A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM DENYING VARIANCE NO. 1348.
WHEREAS, the City Planning Commission of the City of
Anaheim did receive a petition for zoning variance from JAMES
L. PRITCHARD, owner of certain real property situated in the
City of Anaheim, County of Orange, State of California,
described as follows:
PARCEL 1. That portion of the Southeast quarter of the
Southwest quarter of Section 13, Township 4 South, Range
11 West, in the Rancho Los Coyotes, as shown on a Map
recorded in Book 51, Page 11 of Miscellaneous Maps,
Records of Orange County, California.
Beginning at the Southwest corner of land described in a
deed to Ted F. Koblitz and wife, recorded November 3, 1947
in Book 1594, Page 203 of Official Records, said Southwest
corner being South 89 59' 15" West 657.10 feet from the
Southeast corner of said Southwest quarter; thence South
89 59' 15" West along the Southerly line of said Section
13, a distance of 80.00 feet; thence North 0 09' 30"
East parallel with the Westerly line of said land of
Ted F. Koblitz to the Southerly line of Tract No. 2228,
as shown on a Map recorded in Book 69, Pages 34 to 37
inclusive of Miscellaneous Maps, Records of Orange County,
California; thence North 89 59' 26" East 80.00 feet along
said Southerly line to the Westerly line of said land of
Ted F. Koblitz; thence South 0 09 30" West to the point
of beginning.
PARCEL 2. That portion of the Southeast quarter of the
Southwest quarter of Section 13, Township 4 South, Range
11 West, in the Rancho Los Coyotes, as shown on a Map
recorded in Book 51, Page 11 of Miscellaneous Maps,
Records of Orange County, California, described as
follows:
Beginning at a point in the Southerly line of said Section
13, said point being 80 feet South 89 59' 15" West from
the Southwest corner of land described in deed to Ted F.
Koblitz and wife, recorded November 3, 1947 in Book 1594,
Page 203 of Official Records, said Southwest corner being
South 89 59' 15" West 657.10 feet from the Southeast
corner of said Southwest quarter; thence continuing South
89 59' 15" West along the Southerly line of said Section
13, a distance of 80 feet; thence North 0 09' 30" East
parallel with the Westerly line of land of said Ted Kob-
litz to the Southerly line of Tract No. 2228, as shown on
a Map recorded in Book 69, Pages 34 to 37 inclusive of
Miscellaneous Maps, Records of Orange County, California;
thence North 89 59' 26" East along said Southerly line
80 feet to the Northwest corner of land conveyed to
Richard N. Foresman and wife by deed recorded April 8,
1958 in Book 4249, page 404 of Official Records; thence
South 0 09' 30" West along said Westerly line of land
conveyed to Foresman to the point of beginning.

2. It appears that the subject property can be
adequately developed and used under the
present zone.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that the action of the City Planning Com-
mission denying application for Variance No. 1348, requesting
a waiver of the single -story height limitations to permit
construction of two -story apartment buildings on the above
described property to within 115.5 feet of R -1 zoned property,
be and the same is hereby sustained, and that Variance No.
1348 be, and the same is hereby denied.
THE FOREGOING RESOLUTION is approved and signed by
me this 25th day of April, 1961.
AND WHEREAS, the City Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim on
April 3, 1961, a notice of which said public hearing was duly
given as required by law and the provisions of Title 18, Chapter
18.76 of the Anaheim Municipal Code; and
WHEREAS, said City Planning Commission, after due
inspection, investigation and studies made by itself and in its
behalf, and after due consideration of all evidence and reports
offered at said hearing, did adopt Resolution No. 219, Series
1960 -61, denying said variance; and
WHEREAS, thereafter, within twenty (20) days from the
date of the adoption of said resolution, a written appeal was
filed with the City Council of the City of Anaheim protesting
the action of the City Planning Commission denying said variance,
and said appeal was set for public hearing on April 25, 1961,
at 7:00 o'clock P.M. at the City Hall in the City of Anaheim,
and notice of such public hearing was duly given as required
by law and the provisions of Title 18, Chapter 18.76 of the
Anaheim Municipal Code; and
WHEREAS, after due investigation and studies made by
itself and in its behalf, and after due consideration of all
the evidence and reports offered at said hearing, the City
Council does find and determine that:

possessed by other property in the same
vicinity and zone and denied the subject
property.

following vote of the members thereof:
AND I FURTHER CERTIFY that the Mayor of the City of Anaheim
approved and signed said Resolution No. 6835 on the 25th -day of April,
1961.
