A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. F- 60 -61 -72 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon, the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a summary of the evi-
dence presented at said hearing and a recommendation that the
proposed amendment be adopted by the City Council and that cer-
tain zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City Plan-
ning Commission, the City Council did fix the llth day of
April 19 61 as the time, and the City Council Cham-
bers in the City Hall in the City of Anaheim as the place for a
public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code, and the exclusion of said property, here-
inafter described, from the zone in which it is now situated and
the incorporation thereof in the zone hereinafter set forth;
and did give notice thereof in the manner and form as provided
in said Title 18 of said Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports and did there-
upon consider the summary of evidence presented at said public
hearing before the Planning Commission, its report of findings,
and recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in which it is now situated,
and incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby amended, and that the following des-
cribed property, situated in the City of Anaheim, County of
Orange, State of California, to wit:

The West half of that portion of Lots 7 and 8
in Block 17 of a Subdivision of the South half
of Section 21, Township 4 South, Range 10 West,
S. B. B. M., as shown on a Map recorded in
Book 1, page 33 of Miscellaneous Maps, records
of Orange County, California, described as
follows:
Beginning at a point on the South line of said
Lot 7, South 89° 51 10" East 460.40 feet from
the Southwest corner thereof, said point being
the Southeast corner of the land conveyed to
Robert H. Hudson and wife by deed recorded
October 27, 1950 in Book 2094, page 16 of Official
Records; thence North 0° 33 10" East along the
East line of said land conveyed to Robert H.
Hudson and wife, 668.87 feet to a point on the
North line of said Lot 7; thence South 89° 43 50"
East along the North line of said Lots 7 and 8,
202 feet to a point; thence South 0 33 10" West,
668.17 feet to a point on the South line of said
Lot 8; thence North 89° 51 10" West along the
South line of said Lots 7 and 8, 202 feet to the
point of beginning.
EXCEPTING THEREFROM the Northerly 300.00 feet;
be changed from the R -0, ONE FAMILY SUBURBAN ZONE, to
C -1, NEIGHBORHOOD -COF ERCIAL ZONE, upon the following
conditions:
1. That subject property be developed substantially
in accordance with the plans presented to the
City Council and on file with the City of Anaheim.
2. That 13 improved parking spaces be provided for
subject property in accordance with Code re-
quirements.
3. That the owner of subject property deed to the
City of. Anaheim a strip of land 60 feet in
width, from the center line of the street,
along Katelia Avenue for street widening purposes.
4. (a) That all engineering requirements of the City
of Anaheim, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities,
or other appurtenant work be complied with as
required by the City Engineer and in accordance
with standard plans and specifications on file
in the Office of the City Engineer; and (b)
that a bond in an amount and form satisfactory
to the City of Anaheim be posted with the City
to guarantee the installation of said engineer-
ing requirements.
5. That the owner of subject property pay to the
City of Anaheim the sum of $2.00 per front foot
for street lighting purposes.
6. (a) That a 6 -foot masonry wall be constructed on
subject property along the north property line
and that. 6 -foot masonry walls be constructed
along the east and west property lines to within
25 feet of the south property line where said
walls shall be reduced to 3z feet in height
and shall continue along said east and west
property lines to the south property line; and
(b) that a bond in an amount and form satis-
factory to the City Attorney be posted with
the City to guarantee the construction of said
walls when required by the City of Anaheim,
but, in any event, within two years from date
hereof, or within such extension of time as
the City Council may grant.
7. That the owner of subject property place of record
standard City of Anaheim C -1 Deed Restrictions,
approved by the City Attorney, which restrictions
shall limit the use of subject property to profes-
sional offices only, and shall provide that any
modification of the building to be constructed
on subject property shall be subject to approval
of the Architectural Committee.
8. That Conditions Nos. 3, 4(b) 5, 6(b) and 7, above
mentioned, be complied with within a period of
90 days from date hereof or such further time as
the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and de-
termined to be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by
