A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM FINDING AND DETERMINING
THAT TITLE 18 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO ZONING SHOULD BE AMENDED
AND THAT THE BOUNDARIES OF CERTAIN ZONES
SHOULD BE CHANGED.
WHEREAS, the City Planning Commission of the City of
Anaheim did hold a public hearing in Reclassification Proceed-
ings No. F- 60 -61 -58 to consider an amendment to
Title 18 of the Anaheim Municipal Code relating to zoning and
to consider a change in the boundaries of the zone or zones
hereinafter mentioned and described, and at said hearing did
receive evidence and reports from persons interested therein
and from its staff; and
WHEREAS, within a period of forty days following said
hearing thereon, the Planning Commission did duly adopt a resolu-
tion containing a report of its findings, a summary of the evi-
dence presented at said hearing and a recommendation that the
proposed amendment be adopted by the City Council and that cer-
tain zone or zones be changed as hereinafter set forth; and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City Plan-
ning Commission, the City Council did fix the 21st day of
March 19 61 as the time, and the City Council Cham-
bers in the City Hall in the City of Anaheim as the place for a
public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code, and the exclusion of said property, here-
inafter described, from the zone in which it is now situated and
the incorporation thereof in the zone hereinafter set forth;
and did give notice thereof in the manner and form as provided
in said Title 18 of said Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports and did there-
upon consider the summary of evidence presented at said public
hearing before the Planning Commission, its report of findings,
and recommendation; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in which it is now situated,
and incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby amended, and that the following des-
cribed property, situated in the City of Anaheim, County of
Orange, State of California, to wit:

A portion of Lot 7 in Block 17 of a Subdivision
of the South half of Section 21, in Township 4
South, Range 10 West, San Bernardino Base and
Meridian, in the City of Anaheim, as shown on
a map thereof recorded in book 1, page 33, Mis-
cellaneous Maps, records of said Orange County,
described as follows:
Beginning at the Southwest corner of said Lot 7;
thence North 0° 401 20" East 669.60 feet along
the West line of said lot to the Northwest corner
thereof; thence South 89° 43' 50" East 339.00
feet along the North line of said Lot; thence
South 0 33 1 10" West 668.87 feet to the South
line of said Lot 7; thence North 89° 51' 10"
West, 340.40 feet along said South line to the
point of beginning;
EXCEPT the West 150.00 feet thereof;
ALSO EXCEPT the North 300.00 feet thereof;
be excluded from the R- O,'ONE- FAMILY SUBURBAN
ZONE, and incorporated in the following zone or zones:
C -1, NEIGHBORHOOD- COMMERCIAL ZONE,
upon the following conditions:
1. That subject property be developed in accordance
with the revised plot plan submitted to the City
Council on April 4, 1961 and on file with the
City of Anaheim; and that elevation drawings or
renderings of the proposed building be presented
by the applicant to the CityCouncil for approval.
2. That parking facilities be provided in accordance
with Code requirements for business and professional
offices, including laboratories and pharmacies,
and that the plans be modified to meet these
requirements.
3. That a 6 -foot masonry wall be constructed on
subject property, along the north, east and
west property lines.
4. That the owners of subject property deed to the
City of Anaheim a strip of land 60 feet in width,
from the center line of the street, along Katella
Avenue for street widening purposes.
5. (a) That all engineering requirements of the City
of Anaheim, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities,
or other appurtenant work be complied with as re-
quired by the City Engineer and in accordance with
standard plans and specifications on file in the
Office of the City Engineer; and (b) that a bond
in an amount and form satisfactory to the City of

Anaheim be posted with the City to guarantee
the installation of said engineering requirements
and the construction of the 6 -foot masonry wall
mentioned in Condition No. 3 hereof.
6. That the owners of subject property pay to the
City of Anaheim the sum of $2.00 per front foot
for street lighting purposes.
7. That the owners of subject property place of
record standard City of Anaheim C -1 Deed Restric-
tions, approved by the City Attorney, which
restrictions shall limit the uses of said property
to business and professional offices, including
laboratories and pharmacies.
8. That Conditions Nos. 4, 5(b), 6 and 7 above
mentioned be complied with within a period of
90 days from date hereof, or such further time
as the City Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and de-
termined to be necessary and proper.
