RESOLUTION NO. 3474
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT A
CHANGE OF ZONE IS NECESSARY IN CERTAIN AREAS
OF THE CITY AND THAT ARTICLE IX, CHAPTER 2, OF
THE ANAHEIM MUNICIPAL CODE SHOULD BE AMENDED
TO ACCOMPLISH SAID CHANGE OF ZONE
WHEREAS, the City Planning Commission of the City of Anaheim
has heretofore duly passed and adopted a resolution declaring its
intention to change the boundaries of the zone or zones hereinafter
mentioned and described and did fix a time and place for the holding
of a public hearing thereon in the manner and as prescribed in
Article IX, Chapter 2 of the Anaheim Municipal Code, and did duly
hold and conduct two public hearings to consider such proposed
ohange of zone or zones and did receive evidence and reports from
persons interested therein; and
WHEREAS, within a period of forty (40) days following the
final hearing thereon, the Planning Commission did dUly announce
by formal resolution its findings of facts and declare its ouinions
and reasons for recommending an amendment to said Article IX,
Chapter 2 of the Anaheim Municipal Code to effect the proposed
changes of the boundaries of the zone hereinafter mentioned and
described; and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix the

Counoil Chambers in he City Hall of t'Iie'"City of Anaheim as the place
for a public hearing upon said proposed change of zone and did give
notice thereof in the manner and as provided in said Article IX,
Ohapter 2 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public hearing,
the City Council did duly hold and conduct such public hearing and
did give all gersons interested therein an opportunity to be heard
and did receive evidence and reports and did thereupon consider the
recommendations of the City Planning Commission; and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone in which it
is now situated to a different zone as hereinafter set forth, is
more suitable for the zone or zones to which it is proposed to
change said property and area and that the inclusion of said prop-
erty and area in such new zone or zones will increase the value of
said property and area and will not depreciate the values of prop-
erty in adjoining zones.

NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim that all of the property and area situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
Starting at a point 185 feet Westerly from the center
line of South Placentia Avenue and 33 feet from the center
line of East Vermont Avenue and extending Westerly along
the Northerly right-of-way line of East Vermont Avenue a
distance of 560.90 feet, more or less; thence Northerly, a
distance of 222.83 feet; thence Easterly 670.80 feet, more
or less, parallel to the Northerly right-of-way line of
East Vermont Avenue; thence Southwesterly along the West-
erly right-of-way line of South Placentia Avenue, a dis-
tance of 97.51 reet, more or less; thence Westerly a
distance or 135 reet parallel to the Northerly right-of-
way line of East Vermont Avenue; thence Southwesterly, a

distance of 135 feet parallel to the Westerly right-
of-way line of South Placentia Avenue to the point
of beginning.
be changed from R-A Residentlal-A~ricultural zone to the followina
zones upon the condition hereinafter stated:
That portion of subject property fronting on East Vermont
Street for a depth of 137 feet be reclassified to R-3 Multip1e-
Family Residential zone and the balance of the property facing
Tyrol Avenue be reclassified to R-l, Single-Family Residential
except that portion for a depth ofl35 feet lying along South
Placentia Avenue, which portion shall remain R-A, Residential-
Agricultural zone.
SUBJECT to the following condition:
That appropriate R-3 Deed Restrictions be placed of record
covering the portion of subject property reclassified R-3,
MULTIPLE FAMILY RESlIENTIAL ZONE, as' required by the City
of Anaheim and approved by the City Attorney, and limiting
the buildings to be erected thereon to one story in height.
BE IT FURTHER RESOLVED that the City Attorney be, and he is
heraby authorized and directed to prepare and submit to the City
Council an amendment to Article IX, Chapter 2 of the Anaheim Muni-
cipal Code to amend said Anaheim Municipal Code to accomplish the
object herein found and determined to be necessary and proper.
THE FOREGOING RESOLUTION is signed and approved by me this
