A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE
BOUNDARIES OF CERTAIN ZCNES SHOULD BE CHANGED,
WHEREAS, the City Planning Commiss °sQn of the City of
Anaheim did hold a public hearing in Reclassification Proceedings
No 62 -63 -35 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning, and to
consider a change in the boundaries of the zone or zones hereinafter
mentioned and described, and at said hearing did receive evidence and
reports from persons interested therein and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that certain zone or
zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of evi-
dence, report of findings, and recommendation of the City Planning
Commission the City Council did fix the 5th day of February
19 63 as the time and the City Council Chambers in the City Hall
of ie t City of Anaheim as the place for a Public hearing upon said
proposed amendment to Title 18 of the Anaheim Municipal Code, and
the exclusion of said property, hereinafter described, from the zone
or zones in which it is now situated, and the incorporation thereof
in the zone or zones hereinafter set forth; and did give notice
thereof in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing,
and did give all persons interested therein an opportunity to be
heard,,and did receive evidence and reports, and did thereupon
consider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings, and
recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should be
adopted and that the property hereinafter described should be
excluded from the zone or zones in which it is now situated and
incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:
That portion of the Northeast quarter of the Northeast
quarter of Section 15, in Township 4 South, Range 11
West, San Bernardino Base and Meridian, described as
follows:
Beginning at a point in the East line of said Section 15,
344 feet North of the Southeast corner of the Northeast
quarter of the Northeast quarter of said Section 15,
running thence West 630 feet to a point; thence North
parallel with the East line of said Northeast quarter of
the Northeast quarter, 328 feet; thence East parallel

with the South line of said Northeast quarter of the
Northeast quarter, 630 feet to a point in the East
line thereof and thence South along said East line
328 feet to the point of beginning.
be excluded from R -A, RESIDENTIAL- AGRICULTURAL ZONE, and incorpora-
ted in R -3, MULTIPLE FAMILY RESIDENTIAL ZONE, upon the following
conditions:
1. That the owners of subject property shall deed
to the City of Anaheim a strip of land 53 feet
in width, from the center line of the street,
along Knott Avenue for street widening purposes.
2. (a) That all engineering requirements of the
City of Anaheim along Knott Avenue, including
preparation of improvement plans and installa-
tion of all improvements, such as curbs and
gutters, sidewalks, street grading and paving, facilities, or other appurtenant work
shall be complied with as required by the City
Engineer and in accordance with standard plans
and specifications on file in the Office of the
City Engineer; and (b) that a bond in an amount
and form satisfactory to the City of Anaheim
shall be posted with the City to guarantee the
installation of said engineering requirements.
3. That the owners of subject property shall pay
to the City of Anaheim the sum of $2.00 per front
foot, along Knott Avenue, for street lighting
purposes.
4. That the owners of subject property shall pay to
the City of Anaheim the sum of $25.00 per dwell-
ing unit, to be used for park and recreation
purposes, said amount to be paid at the time the
building permit is issued.
5. That adequate areas for trash storage, accessible
to trash -truck pickup, shall be provided as deter-
mined and required by the Street Maintenance and
Sanitation Division of the Public Works Department,
which areas shall be enclosed by a solid fence or
wall prior to final building inspection.
6. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the
Fire Department, prior to final building inspection.
7. That a perimeter access drive shall be provided of
a minimum width of 21 feet, with adequate angle
cut -offs, or if no cut -offs are provided said drive
shall be a minimum width of 28 feet.
8. That subject property shall be developed substan-
tially in accordance with plans on file with the
City, marked. "Revision No. 1, Exhibits Nos. 1, 2,
3, and. 4," as amended herein.
9. That the completion of these reclassification pro-
ceedings is contingent upon the granting of Con-
ditional Use Permit No. 313.

That the proposed carports along the west side
of subject property shall abut the west property
line, rather than be located 10 feet from the
west property line as indicated on the plans;
and that the proposed central recreational area
shall be enlarged to contain an area equivalent
to 100 square feet per dwelling unit.
11. That garage doors shall be provided for the first
five carports west of the front property line on
the north side of subject property, or that the
entrance drive to said carports shall be decorated
or beautified, subject to the approval of the City
Council.
12. That the interior walls of the proposed carports
shall be stuccoed; that enclosed storage cabinets
shall be installed along the rear wall of said
carports; that auto bumper guards shall be in-
stalled near the rear wall of said carports; and
that all of said items shall be completed prior
to final building inspection.
13. That a 6 -foot masonry wall shall be constructed
along the north boundary of subject property as
indicated on the plans marked "Revision No. 1,
Exhibit No. 1," on file with the City of Anaheim.
14. That Conditions Nos. 1, 2(b) and 3 above mentioned
shall be complied with within a period of 180 days
from date hereof, or such further time as the City
Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
THE FOREGOING RESOLUTION is approved and signed by
me this 5th day of February, 1963.
