A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No 60 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon, the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a summary of the evi-
dence presented at said hearing and a recommendation that the
proposed amendment be adopted by the City Council and that cer-
tain zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City Plan-
ning Commission, the City Council did fix the 4th day of
April 19 61 as the time, and the City Council Cham-
bers in the City Hall in the City of Anaheim as the place for a
public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code, and the exclusion of said property, here-
inafter described, from the zone in which it is now situated and
the incorporation thereof in the zone hereinafter set forth;
and did give notice thereof in the manner and form as provided
in said Title 18 of said Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports and did there-
upon consider the summary of evidence presented at said public
hearing before the Planning Commission, its report of findings,
and recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in which it is now situated,
and incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby amended, and that the following des-
cribed property, situated in the City of Anaheim, County of
Orange, State of California, to wit:

The East 70.00 feet of the South 227.00 feet of that
portion of Lot 10 of Miles Rancho, in the City of
Anaheim, County of Orange, State of California, as
per map recorded in Book 4, Page 7 of Miscellaneous
Maps, in the Office of the Recorder of said County,
described as follows:
Beginning at a point on the North line of Lot 9 of said
Miles Rancho westerly 328.98 feet from the northeast
corner of said Lot 10; thence easterly 174.66 feet along
the North lines of said lots; thence southerly 1319.20
feet, in a direct line to a point on the South line of
said Lot 10 westerly 156.32 feet from the southeast
corner of said Lot 10; thence westerly 174.66 feet
along said South line; thence northerly 1319.30 feet
in a direct line to the point of beginning;
be excluded from the R -A. RESIDENTIAL- AGRICULTURAL
ZONE, and incorporated in the following zone or zones:
C -1, NEIGHBORHOOD COMMERCIAL ZONE, upon the following condi-
tions:
1. That subject property be developed substantially
in accordance with the plans presented to the
City Council and on file with the City of Anaheim.
2. That the owners of subject property pay to the
City of Anaheim the sum of $2.00 per front foot
for street lighting purposes.
3. That a 6 -foot masonry wall be constructed on
subject property along the west property line
to within 25 feet of the south property line,
where said wall shall be reduced to 311 feet in
height and shall continue along said west property
line to the south property line; that a 6 -foot
masonry wall be constructed on subject property
along the east property line to within 15 feet
of the south property line, where said wall shall
be reduced to 3k feet in height and shall continue
along said east property line to the south property
line; and that a 6 -foot masonry wall be constructed
on subject property along the north property line.
4. That bonds in amounts and form satisfactory to the
City of Anaheim be posted with the City to guarantee
the construction of the walls referred to in Con-
dition No. 3 hereof within the following periods
of time:
(a) The walls along the north and west property
lines shall be constructed within a period
of 2 years from date hereof, in the event the
adjacent property is not developed for
commercial use.
(b) The wall along the east property line shall be
constructed• within a period of 6 months from
date hereof.
THE FORLGOING RESOLUTION is signed and approved by
me this 4th day of April 19 61
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council en ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and de-
termined to be necessary and proper.
5. That the owners of subject property place
of record standard City of Anaheim C -1 Deed
Restrictions approved by the City Attorney,
which restrictions shall limit the uses of
subject property to business offices; banks;
pharmacies; medical and dental offices;
laboratories, which are incidental to
medical and dental offices; professional
offices; and restaurants intended and designed
primarily to meet the needs and convenience of
the district as distinguished from the general
public.
6. That Conditions Nos. 2, 4 and 5 above mentioned
be complied with within a period of 90 days
from date hereof, or such further time as the
City Council may grant.
