A RESOLUTION. OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING CONDITIONAL i1SE PERMIT
No. 1785 .
WHEREAS, the City Planning Commission of the Cite of
Anaheim did receive an application for a conditional use permit
from LEE COMBS and LOWEN V. and LOUISE E. CASEY, owners, and
JOSEPH CONRAD, agent, to permit an automobile storage and
impound yard with a waiver of required site .screening on
the following described property:
PARCEL 1:
Lot 1 of Tract No. 1194 in the City of Anaheim, County
of Orange, State of California, as per map recorded in
Book 38, Pages 1 and 2 of Miscellaneous Maps, in the
office of the County Recorder of said county.
PARCEL 2:
That portion of "Dreyfus .and Others" land in the City
of Anaheim, County of Orange, State of California, as
shown on a map of survey by William Hamel filed for
record in Los Angeles County, a copy of which is shown
on pages 163 et seq., in Book 3 entitled "Los Angeles
County Maps", records of said Orange County, described
as follows:
Beginning at a stake in the intersection of Los Angeles
Street and South Street, said stake being 12.50 feet
southeasterly of the centerline of South Street and
24.50 feet. .southwesterly from the center line of Los
Angeles Street; thence southeasterly 280.50 feet
parallel with the center line of said Los Angeles Street;
thence .southwesterly 310.86 feet, parallel with the
center line of said South Street.; thence northwesterly
280.50 feet parallel with the said center line of Los
Angeles Street; thence northeasterly 310.86 feet parallel
with the said center line of South Street to the point
of beginning.
Except that portion thereof lying westerly of a line
parallel with and easterly 68.00 feet from the easterly
line of .that alley 10 feet in width along the easterly
line of Tract No. Il, as per map recorded in Book 9,

County Recorder of said county.
Also except the interest in the westerly 9 feet of the
easterly 9.25 feet of said land, as granted for the
widening of Los Angeles Street., to the City. of Anaheim,
by deed recorded August 5, 1905 in Book 147, Page 317
of deeds.
Also except the interest in that portion of said land
which was granted for the widening of South Street to
the City of Anaheim, by deeds recorded December 9, 1912,
in Book 224, Page 110 of deeds.
Said land is included within the area shown on the map
of Tract No. 1194 recorded in Book 38, Pages 1 and
2 of Miscellaneous Maps, of said Orange County.
PARCEL 3:
That portion of "Dreyfus and Others" land in the .City
of Anaheim, County of Orange, State of California, as
shown on a map of survey by William Hamel filed for
record in Los Angeles County, copy of which is shown on
Pages 163 et seq.., in Book 3, entitled "Los Angeles
County Maps", records of said Orange County, described
as follows:
Beginning at .the intersection of the southerly line of
West .South Street as described in a deed to the City
of Anaheim, recorded December 9, 1912, in Book 224,
Page .110 of deeds with line parallel with and easterly
68.00 feet from the easterly line of the 10..00-foot
alley shown on a map of Tract No. 11, recorded in Book
g, Page 11 of Miscellaneous Maps, records of Orange
County, California; thence southerly along said parallel
line to the southerly line of land described in the .deed
to Marceleno Soto, recorded November 29, 18$7, in Book
349, Page $5 of deed, records of Los Angeles County,.
California; thence westerly to the southwesterly corner
of said land of Soto.; thence northerly along the westerly
line of said land of Soto to the southerly line of said
West South Street; thence easterly to the point of

cation and studies made by itself and in its behalf. and after due
consideration of all evidence and reports offered at said hearing,
did adopt its Resolution No. PC77-Z$!} , denying
Conditional t.Jse Permit No. 17~ ~ ; and
Wi3EREf'1S, thereafter, within the time presr_ribed by yaw,
aT~ interested party or the City Council, on its own motion, caused
the r.evieFa of said Planning Commission action at a duly noticed
r~ua.;lic hearinc}; and
t~'2iEREAS, at the tine and place fixed for said public
hearing, tree City Counci]. did duly hold and conduct such hearing
and c?.i~l give all persons interested therein an opportunity to be
hears' arcl cid receive evidence and reports; and
WFIEREAS, the City Council finds, after careful consider-
ation o.f. the recommendations of the City Planning Commission and
all e:r.idence anc3 reports offered at said hearing, that:
1. T}:e proposed use is properly one for which a conditional

2. The proposed use will not adversely affect the adjoining
land uses and the growth and development of the area in which it
is r~r.~onrsed :o be located.
3. Thc: size and shape of the site proposed for the use is
ac:ecxuate t:~ al].aw the full development of the proposed use in a
ma:.ner not detrimental to the particular area nor.. to the peace,
:~ealth, safety and general welfare.
4. Thr~ traffic generated by the proposed use will not im-
pose an undue burden upon the streets and highways designed and
i~r~presved to carry the traffic in the area.
5. The ~~rantinq of the conditional use permit under the
condit~.ons imposed will not be detrimental to the peace, health,
;~fety and general welfare of the citizens of the City of Anaheim.
NOW, THEREFORE, $F IT RFS4LVED by the City Council of
the City of Anaheir*m that the action of the City Planning Corr-mission
~-^ denying said conditional use permit he, and the same is
iiere};-~, reversed- and that Conditional Use Permit No. 1785 be,
anc:i the-~ s3r,e xs ~erehy, granted permitting an automobile storage and
impound yard on the aforedescribed property, subject to the follow-
. ing conditions:

1. That the owners} of subject property shall deed
to the City of Anaheim a strip of land 10 ..feet. in width from
the. centerline of .the alley .for .alley. widening purposes.
~.-, 2. That trash storage areas shall be provided in
accordance with approved plans on file with the Office of the
Director of Public Works.
3. That .subject property shall be developed substan-
tially in accordance with. plans and specifications on file with
the .City of Anaheim marked Exhibit Nos. 1 and 2.
4. That no ingress or egress to the site shall be
permitted or utilized from the existing alley and no access
gates shall be permitted on the west property line adjacent to
said alley.
5. That an eight. foot block wall shall be installed
and maintained and the existing six foot wall be extended to
eight .feet .surrounding the 'property which walls shall be
completed within g0 days from the date of this Resolution.
6, That no mechanical work other than minor repairs
shall be permitted and no such work shall be conducted after
6:00 p.m. daily or on Saturday, or Sunday.
7. That no power tools shall be utilized in conduct-
ing said work.
8. That no vehicles shall be parked or stored outside
the fenced area, including Anaheim Boulevard.
g. That Condition No. 1, above-mentioned, shall be
complied with prior to the commencement of the activity author-
ized under this resolution, or prior to the time that the build-
ing permit is issued, or within a period. of one year from date
hereof, whichever occurs first, or such further time as the
Planning Commission may grant.
10. That Condition Nos. 2 and 3, above-mentioned,
shall be complied with prior to final building and zoning
inspections.
The City Council hereby reserves the right to
revoke such Conditional Use Permit .for good cause or failure
of said owners, their hears, successors or assigns to comply
with the Anaheim Municipal Code and regulations and the
conditions herein.
