A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERMIT NO. 477.
WHEREAS, the City Planning Commission of the City of
Anaheim did receive an application for a Conditional Use Permit
from HENRY M. PLOU, ET AL., 214 GRAND AVENUE, ANAHEIM, CALI-
FORNIA to construct a one and two story, multiple- family planned
residential development and permitting a waiver of the one -story
height limitation within 150 feet of an R -1, One- Family Resi-
dential Zone, on the following described property situated in
the City of Anaheim, County of Orange, State of California, to
wit:
PARCEL 1: The southwest quarter of the West half of
the southeast quarter of the southeast quarter of
section 11, Township 4 South, Range 11 West, in the
Rancho Los Coyotes, City of Anaheim, County of Orange,
State of California, as per map recorded in Book 51
Page 11 of Miscellaneous Maps, in the office of the
County Recorder of said county.
EXCEPT that portion thereof described as follows:
Beginning at the southwest corner of said land, be-
ing the intersection of the center lines of Grand
Avenue and Lincoln Avenue, thence North 0 311 15"
West 152.42 feet along said center line of Grand

Avenue; thence North 890 41' 30" East 100.00 feet;
thence southerly 152.40 feet parallel with said cen-
ter line of Grand Avenue to said center line of
Lincoln Avenue; thence South 89 40 45" West 100.00
feet to the point of beginning.
ALSO EXCEPT that portion thereof described as follows:
Beginning at the southeast corner of said southwest
quarter, being South 89 40 45" West 998.21 feet
from the southeast corner of said section 11; thence
South 89° 401 45" West 73.00 feet; thence North
0 32 15" West 159.86 feet; thence North 89° 411 30"
East 73.00 feet; thence South 0 32 15" East 159.85
feet to the point of beginning.
ALSO EXCEPT that portion thereof included within the
North 10.00 feet of the South 40.00 feet of said
section 11.
PARCEL 2: That portion of the southwest quarter of
the West half of the southeast quarter of the south-
east quarter of section 11, Township 4 South, Range
11 West, in the Rancho Los Coyotes, City of Anaheim,
County of Orange, State of California, as per map
recorded in Book 51 Page 11 of Miscellaneous Maps,
in the office of the County Recorder of said county,
described as follows:
Beginning at the southeast corner of said southwest
quarter, being South 89 40 45" West 998.21 feet
from the southeast corner of said section 11; thence

South 89° 401 45" West 73.00 feet; thence North 0 0 3 2 1 15
West 159.86 feet; thence North 89° 411 30" East 73.00
feet; thence South 0 32 15" East 159.85 feet to the
point of beginning.
EXCEPT that portion thereof included within the North
10.00 feet of the South 40.00 feet of said section 11.
PARCEL 3: The southeast quarter of the West half of
the southeast quarter of the southeast quarter of
section 11, Township 4 South, Range 11 West, in the
Rancho Los Coyotes, City of Anaheim, County of Orange,
State of California, as per map recorded in Book 51,
Page 11 of Miscellaneous Maps, in the office of the
County Recorder of said county.
EXCEPT the South 240.00 feet of the East 80.00 feet
thereof.
ALSO EXCEPT that portion thereof included within the
North 10.00 feet of the South 40.00 feet of said
Section 11.
PARCEL 4: The West one acre of the South two acres of
the northwest quarter of the southeast quarter of the
southeast quarter of section 11, Township 4 South,
Range 11 West, in the Rancho Los Coyotes, City of
Anaheim, County of Orange, State of California, as
per map recorded in Book 51,Page 11 of Miscellaneous
Maps, in the office of the County recorder of said
county.
PARCEL 5: The South two acres of the northwest quarter
of the southeast quarter of the southeast quarter of
section 11, Township 4 South, Range 11 West, in the
Rancho Los Coyotes, City of Anaheim, County of Orange,
State of California, as per map recorded in Book 51,
Page 11 of Miscellaneous Maps, in the office of the
County Recorder of said county.
EXCEPT the West one acre thereof.
PARCEL 6: The South one acre of the North 8.13 acres
of the northwest quarter of the southeast quarter of
the southeast quarter of section 11, Township 4 South,
Range 11 West, in the Rancho Los Coyotes, City of
Anaheim, County of Orange, State of California, as
per map recorded in Book 51,Page 11 of Miscellaneous
Maps, in the office of the County Recorder of said
county.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon
said application on September 16, 1963, notices of which said
public hearing were duly given as required by law and the
provisions of Title 18, Chapter 18.76 of the Anaheim Municipal
Code; and
WHEREAS, said Commission, after due inspection,
investigation and studies made by itself and in its behalf
and after due consideration of all evidence and reports

offered at said hearing did adopt its Resolution No. 915
Series -64, granting Conditional Use Permit No. 477,
subject to the conditions therein set forth; and
WHEREAS, thereafter, within twenty -two (22) days
from the date of the adoption of said resolution, the City
Council did elect, upon its own motion, to review the action
of the City Planning Commission in granting said Conditional
Use Permit and did thereupon fix the 29th day of October,
1963, as the time and the Council Chamber in the City Hall
of the City of Anaheim as the place for a public hearing
upon said Conditional Use Permit, and notices of such public
hearing were duly given as required by law and the provisions
of Title 18, Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such
hearing and did give all persons interested therein an op-
portunity to be heard and did receive evidence and reports;
and
WHEREAS, the City Council finds, after careful con-
sideration of the recommendations of the City Planning Commis-
sion and all evidence and reports offered at said hearing,
that:
1. The proposed use is properly one for which a
Conditional Use Permit is authorized by the
Anaheim Municipal Code.
2. The proposed use will not adversely affect the
adjoining land uses and the growth and development
of the area in which it is proposed to be located.
3. The size and shape of the site proposed for the use
is adequate to allow the full development of the
proposed use in a manner not detrimental to the
particular area nor to the peace, health, safety
and general welfare.
4. The traffic generated by the proposed use will not
impose an undue burden upon the streets and high-
ways designed and improved to carry the traffic in
the area.
5. The granting of the Conditional Use Permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general welfare of
the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED, by the City Council
of the City of Anaheim that the action of the City Planning
Commission granting said Conditional Use Permit be, and the
same is hereby sustained, and that Conditional Use Permit
No. 477 be, and the same is hereby, granted permitting the
construction of a one and two- story, multiple family planned
residential development and a waiver of the one -story height
limitation within 150 feet of an R -1, One- Family Residential
Zone on the property hereinbefore described, subject to the
following conditions:

1. That the owner of subject property shall pay to the
City cC Anaheim the sum of $25.00 per dwelling unit, to
be used for park and recreation purposes, said amount
to be paid at the time the building permit is issued.
2. That trash storage areas shall be provided in accord-
ance with approved plans on file in the Office of the
Director of Public Works and Superintendent of Streets,
prior to final building inspection.
3. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire
Department, said fire hydrants to be installed prior
to final building inspection.
4. That subject property shall be developed substantially
in accordance with plans and specifications on file
with the City of Anaheim, marked Exhibits Nos. 1
through 7.
5. That a 6 -foot masonry wall shall be constructed along
the north and east boundaries of subject property,
prior to final building inspection.
6. That tree wells shall be provided at approximately
40 -foot intervals in the Lincoln and Grand Avenues
parkways abutting subject property, and on both sides
of the interior streets along the periphery of subject
property; that plans for said tree wells and the plant-
ings therein shall be submitted to and approved by the
Superintendent of Parkway Maintenance; and that said
tree wells shall be planted with trees prior to final
building inspection.
7. That any structures erected on subject property shall be
set back 35 feet from the property line on Lincoln Avenue
and 15 feet from the property line on Grand Avenue.
8. That a 6 -foot decorative masonry wall shall be construc-
ted along the south and west setback lines of subject
property, prior to final building inspection.
9. That landscaping shall be installed and maintained in
the Lincoln and Grand Avenues setback areas; that plans
for said landscaping shall be submitted to and approved
by the Superintendent of Parkway Maintenance; and that
said landscaping shall be installed prior to final
building inspection.
10. That this Conditional Use Permit is granted subject to
the completion of Reclassification Proceedings No. 63-64-35
now pending.
The City Council hereby reserves the right to revoke such
Conditional Use Permit for good cause or failure of said owner,
his heirs, successors or assigns to comply with the Anaheim Muni-
cipal Code and regulations and the conditions herein.
THE FOREGOING RESOLUTION is .ved and signed by me
