1960-6002A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANGE
OF ZONE IS NECESSARY IN CERTAIN AREAS OF THE
CITY, AND THAT ARTICLE IX, CHAPTER 2 OF THE
ANAHEIM MUNICIPAL CODE SHOULD BE AMENDED TO
ACCOMPLISH SAID CHANGE OF ZONE.
WHEREAS, the City P1anni g C mmission of the City of
Anaheim has heretofor: duly passed and adopted a resolution declar-
ing its intention to change the boundaries of the zone or zones
hereinafter mentioned and described and did fix a time and place
for the holding of a public hearing thereon in the manner and as
prescribed in Article. IX, Chapter 2 of the Anaheim Municipal Code,
and did duly hold and conduct such public hearing to consider said
proposed change of zone or zone', and did receive evidence and
reports from persons interested therein and
WHEREAS, within a period of forty (40) days following the
final hearing thereon, the Planning Commission did duly announce by
formal resolution its findings of fact:; and declare its opinions
and reasons for rec'mmending an ame dment to said Article IX,
Chapter 2 of the Anaheim Municipal Code to effect the proposed
changes in the boundaries of the zone hereinafter mentioned and
described; and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix
the th d: y of April 1960 s the time and the
Count hamber in the ty $aof the�` of Anaheim as the place
for a public hearing upo said proposed change of zone, and did give
notice thereof in the manner and as provided in said Article. IX,
Chapter 2 of the Anaheim Municipal Cod and
WHEREAS, at the time and plat fixed for said public hear-
ing, the City Council did duly hold and conduct such public hearing
and did give all persons int .rested therein, an opportunity to be
heard and did receive evident= and reports, and did thereupon con-
sider the recommendations of the City Planning Commission; and
WHEREAS, the City Council doe find and determine that the
property and area proposed to be changed from the zone in which it
is now situated to a different zone, as hereinafter set forth, is
more suitable for the zone or zones to which it is proposed to
change said property and area and that the inclusion of said props
erty and area in such new z ne or zones will increase the value of
said property and area and will not depreciate the values of prop-
erty in adjoining zones.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim that all of the property and area situated in the
City of Anaheim, County of Orange, State of California, described
as follows: to wit:

The West 524.00 feet of the southwest quarter of the
southwest quarter of the southeast quarter r of section 17, Township
l- South, Range 10 West in the Rancho Los Coyotes, City of Anaheim,

County of Orange, State of California, Ls said section is indi-
cated on a nap recorded in book g page 10 of Miscellaneous
1-laps, in the office of the County Recorder of said county.
EXCEPT the South 252 feet of the west ;461] feet thereof;
be changed from R-1 RLSIDENT1AL-/TJRICIJLTURAL ZONE to R-
MULTIPLE-FAPdLY RESIDENTIAL ZONE, upon the following conditions:
1. That a tract map be recorded in the office of the County
Recorder of Orange Coinity, covering the southwest quarter
of the southwest quarter of the southeast quarter of Section
Township 4 South, Range 10 West, in the Rancho Los Coyotes,
City of Anahei:a, County of Orange, State of California.
2. That the owners of subject property deed to the City of
Anahei,T, a strip of land 32 reet in width, from the center
line of the street, along Nutwood Street for street widening
purposes, and a strip of land 53 feet in width, from the
center line of the street along Ball Road, for street widen-
ing purposes.
3. That all engineering requirements of the City of Anaheim,
such as curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other appurtenant work be
complied with as required by the City Engineer and in accord-
ance with standard plans and specifications on file in the
office of the City Engineer.
4. That the owners of subject property pay to the City of Anaheim
the sum of $2.00 per front foot alone, both Nutwood Street and
Ball Road, for street lighting purposes.

That the owners of subject property pay to the City of Anaheim
tbe sum of $25.00 per dwelling unit, to be used for park and
recreation purposes, said sum to be paid at the time the build-
ing permit is issued.
6. That the owners of subject property place of record standard
City of Anaheim R-3 Deed Restrictions approved by the City
Attorney.
7. That all of the above conditions, with the exception of Con-
dition No. 5, be complied with within a period of fifteen (15)
months from date hereof, or such further time as the City
Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and he
is hereby authorized and directed to prepare and submit to the
City Council an amendment to Article IX, Chapter 2 of the Anaheim
Municipal Code to amend said Anaheim Municipal Code to accomplish
the object herein found and determined to be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by me
