A RESOLUTION OF THE CITY COUNCIL 07 THE CITY 07 ANAHEIM
FINDING AND DETERMINING THAT A CHANGE 01' ZONE IS NECESSARY
IN CERTAIN AREAS Of THE CITY, AND THAT ARTICLE IX, CHAPTER
2 OF THE ANAHEIM MUNICIPAL CODE SHOULD BE AMENDED TO ACCOMP-
LISH SAID CHANGE 07 ZONE.
WHPREAS, the City Planning Commission of the City of Anaheim has here-
tofore duly passed and adopted a resolution declaring its intention to change the
boundaries of the cone or zones hereinafter mentioned and described and did fix
a time and place for the holding of a public hearing thereon in the manner and as
prescribed in Article IX, Chapter 2 of the Anaheim Municipal Code, and did duly
hold and conduct such public hearing to consider said proposed change of zone or
zones, and did receive evidence and reports from persons interested therein; and
WHEREAS, within a period of forty (40) days following the final hearing
thereon, the Planning Commission did duly announce by formal resolution its find
ings of facts and declare its opinions and reasons for recommending an amendment
to said Article IX, Chapter 2 of the Anaheim Municipal Code to effect the proposed
changes in the boundaries of the zone hereinafter mentioned and described; and
WHEREAS, upon receipt of the report and recommendation of the City
Planning Commission, the City Council did thereupon fix the 19th day of
January 19 60 as the time and the Council Chamber in the City
Hall of the City of Anaheim as the place for a public hearing upon said proposed
change of zone, and did give notice thereof in the manner and as provided in said
Article IX, Chapter 2 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public hearing, the
City Council did duly hold and conduct such public hearing and did give all per-
sons interested therein an opportunity to be heard and did receive evidence and
reports, and did thereupon consider the recommendations of the City Planning
Commission; and
WHEREAS, the City Council does find and determine that the property
and area proposed to be changed from the zone in which it is now situated to a
different zone, as hereinafter set forth, is more suitable for the zone or zones
to which it is proposed to change said property and area and that the inclusion
of said property and area in such new zone or zones will increase the value of
said property and area and will not depreciate the values of property in adjoin-
ing zones.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Anaheim that all of the property and area situated in the City of Anaheim, County
of Orange, State of California, described as follows, to wit:
PARCEL 1:
The North 88.5 feet of the following described Land:
Beginning at the Southeast corner of the Southeast quarter
of the Northeast quarter of Section 22, Township 4 South,
Range 11 West, S.B.B. M., Running thence North 10 chains,
thence West 12 chains; thence South 10 chains; thence East
12 chains to the point of beginning.
EXCEPTING THEREFROM the West 330 feet thereof.
PARCEL 2:
The South 177 feet of the North 265.5 feet of the
following described land:
F- 59 -60 -35
Beginning at the Southeast corner of the Southeast
quarter of the Northeast quarter of Section 22, in
Township 4 South, Range 11 West, San Bernardino Base
and Meridian, and running thence North 10 chains;
thence West 12 chains, thence South 10 chains; and
thence East 12 chains to the point of beginning.
EXCEPTING THEREFROM the West 330 feet thereof.

NEIGHBORHOOD COMMERCIAL ZONE, upon the following conditions:
1. That the owner of subject property place of record
standard City of Anaheim C -1 Deed Restrictions,
approved by the City Attorney.
2. That the buildings to be constructed on subject
property be erected essentially in conformance
with the sketch and plot plan this day submitted
to the City Council and on file with the City of
Anaheim.
3. That the owner of subject property deed to the City
of Anaheim a strip of land 53 feet in width, from
the center line of the street, along Knott Avenue
for street widening purposes.
L+.. (a) That all engineering requirements of the City
of Anaheim, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities or
other pertinent work be complied with as required
by the City Engineer and in accordance with standard
plans and specifications on file in the office of the
City Engineer; and (b) that a bond in an amount and
form satisfactory to the City of Anaheim be posted
with the City to guarantee the installation of said
engineering requirements.
5. That the owner of subject property pay to the City of
Anaheim the sum of $2.00 per front foot for street
lighting purposes.
6. That all of the above conditions, with the exception of
Conditions No. 2 and 4(a), be complied with within a
period of 90 days from date hereof, or such further
time as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and he is hereby
authorized and directed to prepare and submit to the City Council an amendment
to Article IE, Chapter 2 of the Anaheim Municipal Code to amend said Anaheim
Municipal Code to accomplish the object herein found and determined to be
necessary and proper.
