A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERMIT NO. 457.
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore initiate and propose the granting of a
Conditional Use Permit to expand an existing trailer park on
the following described property situated in the City of Anaheim,
County of Orange, State of California, to wit:
Lots 1, 6 and 21 of Block 2 and Lot 2 of
Block 3 in Tract No. 419, as shown on a
map recorded in Book 16, Page 2 of
Miscellaneous Maps, records of Orange
County, California.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon
said proposal on August 19, 1963, notices of which said public
hearing were duly given as required by law and the provisions
of Title 18, Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, said Commission, after due inspection, inves-
tigation and studies made by itself and in its behalf, and after
due consideration of all evidence and reports offered at said
hearing, did adopt Resolution No. 874 Series 1963 -64 granting
Conditional Use Permit No. 457 in part, as follows:
To permit the operation of an existing overnight
trailer park as a conforming use on Lots 6 and 21
of Block 2 in said Tract No. 419, subject to certain
conditions set forth in said Resolution No. 874.
AND WHEREAS, thereafter, within twenty -two days from
the date of the adoption of said resolution, the City Council
did elect, upon its own motion, to review the action of the
City Planning Commission in granting said Conditional Use
Permit in part, and did thereupon fix the 17th day of September,
1963 as the time and the Council Chamber in the City Hall in
the City of Anaheim as the place for a public hearing upon
said Conditional Use Permit, and notices of such public hearing
were duly given as required by law and the provisions of Title
18, Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hearing
and did give all persons interested therein an opportunity to
be heard and did receive evidence and reports; and
WHEREAS, the City Council finds, after careful con-
sideration of the recommendations of the City Planning Commission
and all evidence and reports offered at said hearing, that:
1. The proposed use as recommended by the City Planning
Commission is properly one for which a Conditional
Use Permit is authorized by the Anaheim Municipal
Code.
2. The proposed use will not adversely affect the
adjoining land uses and the growth and develop-
ment of the area in which it is proposed to be
located.
3. The size and shape of the site proposed for the
use is adequate to allow the full development of
the proposed use in a manner not detrimental to
the particular area nor to the peace, health,
safety and general welfare.
4. The traffic generated by the proposed use will
not impose an undue burden upon the streets and
highways designed and improved to carry the
traffic in the area.
5. The granting of the Conditional Use Permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general welfare of
the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that the action of the City Planning Commis-
sion granting said Conditional Use Permit in part, be, and the
same is hereby sustained, and that Conditional Use Permit No.
457 be, and the same is hereby, granted permitting the operation
of an existing overnight trailer park as a conforming use on
Lots 6 and 21 of Block 2 in said Tract No. 419, subject to the
following conditions:
1. That the owners of subject property shall pay
to the City of Anaheim the sum of $2.00 per front
foot for street lighting purposes along Zeyn and
Lemon Streets for those portions on which said
sum has not been paid under previous zoning
applications.
2. That the owners of subject property shall pay to
the City of Anaheim the sum of $75.00 for the
processing of this Conditional Use Permit, in
accordance with the minutes of the meeting of
the City Council held February 26, 1963.
3. That the existing structures on Lot No. 21 of
Block No. 2 shall be removed and said property
shall be developed in accordance with Exhibit
No. 1 on file with the City of Anaheim.
4. That tree wells shall be provided at approxi-
mately 40 -foot intervals in the Zeyn and Lemon
Street parkways abutting subject property; that
plans for said tree wells and the landscaping
therein shall be submitted to and approved by
the Superintendent of Parkway Maintenance; and
that said tree wells shall be planted prior to
final building inspection.
5. That any existing sewerage and water connections
on Lot No. 1 of Block No. 2 and Lot No. 2 of
Block No. 3 shall be reduced to ground level and
capped.

6. That the existing six -foot masonry wall on the
southerly property line of Lot No. 2 of Block
No. 3 shall be stepped down to 42 inches in the
front yard setback to conform to Anaheim
Municipal Code requirements.
7. That the existing six -foot masonry wall on the
northerly property line of Lot No. 21 of Block
No. 2 shall be stepped down to 42 inches in
the front yard setback to conform to Anaheim
Municipal Code requirements; and that said wall
shall be stepped down within a period of 180
days from date hereof, unless within said
period of time a request for abandonment of the
southerly 50 feet of Lemon Street is received
by the City.
8. That a request be made for the abandonment of the
alley between Lot No. 6 and Lot No. 21 of Block
No. 2 in Tract No. 419.
9. That Cond5tions Nos. 1, 2, 3, 5 and 6 above
mentioned shall be complied with within a period
of 180 days from date hereof, or such further
time as the City Council may grant.
BE IT FURTHER RESOLVED that that portion of the proposal
for a Conditional Use Permit to expand an existing trailer park
on Lot 1 of Block -2 and Lot 2 of Block 3 in said Tract No. 419
be, and the same is hereby denied.
The City Council hereby reserves the right to revoke
this Conditional Use Permit for good cause or failure of said
owners, their heirs, successors or assigns to comply with the
Anaheim Municipal Code and regulations and the conditions herein.
THE FOREGOING RESOLUTION is approved and signed by me
this 1st day of October, 1963.
