A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE
BOUNDARIES OF CERTAIN ZCNES SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceedings
No, 62 -63 -65 to consider an amendment to
Title ltd of the Anaheim Municipal Code relating to zoning, and to
consider a change in the boundaries of the zone or zones hereinafter
mentioned and described, and at said hearing did receive evidence and
reports from persons interested therein and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that certain zone or
zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of evi-
dence, report of findings, and recommendation of the City Planning
Commission the City Council did fix the 5th day of March
1963 as the time and the City Council Chambers in the City Hall
of t e City of Anaheim as the place for a public hearing upon said
proposed amendment to Title 18 of the Anaheim Municipal Code, and
the exclusion of said property, hereinafter described, from the zone
or zones in which it is now situated, and the incorporation thereof
in the zone or zones hereinafter set forth; and did give notice
thereof in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing,
and did give all persons interested therein an opportunity to be
heard, and did receive evidence and reports, and did thereupon
consider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings, and
recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should be
adopted and that the property hereinafter described should be
excluded from the zone or zones in which it is now situated and
incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:
That portion of Lot 7 in Block 17 of a "Subdivision of
the South half of Section 21, in Township 4 South, Range
10 West, San Bernardino Base and Meridian", as shown on
a map thereof recorded in Book 1, page 33, Miscellaneous
Maps, records of said Orange County, described as follows:
Beginning at a point on the South line of said Lot 7,
South 89 51' 10" East 340.40 feet from the Southwest
corner thereof, said point being the Southeast corner

of the land conveyed to William L. Farrow and wife, by
deed recorded. February 27, 1948, in Book 1620, page
497, Official Records, in the office of the County
Recorder of said Orange County; thence North 0 33' 10"
East along the East line of said land conveyed to
William L. Farrow and wife, 368.87 feet; thence South
89 43' 50" East, 120 feet to a point; thence South
0 33' 10" West 368.87 feet to a point on the South
line of said lot; thence North 89 51' 10" West along
said South line, 120 feet to the point of beginning.
EXCEPTING THEREFROM the South 50 feet of the West 12.5
feet of the above described land;
be excluded from R -0, ONE- FAMILY SUBURBAN ZONE, and incorporated
in C -1, NEIGHBORHOOD COMMERCIAL ZONE, upon the following con-
ditions:
1. That the owner of subject property shall deed to
the City of Anaheim a strip of land 60 feet in
width, from the center line of the street, along
Katella Avenue for street widening purposes.
2. (a) That all engineering requirements of the City
of Anaheim along Katella Avenue, including pre-
paration of improvement plans and installation of
all improvements, such as curbs and gutters, side-
walks, street grading and paving, drainage facili-
ties, or other appurtenant work shall be complied
with as required by the City Engineer and in
accordance with standard plans and specifications
on file in the Office of the City Engineer; and
(b) that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the
City to guarantee the installation of said
engineering requirements.
3. That the owner of subject property shall pay to
the City of Anaheim the sum of $2.00 per front
foot, along Katella Avenue, for street lighting
purposes.
4. That adequate areas for trash storage, accessible
to trash -truck pickup, shall be provided as deter-
mined and required by the Street Maintenance and
Sanitation Division of the Public Works Department,
which areas shall be enclosed by a solid fence or
wall prior to final building inspection.
5. That subject property shall be developed substan-
tially in accordance with plans on file with the
City of Anaheim, marked "Exhibits Nos. 1 and 2".
6. That tree wells shall be installed in the un-
cemented portion of the Katella Avenue parkway
abutting subject property; that plans for said
landscaping shall be submitted to and approved by
the Superintendent of Parkway Maintenance; and that
said landscaping shall be installed prior to final
building inspection.

7. That a 6 -foot strip of land shall be landscaped
and said landscaping maintained, as indicated on
Exhibit No. 2 on file with the City; that plans
for said landscaping shall be submitted to and
approved by the Superintendent of Parkway Main-
tenance; and that said landscaping shall be in-
stalled prior to final building inspection.
8. That a 6 -foot masonry wall shall be constructed
along the north property line prior to final
building inspection.
9. That no combination of residential and commercial
use of the existing residential building shall be
permitted. If, however, commercial use of the
existing building is desired, said building must
be remodeled to commercial standards, and plans
for said remodeling must be submitted to and
approved by the Development Review Board.
10. That Conditions Nos. 1, 2 {b) and 3 above-mentioned
shall be cotplied with within a period of 180 days
from date hereof, or such further time as the City
Council may grant.
BE IT FURTHER RESOLVED that the City .Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and deter-
mined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by me
this 5th day of March, 1963.
