Anaheim has heretofore duly pass d and adopted a resolution declar-
ing its intention to change the bouadari:s of the zone or zones
hereinafter mentioned and described and did fix a time.and place
for the holding of a public hearing thereon in the manner and as
prescrib -d in Article IX, Chapter 2 of the Anaheim Municipal Code,
and did duly hold and conduct such public hearing to consider said
proposed change of z,eine or zo ae and did r calve evidence and
reports from persons interested th rein; and
WHEREAS, within a period of forty (140) days following the
final hearing thereon, the Planning Commission did duly announce by
formal resolution its findings of facts and declare its opinions
and reaso:•: :s for recommending an amendment t said Article IX,
Chapter 2 of the Anaheim Municipal Code to effect the proposed
changes in the b undaries of the zone hereinaft =r mentioned and
described; and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon.fix
the 26th day of January 19 60 as the time and the
Counc Cham the City a of th of Anaheim as the place
for a public hearing upon said propose -d change of zone and did give
notice thereof in the manager and as pro vid -�d in said Article. IX,
Chapter 2 of the Anaheim Municipal C•;d and
WHEREAS, at the tim,- and place fixed for said public hear-
ing, the City Council did duly hold and conduct such public hearing
and did give all persons int re,ted therein an opportunity to be
heard and did receive evidence and reports, and did thereupon con-
sider the recommendations of the City Planning Commission; and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone in which it
is now situated to a different zone, as hereinafter set forth, is
more suitable for the zone or zones to which it is proposed to
change said property and area and that the inclusion of said prop
erty and area in such new zone or zone: will increase the value of
said property and area and will not depreciate the values of prop-
erty in adjoining zones,
NOW THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim that all of the property and area situated in the
City of Anaheim, County of Orange, State of California, described
as follows: to wit:
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANGE
OF ZONE IS NECESSARY IN CERTAIN AREAS OF THE
CITY, AND THAT ARTICLE IX, CHAPTER 2 OF THE
ANAHEIM MUNICIPAL CODE SHOULD BE AMENDED TO
ACCOMPLISH SAID CHANGE OF ZONE,

shown on a map recorded in Book 16, Page
2, of Miscellaneous Maps, Records of

be changed from R-1, SINGLE FAMILY RESIDENTIAL ZONE to M-
LIGHT MANUFACTURING ZONE upon the following
conditions:
1. That the owners of subject property place of record standard
City of Anaheim M-1 Deed Restrictions, approved by the City
Attorney, which restrictions shall limit the uses of the
propoerty to sheet metal fabrication sales, storage, and
service and maintenance of air conditioning and heating
equipment businesses.
2. (a) That all engineering requirements of the City of Anaheim,
such as curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other pertinent work, be
complied with as required by the City Engineer and in accord-
ance with standard plans and specifications on file in the
office of the City Engineer; and that said engineering re-
quirements shall include the improvement of the street along
the east side of subject property to alley standards and
specifications, provided the proceedings now pending for the
abandonment of said street are not consummated within a period
of one year from date hereof; and (b) that a bond in an amount
and form satisfactory to the City of Anaheim be posted with
the City to guarantee the installation of said engineering
requirements, which bond shall also guarantee the improvement
of said street along the east side of subject property to
alley standards and specifications, provided that proceedings
now pending for the abandonment of said street are not con-
summated within a period of one year from date hereof.
3. That Conditions No. 1 and No. 2(b) above mentioned be complied
with within a period of 90 days from date hereof, or such
further time as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be and he
is hereby authorized and directed to prepare and submit to the
City Council an amendment to Article IX Chapter 2 of the Anaheim
Municipal Code to amend said Anaheim Municipal Code to accomplish
the object herein found and determined to be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by me
