A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE'RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE
BOUNDARIES OF CERTAIN ZONES SHOULD BE CHANGED.
WHEREAS, the City Planning Commis son of the City of
Anaheim did hold a public hearing in Reclassification Proceedings
No. 62 -63 -45 to consider an amendment to
Title ltd of the Anaheim MutTc�pa1 Code relating to zoning, and to
consider a change in the boundaries of the zone or zones hereinafter
mentioned and described, and at said hearing did receive evidence and
reports from persons interested therein and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon the Planning Commission did duly adopt a resolution
containing a report of its findings, a summary of the evidence
presented at said hearing, and a recommendation that the proposed
amendment be adopted by the City Council and that certain zone or
zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of evi-
dence, report of findings, and recommendation of the City Planning
Commission the City Council did fix the 2nd day of January
1963 as the time and the City Ccundil Chambers in the City Hall
of tie City of Anaheim as the place for a Public hearing upon said
proposed amendment to Title 18 of the Anaheim Municipal Code, and
the exclusion of said property, hereinafter described, from the zone
or zones in which it is now situated, and the incorporation thereof
in the zone or zones hereinafter set forth; and did give notice
thereof in the manner and form as provided in said Title 18 of the
Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hearing,
and did give all persons interested therein an opportunity to be
heard,,and did receive evidence and reports, and did thereupon
consider the summary of evidence presented at said public hearing
before the Planning Commission, its report of findings, and
recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should be
adopted and that the property hereinafter described should be
excluded from the zone or zones in which it is now situated and
incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby, amended and that the following
described property, situated in the City of Anaheim, County of
Orange, State of California, to wit:
PARCEL 1
That portion of Lot 21 of the J. D. Taylor Tract, as shown
on a map thereof recorded in Book 36, pages 58 and 59,
Miscellaneous Records of Los Angeles County, California,
described as follows:

Beginning at the intersection of the center line of
Jefferson Street (formerly Cross Street) with the
Westerly prolongation of the Northerly line of said
Lot 21; thence North 73 31' East along said Northerly
line, 292.45 feet; thence South 36 23 East 488.54
feet to the Northerly line of land described in deed
to Margaret K. Hill, et al., recorded March 28, 1952,
in Book 2308, page 203, Official Records, in the office
of the County Recorder of said Orange County; thence
South 73 23 West 246.68 feet along said Northerly
line; thence North 78 10' 10" West 237.29 feet to the
center line of said Jefferson Street; thence North 17
00' West 347.41 feet to the point of beginning.
EXCEPTING from said Parcel 1 that portion thereof in-
cluded within Parcel 2 hereinafter described.
PARCEL 2
All that portion of Lot 21 of the J. D. Taylor Tract, as
shown on a map thereof recorded in Book 36, pages 58
and 59, Miscellaneous Records of Los Angeles County,
California, described as follows:
Beginning at a point in the center line of Jefferson
Street (formerly Cross Street), distant thereon South
17 00' 25" East 336.08 feet from the intersection of
said center line with the Westerly prolongation of the
Northerly line of said Lot 21; and running thence North
73 00' 00" East 93 feet; thence South 72 06' 00" East
140.07 feet; thence South 17 00' 00" East 35.61 feet,
thence South 73 23' 00" West 6.81 feet; thence South
17 54' 00" West 133.84 feet to a point in the center
line of Santa Ana Canyon Road, 60 feet in width, thence
North 72 06' 00" West, along said center line, 154.83
feet to a point in the Southerly extension of said cen-
ter line of Jefferson Street, said center line having a
bearing of South 17 00' 25" East; thence North 17 00'
25" West 135.75 feet to the point of beginning;
EXCEPTING THEREFROM that portion thereof lying South-
westerly of the Northeasterly line of the land conveyed
to Ted -Mar Company, a partnership, by deed recorded June
1, 1962, in Book6129, page 956, Official Records, in
the Office of the County Recorder of said Orange County,
said Northeasterly line being described as beginning at
a point in` the center line of Jefferson Drive, distant
thereon South 17 00' 00" East 347.41 feet from its inter-
section with the Westerly prolongation of the Northerly
line of said'Lot 21; and running thence South 78 10'
10" East 237.29 feet; thence North 73 23' 00" East
246.68 feet.
be excluded from R -A, RESIDENTIAL-AGRICULTURAL ZONE (R -3, Multiple
Family Residential Zone pending), and incorporated in C -1, NEIGH-
BORHOOD- COMMERCIAL ZONE, upon the following conditions:
1. That the owner of subject property shall deed to the
City of Anaheim a strip of land 50 feet in width,
from the center line of the street, along Jefferson
Street for street widening purposes.
2. (a) That all engineering requirements of the City
of Anaheim along Jefferson Street, including pre-
paration of improvement plans and installation of
all improvements, such as curbs and gutters, side-
walks, street grading and paving, drainage facili-
ties, or other appurtenant work shall be complied
with as required by the City Engineer and in
accordance with standard plans and specifications
on file in the Office of the City Engineer; and
(b) that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the
City to guarantee the installation of said engineer-
ing requirements.
3. That the owner of subject property shall pay to the
City of Anaheim the sum of $2.00 per front foot,
along Jefferson Street, for street lighting pur-
poses.
4. That adequate areas for trash storage, accessible
to trash -truck pickup, shall be provided as deter-
mined and required by the Street Maintenance and
Sanitation Division of the Public Works Department,
which areas shall be enclosed by a solid fence or
wall prior to final building inspection.
S. That the Jefferson Street alignment shall conform
to the Master Plan for Jefferson Street as approved
by the County of Orange and the City of Anaheim.
6. That the completion of these reclassification pro-
ceedings is contingent upon the completion of Re-
classification Proceedings No. 61 -62 -107 now
pending, the approval of revised plans for said
Reclassification No. 61 -62 -107, and upon the com-
pletion of the conditions of Conditional Use Permit
No. 243 and approval of the revised plans in con-
nection with said Conditional Use Permit No. 243.
7. That Conditions Nos. 1, 2(b) and 3 above mentioned
shall be complied with within a period of 180 days
from date hereof, or such further time as the City
Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and deter-
mined to be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by me
this 2nd day of January, 1963.
