A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANGE
OF ZONE IS NECESSARY IN CERTAIN AREAS OF THE
CITY AND THAT ARTICLE IX, CHAPTER 2 OF THE
ANAHEIM MUNICIPAL CODE SHOULD BE AMENDED TO
ACCOMPLISH SAID CHANGE OF ZONE.
WHEREAS, the City Planning Commission of the City of
Anaheim has heretofore duly passed and adopted a resolution declar-
ing its intention to change the boundaries of the zone or zones
hereinafter mentioned and described and did fix a time and place
for the holding of a public heari:gg thereon in the manner and as
prescribed in Article Chapter 2 of the Anaheim Municipal Coder
and did duly hold and conduct such public hearing to consider said
proposed change of zone or zone and did receive evidence and
reports from persons interested therein and
WHEREAS, within a period of forty (1 O) days following the
final hearing thereon, the Planning Commission did duly announce by
formal resolution its findings of f,. :.ct.: and dc- -clare its opinions
and reasons for recommending an amendment to said Article IX
Chapter 2 of the Anaheim Municipal Code to effect the proposed
changes in the boundaries of the zone hereinafter mentioned and
described; and

WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix
the 26th day of J u1 192'2(2_9 as the time and the
Council hamber in the City Hall of the City of Anaheim as the place
for a public hearing upon said proposed change of zone, and did give
notice thereof in the manner and as provided in said Article IX
Chapter 2 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public hear=
ing, the City Council did duly hold and conduct such public hearing
and did give all persons interested therein an opportunity to be
heard and did receive evidence and reports, and did thereupon con-
sider the recommendations of the City Planning Commission; and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone in which it
is now situated to a different zone, as hereinafter set forth, is
more suitable for the zone or zones to which it is proposed to
change said property and area and that the inclusion of said prop-
erty and area in such new zone or zones will increase the value of
said property and area and will not depreciate the values of prop-
erty in adjoining zones.
NOW, THEREFORE BE IT RESOLVED by the City Council of the
City of Anaheim that all of the property and area situated in the
City of Anaheim County of Orange State of California described
as follows: to wit:

The northwest quarter of the northwest quarter of the
southwest quarter of Section 13, Township l South,
Rarge 11 West of the San Bernardino meridian, in the
County of Orange, State of California.
EXCEPT the westerly 92.00 feet thereof.
ALSO EXCEPT that portion thereof described as follows:
Beginning at a point on the easterly line of the west-
erly 92.00 feet above excepted, distant southerly 40.00
feet from the northeast corner of said westerly 92.00
feet; thence along said easterly line northerly L0.00 feet
to the northerly line of said southwest quarter; thence
along said northerly line easterly a distance of 20.00
feet to a line parallel with and distant easterly
20.00 feet, measured at right angles from said east-
erly line; thence along said parallel line southerly
a distance of 20.00 feet; thence in a direct line
southwesterly to said point of beginning.
PARCEL 2. The north 5.258 acres of the southwest quarter of
the northwest quarter of the southwest quarter of Sec-
tion 13, Township 4 South, Range 11 West of the San
Bernardino meridian, in the County of Orange, State
of California, which said north 5.258 acres is more
particularly described as follows:
Beginning at a point on the west line of said Section
13, which point is 67L.96 feet south of the northwest
corner of the southwest quarter of said Section;
thence easterly and parallel with the north line of
said Section 663.93 feet to a point; thence South
and parallel with the west line of said Section,
g .00 feet to a point; thence ,lest and parallel with
north line of said section, 663.95 feet to the
west line of said section; thence North along said
west line 3L5.00 feet to the point of beginning.
EXCEYI that portion thereof which lies north of
the north line of the south 10 acres of the west
half of the northwest quarter of the southwest quart-
er of said section.
PARCEL
ALSO EXCEPT the westerly 92.00 feet thereof.
ALSO EXCEPT the south 160.00 feet thereof;
be changed from R -A, RESIDENTIAL AGRICULTURAL ZONE to C -1,
NEIGHBORHOOD COMMERCIAL ZONE, upon the following conditions:
1. That subject property be developed substantially
in accordance with the plans presented to the
City Council and on file with. the City of Anaheim.
2. That an area 6 feet in width along Stanton Ave-
nue and an area 10 feet in width along Orange
Avenue be landscaped and said landscaping main-
tained, or that plans of landscaped beautification,
acceptable to the City Council, be presented.
3. That a 6 foot blocs, wall be constructed along
the east property line.

4. That the owners of subject property deed to
the City of Anaheim a strip of land 45 feet
in width, from the center line of the street,
along Orange Avenue for street widening pur-
poses.
That all engineering requirements of the City
of Anaheim along both Stanton and Orange Ave-
nues, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities,
or other pertinent work be complied with as
required by the City Engineer and in accord-
ance with standard plant and specifications
on file in the Office of the City Engineer.
6. That adequate catch basins and leader conduit
be provided to connect to a major storm drain
structure of the size and design as required
by the City Engineer under engineering re-
quirements in Condition No. 5 hereof. That the
percentage of the underground structure assessed
to subject property will be determined by the size
of subject parcel in relation to the total area
to be drained by said storm drain structure.
7. That a bond in an amount and form satisfactory to
the City of Anaheim be posted with the City to
guarantee the construction of the 6 foot block
wall mentioned in Condition No. 3 hereof, the
engineering requirements referred to in Condi-
tion No. 5, and the storm drain requirements
mentioned in Condition No. 6.
8. That the owners of subject property pay to the
City of Anaheim the sum of $2.00 per front foot,
along both Stanton and Orange Avenues, for
street lighting purposes.
9. That Conditions Nos. 4, 7 and 8 above mentioned
be complied with within a period of 90 days from
date hereof, or such further time as the City
Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be,
and he is hereby authorized and directed to prepare and submit
to the City Council an amendment to Article IX, Chapter 2
of the Anaheim Municipal Code to amend said Anaheim Municipal
Code to accomplish the object herein found and determined to
be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by
me this 26th day of July, 1960.
