A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE BOUND-
ARIES OF CERTAIN ZONES SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Pro-
ceedings No. 63 -64 -2 to consider an amendment
to Title 18 of the Anaheim Municipal Code relating to zoning,
and to consider a change in the boundaries of the zone or
zones hereinafter mentioned and described, and at said hearing
did receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a summary of the
evidence presented at said hearing, and a recommendation that
the proposed amendment be adopted by the City Council and that
a certain zone or zones be changed as hereinafter set forth;
and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings, and recommendation of the City
Planning Commission the City Council did fix the 27th day
of August 19 63 as the time and the City Council
Chambers in the City Hall of the City of Anaheim as the place
for a public hearing upon said proposed amendment to Title 18
of the Anaheim Municipal Code, and the exclusion of said prop-
erty, hereinafter described, from the zone or zones in which
it is now situated, and the incorporation thereof in the zone
or zones hereinafter set forth; and did give notice thereof
in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public
hearing, and did give all persons interested therein an oppor-
tunity to be heard, and did receive evidence and reports, and
did thereupon consider the summary of evidence presented at
said public hearing before the Planning Commission, its report
of findings, and recommendation; and
WHEREAS, the City Council does find and determine
that the amendment to Title 18 of the Anaheim Municipal Code
should be adopted and that the property hereinafter described
should be excluded from the zone or zones in which it is now
situated and incorporated in the zone or zones as hereinafter
set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that Title 18 of the Anaheim Municipal
Code be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:

PARCEL 1:
The Easterly 132.50 feet of the Northeast quarter
of the Northwest quarter of the Northeast quarter
of Section 13, Township 4 South, Range 11 West,
in the Rancho Los Coyotes, in the City of Anaheim,
as said section is shown on a map recorded in
Book 51, page 11, Miscellaneous Maps, records of
said Orange County.
EXCEPT the North 66.00 feet thereof.
PARCEL 2:
The North half of the Northeast quarter of the
Northeast quarter of Section 13, Township 4 South,
Range 11 West, in the Rancho Los Coyotes, in the
City of Anaheim, as said section is shown on a
map recorded in Book 51, page 11, Miscellaneous
Maps, records of said Orange County.
EXCEPT the North 66.00 feet thereof.
ALSO EXCEPT the East 1198.00 feet thereof.
ALSO EXCEPTING THEREFROM that portion that is in-
cluded within a strip of land 70.00 feet in width,
lying 30.00 feet Northerly and Northwesterly, and
40.00 feet Southerly and Southeasterly of the
following described line:
Commencing at the center line intersection of Lin-
coln Avenue and Magnolia Street; assaid intersec-
tion is shown in County Surveyor's Transit Book
108, page 49, on June 14, 1957, on file in the
County Surveyor's Office of Orange County; thence
South 89 25 10" West along said center line of
Lincoln Avenue 686.95 feet to the true point of
beginning; thence South 13 25' 10" West 116.60
feet to the beginning of a curve tangent, concave
Northwesterly and having a radius of 780.00 feet;
thence Southwesterly along said curve through a
central angle of 63 24' 20" an arc distance of
863.18 feet to a line tangent; thence South 76 49'
30" West along said tangent line 237.50 feet to the
beginning of a curve tangent, concave Northerly and
having a radius of 1000.00 feet; thence Westerly
along said curve through a central angle of 12 34'
10" an arc distance of 219.39 feet to a line tangent;
thence South 89 23' 40" West along said tangent line,
907.87 feet to a point on the center line of Dale
Street, distant thereon South 0 28' 20" East
761.90 feet from the intersection with said center
line of Lincoln Avenue as shown on said County
Surveyor's Transit Book 108, page 49.
be excluded from R A, RESIDENTIAL AGRICULTURAL ZONE, and incorporate
in C 1, NEIGHBORHOOD COMMERCIAL ZONE, upon the following conditions:
1. That sidewalks and driveways shall be installed
along Lincoln Avenue as required by the City
Engineer and in accordance with standard plans
and specifications on file in the Office of the
City Engineer, prior to final building inspection.

2. That the owners of subject property shall pay to
the City of Anaheim the sum of $2.00 per front
foot, along Lincoln Avenue, for street lighting
purposes.
3. That trash storage areas shall be provided in
accordance with approved plans on file in the
Office of the Director of Public Works and Super-
intendent of Streets, prior to final building
inspection.
4. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the
Fire Department, said fire hydrants to be in-
stalled prior to final building inspection.
5. That subject property shall be developed substan-
tially in accordance with plans and specifications
on file with the City of Anaheim, marked "Exhibits
Nos. 1, 2 and 3, Revision No. 1 provided, how-
ever, that a driveway of a minimum width of 30 feet
shall be incorporated to provide access to the rear
of subject property.
6. That a 10 -foot strip of land shall be landscaped
and said landscaping maintained, as indicated on
Exhibit No. 1, Revision No. 1; that plans for said
landscaping shall be submitted to and approved by
the Superintendent of Parkway Maintenance; and that
said landscaping shall be installed prior to final
building inspection.
7. That tree wells shall be provided at approximately
40 -foot intervals in the Lincoln Avenue parkway
abutting subject property; that plans for said tree
wells and the landscaping therein shall be sub-
mitted to and approved by the Superintendent of
Parkway Maintenance; and that said tree wells shall
be planted prior to final building inspection.
8. That any future development of subject property
shall be subject to review by the Development Review
Board; provided, however, that all structures shall
be limited to one story in height within 150 feet
of any existing R -1, One Family Residential Zone,
or as an alternative, all windows allowing visual
intrusion into an R -1 Zone shall be deleted.
9. That all air conditioning facilities shall be con-
tained within the building or properly shielded from
view.
10. That the owners of subject property shall submit
revised elevation plans to the Development Review
Board for approval, which plans shall incorporate
rock and woodwork to enhance the appearance of the
proposed structures.
11. That Conditions Nos. 2 and 10 above mentioned shall
be complied with within a period of 180 days from
date hereof, or such further time as the City Council
may grant.

BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and de-
termined to be necessary and proper.
