A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE BOUND-
ARIES OF CERTAIN ZONES SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Pro-
ceedings No. 63 to consider an amendment
to Title 18 of the Anaheim Municipal Code relating to zoning,
and to consider a change in the boundaries of the zone or
zones hereinafter mentioned and described, and at said hearing
did receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a summary of the
evidence presented at said hearing, and a recommendation that
the proposed amendment be adopted by the City Council and that
a certain zone or zones be changed as hereinafter set forth;
and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings, and recommendation of the City
Planning Commission the City Council did fix the 29th day
of October 19 63 as the time and the City Council
Chambers in the City Hall of the City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said prop-
erty, hereinafter described, from the zone or zones in which
it is now situated, and the incorporation thereof in the zone
or zones hereinafter set forth; and did give notice thereof
in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public
hearing, and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consider the summary of evidence presented at
said public hearing before the Planning Commission, its report
of findings, and recommendation; and
WHEREAS, the City Council does find and determine
that the amendment to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:

PARCEL 1:
The southwest quarter of the West half of the south-
east quarter of the southeast quarter of Section 11,
Township 4 South, Range 11 West, in the Rancho Los
Coyotes, City of Anaheim, County of Orange, State of
California, as per map recorded in Book 51, page 11 of
Miscellaneous Maps, in the office of the county re-
corder of said county.
EXCEPT that portion thereof described as follows:
Beginning at the southwest corner of said land, being
the intersection of the center lines of Grand Avenue
and Lincoln Avenue; thence North 0 31' 15" West
152.42 feet along said center line of Grand Avenue;
thence North 89 41' 30" East 100.00 feet; thence
southerly 152.40 feet parallel with said center line
of Grand Avenue to said center line of Lincoln Avenue;
thence South 89 40' 45" West 100.00 feet to the point
of beginning.
ALSO EXCEPT that portion thereof described as follows:
Beginning at the southeast corner of said southwest
quarter, being South 89 40' 45" West 998.21 feet from
the southeast corner of said Section 11; thence South
89 40' 45" West 73.00 feet; thence North 0 32' 15"
West 159.86 feet; thence North 89 41' 30" East 73.00
feet; thence South 0 32' 15" East 159.85 feet to the
point of beginning.
ALSO EXCEPT that portion thereof included within the
North 10.00 feet of the South 40.00 feet of said
Section 11.
PARCEL 2:
That portion of the southwest quarter of the West half
of the southeast quarter of the southeast quarter of
Section 11, Township 4 South, Range 11 West, in the
Rancho Los Coyotes, City of Anaheim, County of Orange,
State of California, as per map recorded in Book 51,
page 11 of Miscellaneous Maps, in the office of the
county recorder of said county, described as follows:
Beginning at the southeast corner of said southwest
quarter, being South 89 40' 45" West 998.21 feet from
the southeast corner of said Section 11; thence South
89 40' 45" West 73.00 feet; thence North 0 32' 15"
West 159.86 feet; thence North 89 41' 30" East 73.00
feet; thence South 0 32' 15" East 159.85 feet to the
point of beginning.
EXCEPT that portion thereof included within the North
10.00 feet of the South 40.00 feet of said Section 11.
PARCEL 3:
The southeast quarter of the West half of the southeast
quarter of the southeast quarter of Section 11, Township
4 South, Range 11 West, in the Rancho Los Coyotes, City
of Anaheim, County of Orange, State of California, as
per map recorded in Book 51, page 11 of Miscellaneous
Maps, in the office of the county recorder of said

EXCEPT the South 240.00 feet of the East 80.00 feet
thereof.
ALSO EXCEPT that portion thereof included within the
North 10.00 feet of the South 40.00 feet of said
section 11.
PARCEL 4:
The West one acre of the South two acres of the north-
west quarter of the southeast quarter of the southeast
quarter of Section 11, Township 4 South, Range 11
West, in the Rancho Los Coyotes, City of Anaheim,
County of Orange, State of California, as per map re-
corded in Book 51, page 11 of Miscellaneous Maps, in
the office of the county recorder of said county.
PARCEL 5:
The South two acres of the northwest quarter of the
southeast quarter of the southeast quarter of Section 11,
Township 4 South, Range 11 West, in the Rancho Los
Coyotes, City of Anaheim, County of Orange, State of
California, as per map recorded in Book 51, page 11 of
Miscellaneous Maps, in the office of the county recorder
of said county.
EXCEPT the West one acre thereof.
PARCEL 6:
The South one acre of the North 8.13 acres of the north-
west quarter of the southeast quarter of the southeast
quarter of Section 11, Township 4 South, Range 11 West,
in the Rancho Los Coyotes, City of Anaheim, County of
Orange State of California, as per map recorded in
Book 51, page 11 of Miscellaneous Maps, in the office
of the county recorder of said county.
be excluded from R -A, RESIDENTIAL- AGRICULTURAL ZONE and C -3,
HEAVY COMMERCIAL ZONE, and incorporated in R -3, MULTIPLE- FAMILY
RESIDENTIAL ZONE, upon the following conditions:
1. That if the interior streets, as shown on
Exhibit No. 1 on file with the City of Anaheim,
are to be dedicated to the City of Anaheim, a
tract map shall be recorded in the Office of
the County Recorder of Orange County.
2. That if the interior streets, as shown on said
Exhibit No. 1 on file with the City of Anaheim,
are to be maintained as private streets, the
following requirements shall be complied with:
(a) The interior streets shall be improved to
City standards, including street lights and
improvement plans, which shall be submitted
to and approved by the City Engineer.
(b) The owners of subject property shall deed to
the City of Anaheim a strip of land 32 feet
in width, from the center line of the street,
along Grand Avenue for street widening
purposes.

(c) (1) That all engineering requirements of
the City of Anaheim along Grand and Lincoln
Avenues, including preparation of improve-
ment plans and installation of all improve-
ments, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities,
or other appurtenant work shall be complied
with as required by the City Engineer and in
accordance with standard plans and specifica-
tions on file in the Office of the City
Engineer; and (2) that a bond in an amount
and form satisfactory to the City of Anaheim
shall be posted with the City to guarantee the
installation of said engineering requirements.
(d) Street lights shall be installed along Grand
and Lincoln Avenues in accordance with City
standards and a street lighting plan approved
by the Utilities Director.
(e) The owners of subject property shall pay check-
ing and inspection fees as required by the
Anaheim Municipal Code for the processing of
improvement plans and for construction
inspection.
3. That subject property shall be developed substantially
in accordance with plans and specifications on file
with the City of Anaheim, marked Exhibits Nos. 1
through 7.
4. That a 6 -foot masonry wall shall be constructed along
the north and east boundaries of subject property,
prior to final building inspection.
5. That tree wells shall be provided at approximately
40 -foot intervals in the Lincoln and Grand Avenues
parkways abutting subject property, and on both sides
of the interior streets along the periphery of sub-
ject property; that plans for said tree wells and the
plantings therein shall be submitted to and approved
by the Superintendent of Parkway Maintenance; and
that said tree wells shall be planted with trees
prior to final building inspection.
6. That a petition for zoning variance shall be filed
with the City of Anaheim on the property located at
the southeast corner of subject property, and indicated
on the plans as "Not a Part," to permit the establish-
ment of an R -A, RESIDENTIAL- AGRICULTURAL ZONE parcel
of less than one acre; and that said petition shall be
filed within a period of 180 days from date hereof, or
such further time as the City Planning Commission or
City Council may grant.
7. That the parcel containing more than one acre, located
at the northwest corner of subject property and
indicated on the plans as "Not a Part,' shall be
developed under the provisions of the R -3, Multiple
Family Residential Zone; and that plans for the
development of said parcel shall be subject to
approval of the Development Review Board.

8. That the completion of these reclassification
proceedings is contingent upon the granting of
Conditional Use Permit No. 477.
9. That Condition No. 2 above mentioned shall be
complied with within a period of 180 days from
date hereof, or such further time as the City
Council may grant, unless a tract map is re-
corded in the Office of the County Recorder of
Orange County.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and deter-
mined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by me
this 29th day of October, 1963.
