A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANGE
OF ZONE IS NECESSARY IN CERTAIN AREAS OF THE
CITY, AND THAT ARTICLE IX, CHAPTER 2 OF THE
ANAHEIM MUNICIPAL CODE SHOULD BE AMENDED TO
ACCOMPLISH SAID CHANGE OF ZONE
WHEREAS, the City Planning Commission of the City of
Anaheim has heretofore duly passed and adopted a resolution declar-
ing its intention to change the boundaries of the zone or zones
hereinafter mentioned and described and did fix a time and place
for the holding of a public heari:®.g thereon in the manner and as
prescribed in Article IX, Chapter 2 of the Anaheim Municipal Code,
and did duly hold and conduct such public hearing to consider said
proposed change of zone or zone;, and did receive evidence and
reports from persons interested therein; and
WHEREAS, within a period of forty (40) days following the
final hearing thereon, the Planning Commission did duly announce by
formal resolution its findings of f:.;.cts and dolare its opinions
and reasons for recommending an amendment t. said Article IX,.
Chapter 2 of the Anaheim Municipal Code to effect the proposed
changes in the boundaries of the zone hereinafter mentioned and
described; and

WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix
the 26th day of Jule 1960 as the time and the
Counchamber in the City a 1 of thTty of Anaheim as the place
for a public hearing upon said proposed change of zone, and did give
notice thereof in the man•:er and as provided in said Article IX,
Chapter 2 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public hear-
ing, the City Council did duly hold and conduct such public hearing
and did give all persons interested therein an opportunity to be
heard and did receive evidence and reports, and did thereupon con-
sider the recommendations of the City Planning Commission;: and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone in which it
is now situated to a different zone, as hereinafter set forth, is
more suitable for the zone or zones to which it is proposed to
change said property and area and that the inclusion of said prop
erty and area in such new zone or zones will increase the value of
said property and area and will not depreciate the values of prop-
erty in adjoining zones.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim that all of the property and area situated in the
City of Anaheim, County of Orange, State of California, described
as follows: to wit:
F -59 -60 -113
The West half of Lot 5 of Helen and Lynch =s
Subdivision, in the City of Anaheim, County
of Orange, State of California, as shown on
a map thereof recorded in book 442, page 158,
Deeds, Records of Los Angeles County, California;
EXCEPTING THEREFROM the North 30 feet thereof;
be changed from R -A, RESIDENTIAL- AGRICULTURAL ZONE to the fol-
lowing zones, upon the conditions hereinafter set forth:
That the Southwest corner of subject property,
150 feet by 150 feet, be changed to C -3, HEAVY
COMMERCIAL ZONE; and
That the remainder of subject property be re-
classified C -1, NEIGHBORHOOD-COMMERCIAL ZONE,
upon the following conditions:
1. That all parcels of subject property be
developed in accordance with precise plans
presented to the City Council and on file
with the City of Anaheim, or as amended with
the approval of the C i t y Council.
2. That the minimum building setback line
requirements shall be 100 feet on Euclid
Avenue, 15 feet on Broadway and 6 feet on
Pampas Lane, except for the C -3 portion
of subject property.
3. That landscaping shall be provided and
maintained for a depth of 6 feet along
Euclid Avenue, 15 feet along Broadway and
6 feet along Pampas Lane, except for the
C -3 portion of subject property.
4. That sidewalks shall be installed along
Broadway, Euclid Avenue and Pampas Lane
as required by the City Engineer and in
accordance with standard plans and speci-
fications on file in the Office of the
City Engineer.
5• That the owner of subject property pay to
the City of Anaheim the sum. of $2.00 per
front foot, along Broadway, Euclid Avenue
and Pampas Lane, for street lighting purposes.
6. That the owner of subject property deed to
the City of Anaheim a strip of land 445 feet
in width, from the center line of the street,
along Broadway for street widening purposes.
7. That the owner of subject property place of
record standard City of Anaheim C -1 and C -3
Deed Restrictions covering the respective
areas, approved by the City Attorney, which
restrictions shall limit the uses of the
C -3 property to a service station or any
C -1 uses.

8. (a) That all enpineening requirements of the
City of Anaheim such as curbs and gutters,
sidewalks, street grading and paving, drainage
facilities, or other appurtenant work be com-
plied with as required by the City Engineer
and in accordance with standard plans and speci-
fications on file in the Office of the City
Engineer; and (b) that a bond in an amount and
form satisfactory to the City of Anaheim be
posted with the City to guarantee the instel-
lation of said engineering requirements and
the sidewalks mentioned in Condition No. 4
hereof.
9. That Conditions Nos. 5, 6, 7 and 8 (b) above-mentioned
be complied with within a period of 90 days
from date hereof, or such further time as the
City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an amendment to Article IX, Chapter 2 of the
Anaheim Municipal Code to amend said Anaheim Municipal Code to
accomplish the object herein found and determined to he neces-
sary and proper.
THE FOREGOING RESOLUTION is signed and approved by me
this 26th day of July, 1960.
