A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANGE
OF ZONE IS NECESSARY IN CERTAIN AREAS OF THE
CITY AND THAT ARTICLE IX, CHAPTER 2 OF THE
ANAHEIM MUNICIPAL CODE SHOULD BE AMENDED TO
ACCOMPLISH SAID CHANGE OF ZONE,
WHEREAS, the City Planning Commission of the City of
Anaheim has heretofore duly passed and adopted a resolution declar-
ing its intention to change the boundaries of the zone or zones
hereinafter mentioned and described and did fix a time and place
for the holding of a public hearing thereon in the manner and as
prescribed in Article IX, Chapter 2 of the Anaheim Municipal Code
and did duly hold and conduct such public hearing to consider said
proposed change of zone or zoz E and did receive evidence and
reports from persons interested therein; and
WHEREAS within a period of forty (40) days following the
final hearing thereon the Planning Commission did duly announce by
formal resolution its finding: of f ;.eta and declare its opinions
and reasons for recoommendi°,g an amendment t said Artie le IX
Chapter 2 of the Anaheim Municipal Cody: to effect the proposed
changes in the boundaries of the zone hereinafter mentioned and
described; and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix
the t,h day of Ju1l 1960 as the time and the
Council Chamber in the ity Hall of thfty of Anaheim as the place
for a public hearing upon said proposed change of zone, and did give
notice thereof in the manner and as provided in said Article. IX,
Chapter 2 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public hear=
ing, the City Council did duly hold and conduct such public hearing
and did give all persons interested therein an opportunity to be
heard and did receive evidence and reports, and did thereupon con-
sider the recommendations of the City Planning Commission; and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone in which it
is now situated to a different zone, as hereinafter set forth is
more suitable for the zone or zones to which it is proposed to
change said property and area and that the inclusion of said prop
erty and area in such new zone or zones will increase the value of
said property and area and will not depreciate the values of prop-
erty in adjoining zones.
NOW THEREFORE BE IT RESOLVED by the City Council of the
City of Anaheim that all of the property and area situated in the
City of Anaheim, County of Oran ge State of California described
as follows: to wit:

That portion of the Northwest quarter of the
Southwest quarter of Section 7, Township 4 South, Range 10 West,
in the Rancho Los Coyotes, as shown on a map recorded in
Book 51, Page 10 of Miscellaneous Maps, records of Orange
County, California, described as follows:
Beginning, at the Northwest corner of said Southwest quarter
of Section 7; thence South 0° 13 45" East 928.01 feet along
the West line of said section; thence North 88° 56 54"
East 363.01 feet; thence North 66° 31 14" East 202.40 feet
to the Southerly prolongation of the West line of Tract No.
2721, as shown on a map recorded in Book 110, Pages 13 and
14 of Miscellaneous Maps, records of Orange County, Cal. if-
ornia; thence North 0 23 02" West 851.00 feet to the
Northwest corner of said tract, being a point on the North
line of said Southwest quarter; thence South 88° 55 15"
West 546.70 feet to the point of beginning;
be changed from R -A, RESIDENTIAL AGRICULTURAL ZONE to C -1,
NEIGHBORHOOD COMMERCIAL ZONE, upon the following conditions:
1. That all buildings or structures to be erected
on subject property shall be limited to one story
in height, and no building shall exceed 4,000
square feet in floor area.
2. That the owners of subject property place of
record City of Anaheim C -1 Deed Restrictions,
approved by the City Attorney, which restrictions
shall limit the uses of the property to the
following:
(a) Offices (Business, Professional and Real
Estate Agencies)
(b) Telephone Answering service
(c) Bank
(d) Exhibit halls no retail sales from floor)
(e) Barber shop or beauty parlor
(f) Book and stationery stores
(g) Confectionery stores
(h) Flower shop
(1) Pharmacy and prescriptions
(j) Specialty gift shop
(k) Tobacco shop
(1) Photo shop
(n) Laundry agencies or clothes cleaning agencies
(n) Medical and dental offices
(o) Newsstands
(p) Coffee shop not to exceed seating capacity
for 50 persons (No drive -in, or walk -ups,
and no liquor)
(q) Shoe repairing shop
(r) Medical center
(s) Tailor, clothing or wearing apparel shops
(t) Diagnostic laboratories
(u) Bakeries
(v) Confectionery stores with tee cream
(w) Men woments and children =s apparel shops
(x) Studio related to permitted uses in area
(y) Interior decorator studios
(z) Neighborhood grocery store (with limited
floor space of 4,000 square feet. No off
sale he, r, wine or liquor)
(aa) Toy and hobby shop

5. (a) That all engineering requirements of the City
of Anaheim along both Magnolia and Crescent Ave-
nues, such as curbs and gutters, sidewalks, street
grading and paving, drainage facilities, or other
appurtenant work be complied with as required by
the City Engineer and in accordance with standard
plans and specifications on file in the office of
the City Engineer; and (b) that a bond in an amount
and form satisfactory to the City of Anaheim be
posted with the City to guarantee the installation
of said engineering requirements and the construc-
tion of the 6 -foot block wall mentioned in Condi-
tion No. 4 hereof.
6. That the owners of subject property pay to the City
of Anaheim the sum of $2.00 per front foot for
street lighting purposes.
7. That all of the above conditions, with the excep-
tion of Conditions Thos. 1, i!_ and 5(a.) be complied
with within a period of 90 days from date hereof,
or such further time as the City Council may grant.
BE IT FURTI=ER RESOLVED that the City Attorney be,
and he is hereby authorized and directed to prepare and
submit to the City Council an amendment to Article IX,
Chapter 2 of the Anaheim ,Municipal Code to amend said Anaheim
Municipal Code to accomplish the object herein found and de-
termined to he necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by
me this 5th day of July 1960.

3. That the owners of subject property deed to the
City of Anaheim a strip of land 53 feet in width,
from the center line of the street, along Magnolia
Avenue, and a strip of land 45 feet in width from
the center line of the street, along Crescent. Avenue,
for street widening purposes.
4. That the alley shown on the map of Tentative Tract
No. 3365, and the entrance to said alley from
Crescent Avenue, be deleted from said map; and that
a 6 -foot block wall be constructed between the
R -l., ONE FAMILY RESIDENTIAL and C-1,NEIGHBORHOCD-
COMMERCIAL areas.
