A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE
BOUNDARIES OF CERTAIN ZCNES SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceedings
No, 62 -63 -51 to consider an amendment to
Title ld of the Anaheim Muni Code relating to zoning, and to
consider a change in the boundaries of the zone or zones hereinafter
mentioned and described, and at said hearing did receive evidence one
reports from persons interested therein and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that certain zone or
zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of evi-
dence, report of findings, and recommendation of the City Planning
Commission the City Council did fix the 26th day of February
1963 as the time and the City Council Chambers in the City Hall
of the City of Anaheim as the place for a public hearing upon said
proposed amendment to Title 18 of the Anaheim Municipal Code, and
the exclusion of said property, hereinafter described, from the zone
or zones in which it is now situated, and the incorporation thereof
in the zone or zones hereinafter set forth; and did give notice
thereof in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing,
and did give all persons interested therein an opportunity to be
heard, and did receive evidence and reports, and did thereupon
consider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings, and
recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should be
adopted and that the property hereinafter described should be
excluded from the zone or zones in which it is now situated and
incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:
PARCEL 1:
That portion of Vineyard Lot G -6, in the city of Anaheim,
county of Orange, state of California, as oer map recorded
in book 4, pages 629 and 630 of Deeds, records of Los
Angeles County, California, described as follows:

Beginning at the southeasterly corner of said Anaheim
Vineyard Lot G -6; thence North 15 21' 40" West along
the northeasterly line of said lot, 655.00 feet; thence
South 74 33' 13' West parallel with the southeasterly
line of said lot, 115.00 feet to the true point of
beginning of this description; thence continuing
South 74 33' 13" West, parallel with the southeasterly
line of said lot, 58.00 feet; thence North 15 21' 40"
West, parallel with the northeasterly line of said lot,
139.40 feet to the northwesterly line of said lot;
thence North 74 30' 50" East along said northwesterly
line, 58.00 feet; thence South 15 21' 40" East,
parallel with the northeasterly line of said lot,
139.44 feet to the true point of beginning.
EXCEPT the northerly 10.00 feet conveyed to the City
of Anaheim, for widening West Santa Ana Street, by
deed recorded November 9, 1939 in book 911, page 460,
Official Records.
PARCEL 2:
The Easterly 115 feet of Vineyard Lot G -6, in the city
of Anaheim, county of Orange, state of California, as
shown on a map recorded in book 4, pages 629 and 630
of Deeds, records of Los Angeles County, California.
EXCEPT the Southerly 720 feet thereof.
PARCEL 3:
The easterly 115 feet of the northerly 65 feet of the
southerly 720 feet of Vineyard Lot "G -6 in the city
of Anaheim, county of Orange, state of California, as
per map recorded in book 4, pages 629 and 630 of
Deeds, records of Los Angeles County, California.
be excluded from R -3, MULTIPLE- FAMILY RESIDENTIAL ZONE, and incor-
porated in C -1, NEIGHBORHOOD- COMMERCIAL ZONE, upon the following
conditions:
1. That the owners of subject property shall deed to
the City of Anaheim a strip of land 45 feet in
width, from the center line of the street, along
Harbor Boulevard for street widening purposes.
2. That sidewalks shall be installed along Santa
Ana Street as required by the City Engineer and
in accordance with standard plans and specifi-
cations on file in the Office of the City
Engineer, and that said sidewalks shall be
installed prior to final building inspection.
3. That adequate areas for trash storage, accessi-
ble to trash -truck pickup, shall be provided as
determined and required by the Street Maintenance
and Sanitation Division of the Public Works
Department, which areas shall be enclosed with a
solid fence or wall prior to final building
inspection.

4. That the owners of subject property shall deed to
the City of Anaheim a three -foot public utility
easement and a two -foot overhang easement along
the southerly and westerly boundaries of subject
property.
5. That the owners of subject property shall pay to
the City of Anaheim the sum of $2.00 per front
foot, along Harbor Boulevard, for street lighting
purposes.
6. That subject property shall be developed substan-
tially in accordance with plans on file with the
City of Anaheim marked "Exhibits 1, 2 and 3."
7. That the owners of subject property shall place
of record City of Anaheim C -1 Deed Restrictions,
approved by the City Attorney, which restrictions
shall limit the uses of subject property to the
following:
1. PROFESSIONAL OFFICES:
(a) Accounting.
(b) Legal.
(c) Medical.
(d) Engineering.
(e) Architectural.
2. GENERAL BUSINESS OFFICES:
(a) Insurance.
(b) Real Estate.
(c) Stock Broker.
(d) Savings and Loan Associations.
(e) Advertising Agency.
(f) Travel Agency.
(g) Banks.
(h) Other Business Offices without
Retail Sales (Auto Clubs, etc.).
3. SERVICE BUSINESSES:
(a) Photographer.
(b) Drafting Service.
(c) Consultant Service (Any Field).
(d) Telephone Answering Service
Exchanges.
Secretarial Service
Duplicating, etc.
Barber Shops Beauty
Restaurant and Coffee
Drive -in or Walk -up.
(e)
(f)
(g)
Typing
Shops.
Shops (No
No Cocktails).
4. INCIDENTAL USES (Where Secondary and
Incidental to Permitted Uses):
(a) Pharmacies.
(b) Flower Shops.
(c) Drafting Supplies.
(d) Stationery Stores.
(e) Medical /Dental Office Equipment
10. That Conditions Nos. 1, 4, 5 and 7 above
mentioned shall be complied with within a
period of 180 days from date hereof, or such
further time as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects berein found and
determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
me this 5th day of March, 1963.
ATTEST:
8. That tree wells shall be installed at 40 -foot
intervals in the parkway portion of the Harbor
Boulevard and Santa Ana Street rights of way
abutting subject property; that plans for said
landscaping shall be submitted to and approved
by the Superintendent of Parkway Maintenance;
and that said landscaping shall be installed
prior to final building inspection.
9. That the completion of these reclassification
proceedings is contingent upon the granting
of Variance No. 1545.
