A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANGE OF
ZONE IS NECESSARY IN CERTAIN AREAS OF THE CITY,
AND THAT ARTICLE IX, CHAPTER 2. OF THE ANAHEIM
MUNICIPAL CODE SHOULD BE AMENDED TO ACCOMPLISH
SAID CHANGE OF ZONE.
WHEREAS, the City Planning Commission of the City of Anaheim
has heretofore duly passed and adopted a resolution declaring its inten
tion to change the boundaries of the zone or zones hereinafter men-
tioned and described and did fix a time and place for the holding of
a public hearing thereon in the manner and as prescribed in Article
IX, Chapter 2 of the Anaheim Municipal Code, and did duly hold and
conduct such public hearing to consider said proposed change of zone
or zones, and did receive evidence and reports from persons interested
therein; and
WHEREAS, within a period of forty .0) days following the
final hearing thereon, the Planning Commission did duly announce by
formal resolution its findings of facts and declare its opinions and
reasons for recommending an amendment to said Article IX, Chapter 2
of the Anaheim Municipal Code to effect the proposed changes in the
boundaries of the zone hereinafter mentioned and described; and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix the
8th day of December 1959 as the time and the
(Council Uhamber in the City Hall of the City of Anaheim as the place
for a public hearing upon said proposed change of zone, and did give
notice thereof in the manner and as provided in said Article IX,
Chapter 2 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public hear-
ing, the City Council did duly hold and conduct such public hearing
and did give all persons interested therein an opportunity to be
heard and did receive evidence and reports, and did thereupon con-
sider the recommendations of the City Planning Commission; and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone in which it
is now situated to a different zone, as hereinafter set forth, is
more suitable for the zone or zones to which it is proposed to
change said property and area and that the inclusion of said property
and area in such new zone or zones will increase the value of said
property and area and will not depreciate the values of property
in adjoining zones,
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim that all of the property and area situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
That portion of Lot 7 of Anaheim Extension, in the
City of Anaheim, State of California, County of
Orange, according to the map of surveys made by
William Hamel, acknowledged by Alfred Robinson,
trustee, and on file in the office of the County
Recorder of Los Angeles County, California, de-
scribed as follows:

Commencing at the intersection of the center line
of Placentia Avenue with the center line of the right
of way of the Anaheim Union Water Company, a cor-
poration, as said right of way was established by a
judgment of the Superior Court of the State of
California, in and for the County of Orange, in an
action entitled "Anaheim Union Water Company, a
corporation, Plaintiff, vs. H. F. He Schneider, et
al., Defendants and being case No. 6468, a
certified copy of said judgment being recorded in
Book 281, page 126, Deeds, records of said Orange
County, and running thence North 0 071 25" East
along said center line of Placentia Avenue, 91.5
feet to the true point of beginning of the
boundary of the land herein described; thence
South 81° 43 25" West parallel with the center
line of said right of way of the Anaheim Union
Water Company, a corporation, 156 feet; thence
North 0° 071 25" East, parallel with said center
line of Placentia Avenue, to the Southerly line of
the land conveyed to J. F. Burgess and wife, by
deed recorded July 9, 1948, in Book 1666, page 467,
Official Records, in the office of the County Recorder
of said Orange County; thence North 74° 331 10" East
along said Southerly line to an angle point therein;
thence North 79° 02' 55" East 89.00 feet to said
center line of Placentia Avenue; thence South 0 361 25"
East along said center line, 158.5 feet to the true
point of beginning.
be changed from R -1, SINGLE- FAMILY RESIDENTIAL ZONE, to C -1,
NEIGHBORHOOD- COTRCIAL ZONE, upon the following conditions:
1. That the owners of subject property place of record
standard City of Anaheim C -1 Deed Restrictions,
approved by the City Attorney, which restrictions,
shall limit the C -1 uses of said property to Banks,
Medical and Dental Offices, Pharmacies, Professional
Offices, Non Retail Service Businesses, and any uses,
except Restaurants, which may hereafter be authorized
and permitted under future zoning of the City of
Anaheim in the proposed C -7, Business and Professional
Office Zone.
2. That any sign erected on subject property shall con-
form to and comply with the provisions of the Anaheim
Municipal Code.
3. That the owners of subject property deed to the City
of Anaheim a strip of land 53 feet in width, from
the center line of the street, along Placentia Avenue
for street widening purposes.
4. (a) That all engineering requirements of the City of
Anaheim, such as curbs and gutters, sidewalks, street
grading and paving, drainage facilities, or other
pertinent work be complied with as required by the
City Engineer and in accordance with standard plans
and specifications on file in the office of the City
Engineer; and (b) that a bond in an amount and form
satisfactory to the City of Anaheim be posted with
the City to guarantee the installation of said
engineering requirements.
BE IT FURTHER RESOLVED that the City Attorney be, and he
is hereby authorized and directed to prepare and submit to the
City Council an amendment to Article IX, Chapter 2 of the Anaheim
Municipal Code to amend said Anaheim Municipal Code to accomplish
the object herein found and determined to be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by me
this 12th day of January 1960.

5. That the owners of subject property pay to the
City of Anaheim the sum of $2 per front foot
for street lighting purposes.
6. That said property be developed in accordance
with the proposed plans of development this
day submitted to the City Council and on file
with the City of Anaheim.
7. That all of the above conditions with the excep-
tion of conditions No. 2, L(a) and 6 be complied
with within a period of ninety (90) days from
date hereof, or such further time as the Council
may grant.
