estimate, in an amount determined by the City Engineer to be
sufficient to pay for future street widening along Winston Road,
including utility relocations, required offsite BMPs, etc.

33 The developer shall submit street improvement plans, obtain a
right of way construction permit, and post a security
(Performance and Labor & Materials Bonds) in an amount

City Attorney for the construction of all proposed off-site and
public improvements within the City street right of way of
Winston Road.

34 The legal property owner shall submit an application for a
Subdivision Map Act Certificate of Compliance to the Public
Works Department, Development Services Division. A
Certificate of Compliance or Conditional Certificate of
Compliance shall be submitted for review and approval to the
City Surveyor and recorded in the Office of the Orange County
Recorder prior to issuance of a building permit.

36 All Landscape plans shall comply with the City of Anaheim
adopted Landscape Water Efficiency guidelines. This ordinance
is in compliance with the State of California Model Water
Efficient Landscape Ordinance (AB 1881).

37 Submit an interim soils report indicating pad compaction and site
stability prepared by the project's Geotechnical Engineer of
Record. The pad compaction report shall include a site plan
showing the compaction testing locations.
