A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANA/JEW GRANTING VARIANCE NO. 1284.
WHEREAS, the City Planning Commission of the City of
Anaheim did receive a petition for zoning variance frorr:
DENZEL E. REASONER, lessee, of certain real property situated
in the City of Anaheim, County of Orange, State of California,
described as follows:
That portion of Lot 35 of Anaheim Extension, in the
City of Anaheim, County of Orange, State of California,
as shown on a map of survey made by William Hamel, and
recorded in the Office of the County Recorder of Los
Angeles County, California, and being the Southerly
5', acres of the following described tract:
Commencing at a stage marked "W. N. H." and "H. C. K."
on the South line of Section 9, in Township 4 South,
Range 10 West San Bernardino Base and Meridian, the
same being the Southwest corner of a 20 -acre tract of
land sold by D. W. C. Cowan to Dr. 1^m. N. Hardin, by
deed recorded in book 34, page 457, Deeds, records of
Los Angeles County, California; running thence North
1024 feet, more or less, to an old corner pest mar :zed
"H. C. Y.'; thence East 363.7 feet; thence South 1024
feet,r;ore or less, to the South line of said Section 9;
thence pest 363.7 feet to the point of beginning;
EXCEPTING THEREFRO1`i that portion lying Southerly and
Westerly of a line described as follows:
Commencing at a x L redwood stake on the South line
of Section 9, in Township 4 South, Range 10 g San
Bernardino Base and i' eridian, 2948.88 feet East of the
Southwest corner of said section; thence North 1° Out
10" West 184.40 feet to the true point of beginning
of the line to be described herein; thence South 86°
4g' 50" East 58.78 feet; thence South 56 30' 38" East
70.L5 feet; thence South 2) 31' 02" East 9e.06 feet;
thence South 1 07' 50" East 50.00 feet to a point in
the South line of said section.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of .Pna upon
said petition on August 15, 1960, notice of which said public
hearing was duly given as required by law and the provisions
of Title 13, Chapter 18.76 of the A Municipal Code; and
WHEREAS, said City Planning Commission, after due in-
spection, investigation end studies Lade by itself and in its
behalf, and after due consideration of all evidence: and reports
offered at said hearing, did adopt Resolution No. 47, Series
1960 reco a ending that Variance No. 12` L. be granted upon
the conditions stated in said resolution; and

filed with the City Council of the City of Anaheim protesting the

and said appeal was set for public hearing on September 20,

Anaheim and notice )f such Public hearing Z duly given as
required by law and the provisions of Title. i' Charter 1°.76
of the Anaheim i unicipal Code; and
WHERE-S, after due investigation and studies rade
by itself and in its behalf, and Efter due consideration of
all the evidence and reports offered at said hearing, the C:ty

1. There are exceptional or extraordinary cir
stancF s or conditions applicable t: the property
involved or to the intended. use of the property

2. That such a varianca is necessary for tht preserva-
tion and enjayt,ent of a substantial property right
possessed by other -property in the sane vicinity
and zone and denied to the property in. question.
That the granting of such variance w i l l not be
rgaterially detrimental to the public welfare or
injurious to the property or ir,.provements in such
vicinity and zone in which the property is located.
That the granting of such variance will not adversely
affect the coo prehensive general zoning plan.
NOW, THHREFC. RE, 32 IT RESOLVED by the City Council
of the City of Anaheim that a conditional zoning variance be,
and the same is hereby granted to DENZEL E. REASONER, DO0 North
Wilshire Avenue, Anaheim, California, perrr:itting a waiver of
the maximum building height requirewents and granting perr
to construct a 4-story business and professional office build-
ing on the property hercinabove described, subject to the fol-
lowing conditions:
1. That the property be developed in accordance with

That for half of the width of the plot on the north
side easterly fro( the northwest corner of subject
property, and for a distance of 180 feet from the
northwest corner southerly al ,n1g he west side .of
subject property the builder and /or owner shall
furnish plant and maintain full grown, heavy foliage
evergreen trees; and that all of said planting shall
be subject to the approval an under the direction
of the Farhwri.y haintenance Division of the City of
Anaheim, and shall be designed to provide screening

for thr residential subdivisions. Further, that
all of said trees are to be planted prior to the
cori i encesr:ent :f any construction or cjrading oper-
ations on subject property.
That this variance is contingent upon compliance
with all conditions of Reclassification TIo. F -59 -c
now pending.
The City Council hereby reserves the right to re-
voke such variance permit for good cause or failure of said
lessee, his heirs, successors or assigns, to comply with the

herein. Said vari n is granted for the term: prescribed by
the Anaheim T !unicipal Code unless otherwise specified herein.
THE FOREGOING RESOLUTION is signed and approved by
me this 20th day of September, 1960.
