A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING VARIANCE NO. 1553
WHEREAS, the City Planning Commission of the City of
Anaheim did receive a petition for zoning variance from

of Orange, State of California, described as follows:
That portion of Lot 3 of Anaheim Extension, as shown on a Map
thereof, made by William Hamel and filed for record in the
office of the County Recorder of Los Angeles County, Califor-
nia, in Book 3, page 164 of Miscellaneous Records of said
County described as follows:
Beginning at the Southwest corner of said Lot 3 and running
thence North 16 24' 00" West, along the Westerly line of said
Lot, 199.75 feet to an angle point in the Westerly line of the
land conveyed to N. E. Tingley and wife by deed recorded
September 30, 1955, in Book 3230, page 292 of Official Records;
thence North 74 30' 30" East, along said Westerly line of the
land conveyed to Tingley, 124.00 feet to an angle point there-
in; thence South 16 24 00" East, along said Westerly line,
199.75 feet to the Southerly line of said Lot 3; thence
South 74 30' 30" West, along said Southerly line, 124.00 feet
to the point of beginning.
EXCEPTING THEREFROM the Southerly 139.75 feet of the Westerly
60.00 feet thereof.
ALSO EXCEPTING THEREFROM the Southerly 24.75 feet included in
Sycamore Street.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon said
petition on March 4 1963

visions of Title 18, Chapter 18.76 of the Anaheim Municipal
Code; and
WHEREAS, said City Planning Comm

WHEREAS, thereafter, within twenty -two (22) days from
the date of the adoption of said resolution, the City Council
did elect, upon its own motion, to review the action taken by
the City Planning Commission in rantin said variance and
did set a public hearing thereon o be e1d on the 9th day of
A ril 19 63, at 7 :00 otclock P.M. in the City Hall
1h of Anahe7i and notice of such public hearing was
duly given as required by law and the provisions of Title 18,
Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, after due investigation and studies made by
itself and in its behalf,, and after due consideration of all
the evidence and reports offered at said hearing, the City
Council does find and determine that:

1. There are exceptional or extraordinary circum-
stances or conditions applicable to the property
involved or to the intended use of the property
that do not apply generally to the property or
class of use in the same vicinity and zone.
2. That such a variance is necessary for the preserva-
tion and enjoyment of a substantial property right
possessed by other property in the vicinity
and zone and denied to the property in question.
3. That the granting of such variance will not be
materially detrimental to the public welfare or
injurious to the property or improvements in such
vicinity and zone in which the property is located.
4. That the granting of such variance will not adversely
affect the comprehensive general zoning plan.
NOW, THEREFORE, BE IT RESOLVED by. the City Council of the
City of Anaheim that a conditional zoning variance be and the same
is hereby granted permitting a waiver of the rear yard setback
requirement, a waiver of the garage requirement and a waiver of
the minimum lot area, to permit the construction of a single- story,
multiple family, planned residential development, with carports,
on the property hereinabove described, subject to the following
conditions:
1. That said variance is granted subject to the
completion of Reclassification Proceedings
No. 62 -63 -32 now pending.
2. Recordation of a Record of Survey of the
approved division of subject property, as indicated
on Exhibit No. 1 on file with the City of Anaheim.
3. That the rear and side walls of the proposed
carports shall be stuccoed; that enclosed storage
cabinets shall be provided at the rear wall of
each carport; and that adequate bumper guards
shall be provided to protect the interior walls
of the proposed carports.
The City Council hereby reserves the right to revoke
such variance permit for good cause or failure of said owner, his
heirs, successors or assigns, to comply with the Anaheim Municipal
Code and regulations and the conditions herein. Said variance is
granted for the term prescribed by the Anaheim Municipal Code
unless otherwise specified herein.
