at the rear wall of
each carport; that adequate bumper guards shall
be provided to protect the interior walls of the
proposed carports; and that all of said items
shall have been completed or complied with prior
to final building inspection.
11. That the Anaheim Union Water Company's irrigation
line, located in a portion of subject property,
shall be relocated to the satisfaction of the
Anaheim Union Water Company and the City Engineer,
prior to the issuance of a building permit.
12. That the completion of these reclassification pro-
ceedings is contingent upon the granting of Condi-
tional Use Permit No. 383.
13. That Conditions Nos. 1, 2, 3(b), 4 and 8 above
mentioned shall be complied with within a period
of 180 days from date hereof or such further time
as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to the
City Council an ordinance amending Title 18 of the Anaheim Muni-
cipal Code to accomplish the objects herein found and determined
to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by me
