A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE BOUND-
ARIES OF CERTAIN ZONES SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Pro-
ceedings No. 62 104 to consider an amendment
to Title 18 of the Anaheim Municipal Code relating to zoning,
and to consider a change in the boundaries of the zone or
zones hereinafter mentioned and described, and at said hearing
did receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a summary of the
evidence presented at said hearing, and a recommendation that
the proposed amendment be adopted by the City Council and that
a certain zone or zones be changed as hereinafter set forth;
and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings, and recommendation of the City
Planning Commission the City Council did fix the 18th day
of June 19 63 as the time and the City Council
Chambers in the City Hall of City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said prop-
erty, hereinafter described, from the zone or zones in which
it is now situated, and the incorporation thereof in the zone
or zones hereinafter set forth; and did give notice thereof
in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public
hearing, and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consider the summary of evidence presented at
said public hearing before the Planning Commission, its report
of findings, and recommendation; and
WHEREAS, the City Council does find and determine
that the amendment to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:

The North half of the Southwest quarter of the North-
west quarter of the Southwest quarter of Section 14,
Township 4 South, Range 11 West, San Bernardino Base
and Meridian, more particularly described as follows:
Beginning at a point in the Westerly line of said
Section 14, South 0 15' 45" East 674.42 feet from
the West quarter corner of said section; thence
North 89 36' 50" East 662.84 feet to a point; thence
South 0 16' East 337.18 feet to a point; thence
South 89 36' 40" West 662.87 feet to a point in the
Westerly line of said section; thence
North 0 15' 45" West 337.21 feet to the point of
beginning.
EXCEPTING THEREFROM the Northerly rectangular two
acres.
ALSO EXCEPTING portion on the West included in road.
ALSO EXCEPTING THEREFROM that portion lying South-
easterly of the Northwesterly line of the land
described in a deed to the Orange County Flood Control
District, recorded October 14, 1960 in Book 5463,
page 289 of Official Records.
ALSO EXCEPTING that portion thereof lying southeasterly
of the northwesterly line of the strip of land 75 feet
in width, lying 33 feet southerly and 42 feet northerly
of a line as described in the deed conveying said strip
to the Orange County Flood Control District recorded
on April 21, 1961, in book 5697, page 310, Official
Records.
be excluded from R -A, RESIDENTIAL- AGRICULTURAL ZONE, and incor-
porated in R -3, MULTIPLE FAMILY RESIDENTIAL ZONE, upon the
following conditions:
1. That the owners of subject property shall deed
to the City of Anaheim a strip of land 53 feet
in width, from the center line of the street,
along Knott Avenue for street widening purposes.
2. (a) That all engineering requirements of the
City of Anaheim along Knott Avenue, including
preparation of improvement plans and installation
of all improvements, such as curbs and gutters,
sidewalks, street grading and paving, drainage
facilities, or other appurtenant work shall be
complied with as required by the City Engineer
and in accordance with standard plans and
specifications on file in the Office of the City
Engineer; and (b) that a bond in an amount and
form satisfactory to the City of Anaheim shall
be posted with the City to guarantee the instal-
lation of said engineering requirements.
3. That the owners of subject property shall pay to
the City of Anaheim the sum of $2.00 per front
foot, along Knott Avenue, for street lighting
purposes.

4. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of
the Fire Department, said fire hydrants to be
installed prior to final building inspection.
5. That the owners of subject property shall pay to
the City of Anaheim the sum of $25.00 per dwell-
ing unit, to be used for park and recreation
purposes, said amount to be paid at the time the
building permit is issued.
6. That trash storage areas shall be provided in
accordance with standard plans on file in the
Office of the Director of Public Works and
Superintendent of Streets, prior to final
building inspection.
7. That a six -foot masonry wall shall be constructed
along the north and south boundaries of subject
property, prior to final building inspection.
8. That subject property shall be developed sub-
stantially in accordance with Exhibits Nos. 1, 2,
3, 4 and 5, Revision No. 1, on file with the City
of Anaheim, EXCEPT that the front elevations
shown on Plan "A" shall be used for all structures.
That the completion of these reclassification
proceedings is contingent upon the granting of
Conditional Use Permit No. 407.
10. That Conditions Nos. 1, 2(b) and 3 above mentioned
shall be complied with within a period of 180 days
from date hereof, or such further time as the
City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
me this 18th day of June, 1963.
