A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GRANTING CONDITIONAL USE
PERMIT NO. 106 TO IDA M. RANNOW TO CON-
STRUCT AND OPERATE A JEWISH TEMPLE. AND
SCI TOOL ON THE PROPERTY HEREINAFTER
DESCRIBED.
WHEREAS, the City Planning Commission of the City of
Anaheim did receive an application from IDA N. RANNcf 1525
South Euclid A Anaheim, California, for a Conditional
Use Pernit to construct and operate a Jewish temple and school
on the following described property situated in the City of
Anaheim, County of Orange, State of California, to wit:
That portion of the Northeast quarter of
the Southeast quarter of Section 20, in
Township 4 South, Range 10 West, in the
Rancho Los Coyotes, City of Anaheim, as
shown on a map thereof recorded in book 51,
page 10, Miscellaneous Maps, records of
said Orange County, described as follows:
Bejin_ning at the Northwest ccrner of the
Northeast quarter of the Southeast quarter
of said section, as said corner is shown
on the map of Tract No. 2737, recorded
in book 93, pages 17 and 18, Miscellaneous
Maps, records of said Orange County, and
running thence South 89° 30' 00" East
along the North line of said Northeast
quarter, being the c=enter line of Cerritos
Avenue (40 feet in width), 339.48 feet;
thence South 0° 55' 13" West parallel with
the West line of said Northeast quarter,
662.82 feet to the North line of said
Tract No. 2737; thence North 89e 051 00"
West along said North line, and the Westerly
extension thereof, 339.47 feet to the West
line of said Northeast quarter; thence North
0° 55 13" East along said West line,
660.35 feet to the point of beginning.
AND WHEREAS, the City Planning Commission did hold
a public hearing at the City Hall in the City of Anaheim upon
said application on April 17, 1961, notices of which said pub-
lic hearing were duly given as required by law and the pro-
visions of Title 18, Chapter 18.76 of the Anaheim Municipal
Code; and
WHEREAS, said Commission, after due inspection, in-
vestigation and studies made by itself and in its behalf and
after due consideration of all evidence and reports offered
at said hearing, did adopt its Resolution No. 231 Series 1960-
61, denying Conditional Use Permit No. 106; and
WHEREAS, thereafter, within twenty (20) days from
the date of the adoption of said resolution, a written appeal
was filed with the City Council protesting the action of the

City Planning Commission in denying said Conditional Use
Permit and said appeal was set for public bearing on May 2,
1961, at the City Hall, in the City of Anaheim, and notices
of such public hearing were duly given as required by law
and the provisions of Title 18, Chapter 18.76 of the Anaheim
Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports; and
WHEREAS, the City Council finds, after careful con-
sideration of the recommendations of the City Planning Commis-
sion and all evidence and reports offered at said hearing, that:
1. The proposed use is properly one for which
a Conditional Use Permit is authorized by
the Anaheim Municipal Code.
2. The proposed use will not adversely affect
the adjoining land uses and the growth and
development of the area in which it is
proposed to be located.
3. The size and shape of the site proposed for
the use is adequate to allow the full develop-
ment of the proposed use in a manner not
detrimental to the particular area nor to
the peace, health, safety and general welfare.
The traffic generated by the proposed use
will not impose an undue burden upon the
streets and highways designed and improved
to carry the traffic in the area.
The granting of the Conditional Use Permit
under the conditions imposed will not be
detrimental to the peace, health, safety,
and general welfare of the citizens of the
City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that the action of the City Planning Com-
mission denying said Conditional Use Permit be, and the same
is, hereby disapproved, and that Conditional Use Pernit No. 106
be, and the same is, hereby granted to IDA M. RANNOW, 15,25
South Euclid Avenue, Anaheim, California, permitting the con-
struction and operation of a Jewish temple and school on the
property hereinabove described subject to the following con-
ditions:
1. That landscaping plans for the proposed landscaping
along the front property line (Cerritos Avenue),
be submitted to and approved by the Superintendent
of Parkway Maintenance of the City of Anaheim.
2. That the owner of subject property deed to the City
of Anaheim a strip of land 45 feet in width, from
the center line of the street, along Cerritos Avenue
for street widening purposes.
3. That the sum of $2.00 per front foot be paid to
the City of Anaheim for street lighting purposes.
L1... That the grading plan for the parking lot shall
provide for drainage of the property on the
East to Harle Avenue, and in all other respects
shall conform to and comply with the requirements
of the City Engineer concerning drainage for the
entire property.
5. That the existing curbs and gutters in Berrardy
Place and Harle Avenue shall be modified for
street cleaning purposes, as required by the City
Engineer, and in accordance with plans and speci-
fications on file in the Office of the City
Engineer.
b. That a solid block wall six -feet in height be con-
structed along the west property line and along
the south property line, where a solid wall or fence
has not otherwise been provided.
7. (a) That all engineering requirements of the City
of Anaheim, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities,
or other appurtenant work be complied with as
required by the City Engineer and in accordance
with standard plans and specifications on file in
the Office of the City Engineer; and (b) that
a bond in an amount and form satisfactory to the
City of Anaheim be posted with the City to guar-
antee the installation of said engineering require-
ments, the modification of the curbs and gutters
mentioned in Condition No. 5 hereof, and the
erection of the walls referred to in Condition
No. 6 hereof.
8. That said property shall be developed substantially
in accordance with the plans presented to the City
Council and on file with the City of Anaheim.
The City Council hereby reserves the right to revoke
such Conditional Use Permit for good cause or failure of said
owner, her heirs, successors or assigns to comply with the
Anaheim Municipal Code and regulations and the conditions
herein.
THE FOREGOING RESOLUTION is approved and signed by
